Enjoy all that the Berkshires has to offer from our charming and contemporary 1700-square-foot cottage. Tucked away in the trees near Otis Reservoir, our home is ideal for families or friends seeking peace, quiet, and unforgettable memories. This isn’t your grandma’s cottage; we have all the 21st-century comforts and conveniences that you crave, from a smart TV to new kitchen appliances.
--BEDROOMS-- Our home can comfortably sleep up to 10 guests in four separate sleeping spaces. We provide linens and plenty of extra pillows and blankets so you can ensure a good night’s sleep.
• Bedroom 1: 1 queen bed, wardrobe, drawers, ceiling fan • Bedroom 2: 1 queen bed, wardrobe, drawers, ceiling fan • Loft: 4 twin beds (convertible to 2 king beds), desk, sitting area, vaulted ceiling, adjacent bathroom • Living room: 1 queen-size sofa bed
The two bedrooms are completely private with doors that can close, and the loft space is set above the main living room and accessible via one flight of stairs.
--BATHROOMS-- Our place has two modern bathrooms, both of which feature brand-new fixtures.

For your convenience, we provide all the towels you’ll need, plus toiletries, a hair dryer, and an iron so you can pack light.
Want to get a head start on your post-trip laundry? There’s a laundry room with a washer and dryer next to the living room.
--KITCHEN & DINING-- One of the best parts of a Berkshires getaway is sharing a meal with friends or family, and our contemporary kitchen has everything you’ll need to whip up a gourmet feast.
The sleek stainless steel appliances include a gas stove with a hood, oven, full-size fridge and freezer with a water and ice dispenser, microwave, and dishwasher.
Because we want your mornings to be as enjoyable as possible, we provide a coffee maker and a toaster, plus a blender in case you’re in the mood for a smoothie. We’ve also stocked the cool blue cabinets with cookware, dishes, and glassware.
When it’s time to eat, everybody can pull up a seat at the dining table, which can seat 6 to 8. If the weather’s nice, we also recommend eating outside on the back deck, where you can listen to birds chirping over breakfast.
--LIVING SPACES-- Although outdoor activities like skiing and snowshoeing might bring you to the Berkshires, the cozy times with loved ones by the fireplace will make you want to come back year after year.
In our living room, you can enjoy gorgeous natural light during the day and a relaxing atmosphere in the evening. Kick back and relax on the couch, stream your favorite shows on the smart TV, or just chat with your travel companions over a glass of wine. The gas fireplace is controlled with a switch, so you can be cozy-warm in no time!
In addition to the main living room, there’s a small sitting area in the upstairs loft.
--OUTSIDE-- One of our favorite parts of our cottage isn’t even inside, but outside. Set right off the kitchen and living room is an expansive back deck with a barbecue grill, an outdoor dining table, and adirondack chairs with a gorgeous view of the trees. In the winter, once the trees have lost their leaves, you can also admire lake views from the desk.
Beneath the desk is our spacious, grassy backyard that contains ample space for the kids to run around and play. In the evening, you’ll love winding down by the fire pit, which is perfect for roasting s’mores. Stay out after the sun sets for spectacular views of the starry sky.
--ESSENTIALS-- The entire home is equipped with heat and WiFi, so you’ll always be comfortable and connected. Please note there is AC in the main living space and nearly every room (including both bedrooms) has a ceiling fan, which keeps the house cool during the summer.
We’ve taken care to furnish our cottage with luxurious vinyl floors, stylish barn doors, and thoughtful decor, so we thank you in advance for treating it with respect.
Traveling with little ones? We can provide a portable crib, inflatable toddler bed, baby seat with tray, and a changing pad upon request.
Parking is available in the driveway, which can accommodate a couple of cars.

Clean, comfortable and had plenty of amenities to make it a great place to stay. Unfortunately, the weather didn't cooperate so unable to take advantage of the lake.
The house matched the pictures perfectly. It was very nice and open, and clean. We appreciated the small things the owner did, like have sheets/towels available and even shampoo, etc. We would stay here again!
This was our second time staying and it was even better the second time around! Annette is an excellent host and thinks of every detail. We look forward to coming back again soon!

This home has a comfy, warm vibe. The views are beautiful and property well mannicured. The location is perfect in order to take advantage of all the Berkshires have to offer. The owner is as accomodating as possible and so welcoming.

