📦 START-UP SUPPLIES:
To help you settle in comfortably, we provide the following essentials as a one-time starter set:
🧻 2 rolls of toilet paper per bathroom & 1 roll of paper towels.
🧼 Hand soap, dish soap, dish detergent, and a sponge.
🗑️ Trash bags for each can & a few laundry sheets.
☕ Ground coffee or coffee pods & dish towel(s).
🛀 One full set of bath towels and one beach towel per person.
(Note: We do not provide extra supplies during your stay. Items NOT provided include shampoo, body wash, conditioner, tissues, spices, oils, sugar/cream, or foil.)
🚗 PARKING & ACCESS:
One (1) car per reservation may park in the Garage (or in yellow-lined spots across from the gift shop if the Garage is full) using the pass found in the unit.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Use Elevator #3 (by the roundabout) to reach the 7th floor.

Convenience: CVS is located only 1 block away for any forgotten items.

⚠️ IMPORTANT POLICIES:
🔞 Age: Primary guest must be 25+.
🕒 Check-in/Check-out: Self check-in is 4PM or later.
🌡️ Water Park: Closes if temperatures are under 60°F.
🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨
📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign. Your check-in instructions will auto-send at 3PM on your arrival day, provided the agreement is signed.
🕒 EARLY CHECK-IN POLICY:
Because we have a high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.
🚨 STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues.
Hurricane Season (June 1 – Nov 30): There are no exceptions for the threat of a Hurricane or hurricane aftermath. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) insurance. Date changes, if allowed, are subject to a $50 fee plus rate differences.
