Family Farm Stay, in the Swan Valley Perth WA

Sola Gratia Country Stay is a modern rustic home, set in the beautiful countryside of Bullsbrook. The home is nestled on a unique block that is set low in the valley with magnificent views of the surrounding hills. It has its own beautiful waterway that is maintained by several natural runoffs, which ensure there is an abundant supply of water all year round. The dam is a beautiful centerpiece to the tranquillity of the property as well as being an attraction to a variety of birds and natural wildlife. The property is 8 acres which include the home, dam, flat lands and a steep hill to the back of the property.

The farm stay offers a great all-around Australian experience, with kangaroos roaming freely in the open fields, and a small hobby farm with ducks, sheep, a donkey and two alpaca. All farm animals are people friendly and enjoy a personal hand-feed.

The owners live on the property, some distance from the accommodation, so can be reached if guests need anything during their stay.

A tenant is new to the property, Rachael and her dog Olive. They are quiet and keep to themselves. The studio is off to the back of the large shed in the accommodation yard. This area is fenced off and is private for Rachael and guest coming to the property. Rachael can help answer questions about the property if the owners are off site.

Accommodation Options

For bookings of 1-4 people the Main House will be prepared. For bookings over 4 people, the Entire House will be prepared. Please specify with the owner your requirements prior to arrival.

The Main House is an open living design and includes;
Bedroom 1 - Queen Bed + Single Bed, (x2 adults and x1 child) + set up cot
Bedroom 2 - x2 King Single Beds & trundles [upstairs in loft], (x2-4 ppl)


The Main home has a large bathroom/toilet, dining, living room and private lounge room with large TV and DVD facilities, also a fully equipped rustic kitchen with scullery. The standard night rate is for x2 people. Additional people are charged once numbers exceed x2 people.

For bookings over 4 (or 2 couples), the Entire House will be prepared which will include the Couples Retreat. This room is separated from the Main House by a door.

The Couple Retreat is a private room
Bedroom 3 - King Bed and Futon, (x2 adults and x1 child)

Teenagers Retreat - this is a room off the garage. It has a double bed, portable heating/cooling. This room also has the washing machine for the house. (Bedding is available for guest to prepare this room as required).

Minimum 2 Night bookings.
Minimum 3-4 Night booking over School Holidays
A Cleaning Fee will be applied for all bookings $85 per stay

Relax and Enjoy a glass of wine and a wood-fired pizza whilst watching the twilight spectacle over the magnificent lake with a background of local kangaroos grazing in the paddock, OR, take the children out on the lake in the dingy and see how many fish and yabbies you can spot.

Self-guided feed ups with the animals are provided, guests can interact with the animals at their own leisure.
