This beautiful 2 bedrooms 2 bathrooms fully air conditioned spacious apartment is situated directly on the fabulous Promenade Des Anglais just 1 minute walk from the famous Negresco Hotel, a more perfect location is not possible. Ten minutes walk to the city centre with its fantastic shopping district. Fifteen minutes walk along the fabulous promenade to the Old town with its bustling flower and fish markets every morning. Great supermarkets, butchers, boulangeries, coffee shops, restaurants, newsagents, hairdressers all within 5-10 minutes walk from the apartment but most of all tranquility at night, no noisy nightlife. It is a very bright and airy comfortable apartment flooded with sunlight all day, a pleasure to relax in both day and night to watch the world go by and absorb the stunning sea views. The contemporary decor complimenting the classic interior architecture.
Great living room with large floor to ceiling windows with spectacular views looking out to sea. The apartment has cable TV, full English channels, internet, DVD and stereo.

There are two large bright and tranquil bedrooms, one with a brand new ensuite, the master bedroom has a king size bed and the second bedroom a double bed both have plenty of storage space. The apartment has double glazed windows and electric shutters to ensure a peaceful nights sleep.

The main bathroom is completely fully refurbished recently, boasting a large walk in shower.

The kitchen is fully equipped, just like home from home, dishwasher, microwave, washing machine, coffee machine etc.

The location, comfort and quality of this apartment makes it a rarity. Just 200m from the NEGRESCO hotel - ideally situated on the Promenade Des Anglais. A few minutes away from the vibrant pedestrian district and several minutes walk to 'Vieux Nice' with its famous market, narrow streets filled with restaurants, bars and great little boutiques.
The airport is only 10 minutes away, the coach stop to and from the airport is directly outside apartment. The new tram station is 5 mins walk from the apartment situated on the street behind the apartment, the tram will take you to and from the airport, Place Massena, Jean Medecin shopping district, the Old Town and the Port.

Second trip to Nice

My husband and I just made our second trip to NICE and returned to Elise’ beachfront apartment. We love the location and view. All communication with the property manager was excellent. We are likely to come back again. All was wonderful!!!

Excellent location

The apartment is in a great location with beautiful views of the Mediterranean Sea and the boulevard. The kitchen is well equipped. The beds are comfortable. The apartment looked a little tired but understandable due to the age of the building. Some repairs are needed (a window latch was broken) but for the value the apartment was superb. We wwould definitely consider staying again when returning to beautiful Nice.

Comfortable apartment surf side in Nice

A perfect location to base a stay in Nice! The apartment’s windows open to a nice ocean breeze and the cafè directly below is a great place for an afternoon drink or breakfast. We went to the market and cooked Provençal dinners with the well equipped kitchen. Very comfortable for two couples or a small family.

Great apartment in perfect location!

Perfect location

My third stay at this apartment and the view out of the front windows will keep me coming back. Plenty of room in this apartment for up to 4 people and all of the comforts of home. Very secure building and walking distance to all of the beauty of Nice.

Charming seafront apartment

This lovely apartment, across from the promenade, was just as described. Easy access and conveniently located to restaurants and shops. The property had everything we needed for our stay in Nice. The beds were very comfortable too. Close to the Nice airport and a 15 minute walk to the train station. Highly recommend.

Great location with the conveniences you need!

We enjoyed our stay in this apartment. It is such a wonderful location. We walked to old town and enjoyed the shopping and restaurants. We got to wash our clothes which was much needed. Frances was very helpful and kind upon check in and check out. We took the bus from the port to Monaco for an evening and enjoyed a wild bus ride home.

Incredible view

We never got tired of looking out the sitting room windows at the water just across the Promenade. It's a high traffic area and a little noisy, but worth it for being able to sit with the windows open and just look out, or go out on the Promenade for a walk in two minutes or less. Beds were comfy, baths were spacious and new, and the kitchen had just enough of everything we needed other than a way to make filtered coffee (but we bought an inexpensive coffeemaker that is now there for future renters).

Just about like home

Overall, we truly enjoyed our stay in this apartment. The view is unbelievable. It is conveniently located to all the primary tourist sites. Being on the bus line allow one to jump on quickly and access other buses to great locations. Our only issue was that Nice was cleaning the sewers and unfortunately for us they did our side street one night. The apartment had a nice assortment of information about Nice and the surrounding areas. It also had everything you needed to cook if you wanted to.

