Property has an in ground pool, outdoor showers , outdoor furniture, tables and loungers. Court have designated BBQ areas that have gas grills for family cooking and and outdoor dining.

Single Family non smoking, This home has 2 floors of living space, living room with sofa with large smart TVs, 1 full kitchen small appliances, full size refrigerator, dishwasher & microwave. All cookware & dinnerware provided. Private full bathrooms in each bedroom. Two of the bedrooms have a queen size bed; third has a Full/Double and the fourth bedroom has a Full/Double, All bedrooms and living room have a smart TV and closet system for organization. Living room has a Queen Sleeper . This property has a coin operate laundry just steps from the Suite. Standard WIFI Internet provided through out the property by Optimum with in Home Router . * This is a two story home. Primary Suite on first floor
* For the months of July & August, all daily and weekend rentals (4 days or less) are part of our Magical Collection Rentals and include free linen & towel drop off and one adult weekly beach tag per bedroom. Free beach access for guests under 12 years of age.
* Although Linens ,Towels & Beach Tags are not included in our discounted Weekly Rentals we now offer Bed, Bath & Beach Bundles that includes use of 4 free adult beach tags ($420 value) for just $ 250.00 additional. This includes everything you need at our discounted weekly rate.
* One pet under 30 lbs permitted with $ 150 Pet Disinfection Fee . Weight and Breed must be approved in advance.
* Off season short term rentals limited to Guests with temporary employment contracts or for home improvements and can show proof of ownership. Pets approved based upon breed & week subject at a $ 150.00 per month Pet Fee
* Parking limited to two cars but additional free street parking is available in area (two blocks)

Lazy River Rentals offers short term & Winter rentals between: September - April only for guests needing temporary housing for employment contracts or home improvements repairs. Guests must provide a copy of employment contract or verification of home ownership. Zoning for our properties prohibits rentals for temporary change of residency using home as a primary residence.

Disclosure; Sept 1 - May 15. - Off Season Short Term Rentals do not allow pets and occupancy is limited to no more than 1 guest per bedroom. 2 BR suites have a maximum occupancy 4 guests from 3 BR permits 6 guests, 4 BR permits up to 8 guests. Non Employment Guests would require employment verification and credit check.

Mature Young Adults - Lazy River Rentals will accept a limited number of young adult rentals starting April 15 though June 30 . Rentals are limited to no more than 2 per bedroom. No outside Guests or Visitors.
$ 200.00 additional registration fee added to reservation and $ 59.00 Damage Protection Fee.. No Group Prom Rentals Please

         OCCUPANCY & AGE RESTRICTIONS
As per Seaside Heights Ordinance #179 & 55-3. Between April 15 and June 30, occupancy limited to no more than two adults per bedroom plus two children 12 or younger. Minimum age for rentals must be 21 years or older and must be residing in the rental during the rental period. Reserving Guest will agree to provide names, addresses and ages of all guests staying in property. Reserving Guest and Guests under 21 must agree to have a Guardian Consent and a Parent execute a Parent Consent Form issued by the Borough of Seaside Heights. No Exceptions. Reservations during this time period can not have outside guests. Any group rental seeking to check in in which all guests are under 21 years of age or bring attempt  additional guests will be denied access and forfeit any monies paid.
