VILLA: This architectural beauty will wow you with its floor-to-ceiling windows, offering sun-kissed ocean views. The villa is ideal for families & larger groups as each bedroom enjoys a spacious en-suite bathroom, offering privacy & space. We're one of the few villas with a highly trained Chef who'll tantalize you with her elegant cuisine! Our Chef specializes in Mexican dining yet can also prepare other types of cuisines based on your tastes, preferences (incl. religious), allergies etc. We also offer a dynamic villa manager & housekeeper. (Staff are discreet & will only be there for their allocated services.)

CHEF SERVICES & MEAL PLAN: Chef Hours: 9AM to 3PM
*Breakfast & lunch is prepared 6 days per week for a 7-night booking with 1 day off. If your stay is less than 7 nights, Chef will prepare breakfast & lunch daily. (On check-out day, only breakfast is served.)
*Groceries are extra + a 20% shopping fee is applicable all paid in cash USD.
*A menu will be sent to you for group meal planning so please have a consensus of a group plan as Chef cannot prepare a different meal per person.
*Dinner is not included but can be arranged if Chef is available. (Service ends at 8:30PM) Dinner rates: Adults 12 & up: $40. Kids 5-11: $20. Kids under 5 are free. Specialty Menu: $50 per person. I.E. Surf & turf, lamb, Mexican specialities, etc.

COMPLIMENTARY DINNER! (Please time your flight to arrive for check in at 3PM allowing 1 hour drive to the villa, so you can enjoy our dinner of appetizer, margaritas (mocktails) & dinner. This dinner cannot be moved to a different time or day due to Chef's contract. Our gift to you! Gratuity is at your discretion.

OUTDOOR AMENITIES: The spacious terrace, & freshwater pool will be where you spend most of your time, enjoying cocktails & meals, & floating the day away. (Note: the Jacuzzi will heat up to very warm, but due to being on the ocean with the breeze/wind, it won't be hot. This is not a defect of our Jacuzzi.)
*Automated awning for shade over the dining area, a dining set, loungers, umbrellas, BBQ, outdoor shower & speakers, nighttime pool lighting.

4 MASTER BEDROOMS: Enjoy king-beds & en-suite bathroom with rain shower, TV, A/C, ceiling fan, safe & luxury toiletries. 3 bedrooms open to the pool & enjoy ocean views. New renovated 4th master bedroom has no ocean view but is very tranquil. This king bed can be made into 2 twin beds if needed. 2 futons are in 2 of the other rooms

VILLA SERVICES
*Our manager can arrange activities & tours, water activities/sports, massage etc. All costs are paid by the guests & are not included in the rental of the villa
*We offer one-time roundtrip complimentary airport transfer from Cancun Airport. If guests arrive at different times, an extra transfer rate will apply.
*Housekeeping provided 6 days per week for approx. 6 hours daily. (Excluding Sunday & MXN holidays)
*Pool cleaning (weekly) & landscaping
*Our fab rental agents & Super Hosts Sally & Tonya of Playa Beach Getaways will provide you with all pertinent info for a memorable stay!

We're perfectly located & close to golf, scuba diving & snorkeling, golf, parasail, windsurf, jet ski etc. ports, water activities etc. You can enjoy shopping, spa treatments, & dining, deep sea fishing, & ancient Mayan Ruins. Don't miss a day at the eco-parks (Xcaret, Xel-Ha, Xplor). Or hop on the ferry to Cozumel Island for the day!

THINGS WE CANNOT CONTROL | FYI
*Beach conditions are subject to natural changes caused by seasonal tides, wind & erosion which may affect the size, accessibility & appearance of the beach which is out of our control. Erosion may occur in the cooler winter months & as fast as it erodes, the sand can wash back in. The pictures of are our listing are accurate when the beach is at its optimal health, which is most of the year.
*During the warmer spring & summer months (or earlier), the ocean may receive sargassum, (a form of seaweed which is a phenomenon). We cannot predict if or when it will come or how much & if it will affect swimming & the beaches. Conditions can also change daily. We recommend guests educate themselves about this issue so there are no surprises
*Travel & Medical Insurance: Please protect your health & vacation. HURRICANE SEASON: from June 1-Nov. 30. The onus is on the guest to protect their investment & we cannot credit or refund you if you are outside your cancellation window
*We cannot refund or credit guests due to any of the above as we're very transparent so there's no surprises
*Maximum Guests:8 adults & 2 children 11 & under
*No parties, outside visitors or vendors are allowed on the property
*Rental Age: 25 years of age.
*Currently the owners are only renting the villa 9 months ahead. We can contact you when it's time to book if you make a request.