Stay with a fantastic view of Beach

We went on a 5 day trip to Nice. We were a family of 4 & the apartment had plenty of room. Living room is exactly what you see in the picture going into a spacious kitchen having fridge, freezer & utensils to cook. I wish the stove was easy to light up. Frances the manager is a very knowledgeable person & she will be waiting for you to explain & guide you with sight seeing. Close to apartment you have good restaurant to eat. Yes, there are private & public beaches which are pebble beaches. Overall a good place for families who would like to cook little bit & go to beach.

Great Location

Perfect place to stay, great location. It is a very clean and a beautifully decorated and comfortable apartment. With views overlooking the promenade and the water, it is great for boat and people watching. Right across the street from the beach was so convenient. There is a restaurant below and in the evenings we would open the windows, drink wine and listen to the live music (on Fri and Sat evenings). It is noisy with the windows open but no issues with them closed. Walking distance to Old Nice. There is a grocery store around the corner and a bakery, pharmacy and many other stores a very short walk away too. So many restaurants nearby. Communication with owner and manager were quick and easy. Very happy with the rental and would stay here again!

Great location and view

Beautiful condo in an older building right across from the public beach. Condo was just like the pictures and a short walk to old nice and rue de France. We noticed a strong sewer smell on arrival which the property manager said she was aware of and blamed on the building. The owner was very responsive and helpful and did not appear to be aware. We wish the manager acknowledged and shared this in advance as we would have sought other accommodation but hopefully will be resolved soon. No consideration was offered and we were told to open the windows as a solution.

Spacious and sunny with large windows that face the Mediterranean.

One floor up overlooking the Promenade. Clean, secure & very well appointed large apt. Very swimmable, lovely clear azure water, typical European beach (rocky) across the street You can walk down the promenade and find some sandier beach areas as well. Owner provided beach towels and matts. Suited us very well, friendly manager and easy to work with owner. 20 min walk to Old Town, 30 min walk to Port along the pedestrian friendly promenade. Not for sensitive sleepers as it is directly above a restaurant and on the Promenade, very busy 6 lane road - bring ear plugs. You can sip wine while overlooking the Mediterranean with large windows open or closed. Some plumbing issues just outside our unit door which really stunk up the stairway. They should have sealed the hole in the wall with tape & plastic which may have mitigated the smell?? No serious complaints, really enjoyed our stay here.

Unbelievable views

The apartment overlooks the promenade but I don't think the photos on the listing do it justice. The views are absolutely amazing. It's like a front row seat to Nice's bustling activity. Directly in front of a crosswalk, our kids were able to take themselves down to the beach to swim whenever they felt like it. The property greeter is a little over-committed but she was very helpful getting us installed and answering any questions we had during our stay. She also does not have access to the conversation thread we had with the owner and so in our forgetfulness during our packed travel schedule, we failed to communicate our change of plans to the property manager. It is important to remember that there will be two lines of communication: one with the owner, and the other with the greeter. The apartment itself is well appointed and very modern/updated. It was very helpful to have a washing machine on site! We would happily stay here again if the opportunity arises. It was definitely a highlight of our trip.

Noisy

I hate to leave a negative review, but I feel prospective guests should know what to expect. The apartment itself matches the pictures—it´s comfortable, clean and nicely decorated, and the view is lovely. But unlike the description it is not quiet. The windows and shutters may cut the level by a decibel or two but cannot block the constant roar of traffic, not to mention weekend partiers and garbage trucks in the middle of the night. If we had been able to find another place on such short notice we would have left the next day. As it was we left two days early. We were also less than impressed by Olga, who was not friendly or helpful. We had some trouble with getting Uber on our cell phones when we arrived at the airport. When we called to let her know she insisted on our taking a (very expensive) taxi in order to meet her at the agreed time, which we did. Then she was 15 minutes late and was obviously in a rush to leave, barely taking time to show us the apartment and not interested in answering any questions. All in all a disappointing experience, though we did like the restaurant downstairs —friendly staff and good food at reasonable prices. If you are used to city traffic and noise and want to be close to the action you will probably be fine, but it didn’t work for us.

Air conditioning was wonderful. There was one in the kitchen and one in each bedroom. It was within 2 blocks of grocery store and patisserie. Plenty of restaurants nearby. View was amazing. There were roll-down shutters that helped block out light and sound at night. Great location on the promenade. Highly recommend this place!

What an amazing experience! The location could not be more prime. An ideal home base for beachfaring or exploring the wonderful city of Nice. Property manager Olga was very helpful and accommodating. Cannot recommend this property more, don’t miss out!