Our family had a great stay at this home! Very quiet, close to water access and new / modern details. Kitchen was fully stocked and beds were very comfortable. Our kiddos loved having the loft to explore and have their own space. Highly recommended the property. The owners are very responsive.
We had a great time in this open plan house, which was very well equipped with everything you need (especially great coffee - a must). You can drive to Great Barrington and Lenox from this house - and you must go to the town beach for a swim in the beautiful lake. Annette was a great host and was quick to answer any questions. Wonderful.
Beautiful and comfortable home to stay in and that was great bc we had rain every day. Plenty of room inside and out for kids and adults to play in. Kitchen had everything we needed to cook meals. Big deck and yard. Pics were accurate but house is nicer in person.
This place is for you. Brand new, beautifully decorated and perfectly outfitted for an enjoyable stay. Annette was so communicative which is not the norm. Beautiful location with a lovely view of the reservoir. I highly recommend.
My wife and year and a half son spent Easter weekend celebrating our birthdays. We've already stayed here on multiple occasions and each time is better than the last. Annette is so accommodating and such a pleasure to deal with. She had a crib set up and high chair which is so helpful not having to bring. We can't wait to go back again in November and years to come.
I came up here to visit some friends in the area. I couldn’t of picked a better place. Just so clean and bright and open. It was just me but there’s plenty a room for a reunion or a large family. I met the owner Annette and her husband Matt they were so gracious and eager to help for anything you needed. I’ve already booked a return trip.

We had such a relaxing long weekend! The house is so beautifully decorated and extremely clean. We enjoyed cooking and grilling. The house is stocked with everything you could possibly need if you forgot to bring something with you. Unfortunately the weather did not cooperate during our stay so we didn’t get the chance to enjoy sitting out on the deck, but instead we had a blast sitting around the kitchen table playing card games and board games and watching movies. The hosts are so thoughtful! We hope to stay here again sometime soon!
This is our second stay at what my kids call the "snow house" and we can't wait to go back. We traveled with another family of four to introduce our kids to skiing at Butternut and made so many memories in the process. The perfect house for traveling with kids. Each couple had the privacy of their own rooms and the kiddos had the run of the loft. We cooked a huge family meal and then sat around the fire relaxing before we did it all again the next day. Super clean, beautifully decorated, comfortable, and welcoming. See you in a few weeks!
The house was clean and organized in a beautiful, quiet location. The beds were comfortable and the kitchen was user friendly with every tool you need to make a good breakfast. I would recommend this place to a friend, with the caveat that it seems like the owners live next door. There were two instances where it seemed like the owners had been at the house when we were out, which made us a little uncomfortable. Otherwise, the trip was great.

Maggie, I am so sorry you experienced that. We were actually out of town during your stay. We do live nearby, but not next door, and our neighbor was asked to take care of the trash and recycling outside while we were away because we do not have trash pick up so it has to be brought to a transfer station on certain days of the week. It may have been him taking care of that.
I can imagine how unsettling that must’ve felt, and I’m truly sorry!
Words cannot describe how wonderful of an experience it was to stay on this property. It was immaculately clean. It was stunningly gorgeous. It was insanely comfortable. There were so many little extras and details. We had a running joke in our group whenever we would discover a vase of freshly cut flowers, or a drawer with an amenity we were not expecting to shout, "Annette, you spoiled us again!!" I cannot recommend this property enough. Book it immediately.

Lake house with no lake access.
We rented this house thinking we would have the ability to use the lake. The house is very nice, however other than a 10 foot area in between docks and boats, there is no access to swim and enjoy the lake. Before renting it we asked the owner if there was lake access and the response was that there is access within a 10 minute walk. Overall, you have no interest in using the lake this is a nice place.

I’m sorry you were disappointed with the lake access and felt the need to leave before even spending a night. My response to your inquiry was that “there is a small swimming area that we have rights to about a 10 minute walk down the road”, and there is. I also let you know that there was a town beach that I left a pass for, that would be a 5-10 minute drive. We have had many people stay here and enjoy both spots, but I realize that is subjective.
The cottage is clearly not directly on the water, as the listing and price reflects, and my intention is not to misrepresent it, so I apologize if you feel I did.
The home was beautiful. Everything you’d need was in the home. It was a great location. And the host was very responsive and helpful. We had a great time!
