The apartment is on the first floor of the distinctive Vague Bleue building half way along the Promenade des Anglais with its own balcony offering you a panoramic view of the Baie des Anges with its spectacular sunrises and sunsets.

A second balcony at the rear offers a view of the Palais Doria, a fine example of Belle Époque architecture whilst to the right can be found one of Nice's most famous buildings, the Villa Collin de Huovila, a fine example of Art Nouveau built in 1907.
With easy access from Nice Côte D'Azur airport by tram, getting out at Hopital Lenval or Magnan, you can be in the Place Masséna and Jean Médecin centre or Place Garibaldi and the Port in no time with easy connection to the Old Town. Alternatively you can enjoy a 20 to 25-minute stroll along the Promenade taking in the invigorating sea air to any of the above destinations.
Recently redecorated , the apartment is fully air conditioned with double glazing and electric shutters ensuring a peaceful night's sleep. There are two large bedrooms and two bathrooms, one of which is ensuite. The main bedroom has a king size double bed and the second bedroom has twin beds. Each room has a large double wardrobe with drawers and a large built-in cupboard with shelves.
Both bathrooms are tiled in Italian travertine with a walk-in Hansgrohe shower, heated towel rail, back-lit wall mirror, magnifying shaving mirror, hair-dryer, basin and toilet. The second bathroom additionally has a bath with a hand shower.
The kitchen is fully equipped with a dish-washer, washing machine, oven, hob and microwave. The apartment has fast fibre Wi-Fi to all rooms, a Sony HD television with Blu Ray player, a Sonos digital wi-fi sound system and a wide choice of satellite TV, including Netflix and Apple TV as well as French, German, Italian and British channels.
Guests have special access via a private corridor through the Palais Doria to the Avenue Californie, where there are a number of excellent restaurants and patisseries, food shops, and other local amenities. This is also a short-cut to the tram station and multi-storey car park next to the Lenval Hospital.
Across the road from the apartment is the Cocoon Beach Club and Restaurant offering a private beach with its own pool, nonstop kitchen with Mediterranean style food, lounge area on the beach with deckchairs, beds and umbrellas for hire and showers. There is also music entertainment and dancing in the evenings.
The apartment is extremely well situated for exploration of the Cote D'Azur. Whilst the airport is only a short tram ride away, the no.12 bus from Magnan will take you to the Nice Ville railway station with access to all the towns along the coast. Other buses stopping on the Promenade will take you direct to Cannes, Antibes, Cap Ferrat or Monaco or up to St Paul, Vence or Grasse in the hills.
There is no need for a car, but should you prefer, you can hire an electric bike or car from the many self-serve hire points around the city and Uber taxis are plentiful, making it one of the easiest and cheapest cities to move around in. For those arriving by car, parking can be found in the large multi-storey Indigo garage next to the Lenval Hospital, a two minute walk away in Avenue Californie.
Nothing symbolises Nice more than the Promenade des Anglais. This 3km-line of south-facing apartments runs along the wide public beach from the Radisson Blu hotel all the way to the Negresco hotel. Just north of here is the Carré d’Or, the city’s ritziest residential zone, and Place Masséna, the geographical heart of the city.
A stone’s throw away are two of Nice’s most interesting art museums, the Musée Des Beaux Art, with its large collection of Dufy and Bonnard paintings and the Musée de L’art Naif with its unique collection of works by painters such as Rousseau and Grandma Moses.
Whilst Cannes may steal the limelight with its glitz, few places can compare with Nice for atmosphere. The Old Town is endlessly fascinating with its warren of small streets, some taking you back a hundred years whilst others offer a spoilt-for-choice array of gourmet restaurants and specialist food shops. The streets of Nice are in themselves a museum or gallery, and on display is some of the best French architecture of the last three centuries.

Why they chose this property
Nice has a microclimate with more sunshine during the winter months than any other place I know close to the UK. It is also very easy to get to, especially with the proximity of Nice airport to the centre of the city. There are many excellent restaurants to choose from, great shopping and a wide array of amenities and magical places to visit.
The Promenade Des Anglais is unique and legendary. it's the centre of Nice life. To Nice residents it is is 'La Prom' stretching for almost 7 kilometres and lit up at night it is known as 'the Queen's necklace' glittering and sparkling all along the coastline.

What makes this property unique
I love looking at the sea from my apartment. Most days it is a deep iridescent blue fringed with white surf, other days if the wind is up or after a storm, it is a swirling dark grey watery mass looking angry. it is always changing, always alive and fascinating . In early morning a fishing boat can often be seen checking its nets after a night's fishing before taking its catch to the market in the Cours Saleya. In the distance you can sometimes see a large cruise ship making its way to the deep harbour in Villefranche, or the ferry on its way to Corsica.
There is always an endless parade of joggers of all ages, some quick, some slow, dressed in an array of multi-coloured clothing, rollerbladers, cyclists or just 'promenaders' taking a daily constitutional. There is no need to go to the cinema or watch the TV when the continuous parade outside the window provides such never-ending free entertainment.
The fundamental reasons why Nice and its surrounding area attracted so many artists throughout the centuries, the light, the colours, the air, still remain to be discovered and appreciated by all.
