The Big Blue House just isn't a place to stay... it's an experience. Perfectly located just minutes from Historic Leiper's Fork Village and short ten mile drive to picturesque Franklin, Tennessee this stylish and sophisticated Farmhouse is surrounded by acres of rolling Tennessee hills. Sitting on five beautiful acres this stunning property offers privacy, serenity, and luxury. The house can include five bedrooms; four with en-suite bathrooms, plus an optional bunk room that has four additional beds for larger parties (at an additional cost).

Enjoy blissful tranquility among nature seconds after stepping outside your front door. Wake up with a cup of coffee or tea on any one of the three porches. Wander the sweeping grounds of this property and you’ll also find a breathtaking stocked pond bordered by one hundred year old majestic pine trees. Enjoy s'mores over the crackling fire in the outdoor fire pit after a family meal seated around the long farm table on the back deck. Trust us, you are not going to want to leave!

Elegant at every turn, your gorgeous rental features all new furnishings mixed with hand picked antiques, five separate living areas, a gourmet kitchen, two patios and a huge front porch to enjoy the changing leaves in fall, or gather and relax on warm summer days.

INSIDE THE HOUSE

This sprawling, light-filled property has five separate living areas. "The Great Room" features a 55” Smart TV with two sofas- one a 10' down filled Cloud of comfy, and another 6' one to match. Weather it 's movie night or football day, there is room for everyone.

A second living area “The Music Room” has soft leather seating, a piano and guitars for the musicians in your group, while “The Morning Room” offers another separate living area to read, relax, and mingle. Guests can also socialize in “The Sunroom” overlooking the pond, or head to a fifth living area “The Upstairs Family Room” with another 55” TV.

Get inventive with new recipes in a gourmet kitchen, boasting gleaming granite and marble counter tops, a double oven, warming drawer, and gas cooktop. Keep the chef company at a kitchen island that seats 3, then bring steaming bowls and dishes to a nearby 11 foot farmhouse table with dining space for 12.

This majestic home has four separate bedrooms + a bunk room. The master comes with a king-size Farmhouse bed, a candlelit fireplace and sitting area. An en-suite bathroom has ample counter space, separate shower, and a claw tub.

A second bedroom has two queen-size beds, while the third and fourth bedrooms each have one queen-size bed. All of these rooms also have their own en-suite bathroom. Finally, an OPTIONAL spacious fifth bedroom/bunk room comes with 3 twins and 1 full-size bed that can be booked at an extra charge for larger groups.

Outside the house, hear nothing but the rustle of leaves and birdsong as you walk among its rambling grounds. Enjoy your morning coffee or your favorite drink relaxing in a rocker on the front porch, or take in the sun and country view on one of the two patios, one of which has a 12-foot farmhouse table that seats 14 – a truly scenic spot for alfresco dining.

OUR LOCATION

This nature-surrounded home offers tucked-away seclusion, but you’re just a short drive to local highlights. Hop in the car and head 5 minutes to Leiper’s Fork Village featuring local art galleries, antique-filled shops, open mic nights and year-round events.

You’re also just 15 minutes from Main Street in downtown Franklin, home to a stack of fabulous restaurants. Head to 55 South for creative Southern comfort food and weekend brunches, or hit Mellow Mushroom and order stone-baked pizzas and craft beers.

Further afield, it’s a 35-40-minute drive to the buzzing bars, restaurants and honky tonks of downtown Nashville.

Wonderful house for our family reunion and being together for daughter's wedding at Graystone Quarry. This property is a dream!

I rented this property for my parents and their friends to stay at while at a wedding in Franklin. They called me as soon as they arrive to tell me how incredible the house was! I think my dad‘s exact words were “it has 5 living rooms and it looks like it’s out of a magazine!”. I’m not sure how true the first statement is, but clearly the home made an impression on him and all of the guests. They keep telling me what a wonderful stay it was. Beautiful home, perfect location, every detail thought of. So glad we found this place and can’t wait to come back soon!

Out of this world!

The Big Blue House is even more lovely in person and we highly recommend it to anyone staying in the Franklin or Nashville area. A peaceful and serene retreat and decorated beautifully! Eight of us met from all over the country for our annual Friend-cation and were thrilled by the thoughtful amenities and little extras that made our travels easy (plush towels, bedding, paper goods, toiletries, etc.) We loved the main deck for relaxing and hanging out with friends plus sitting around the firepit and pond. We would love to return someday and highly recommend!

Amazing property

The big blue house was everything we hoped for and more! It's a huge space with lots of room to spread out. I was there with 11 other women and we all had a bed to sleep on and had plenty of showers and toilets for everyone. Something we didn't realize going in was that it would be difficult to get rideshares/ubers since it's a pretty remote location, so I'd suggest having a rental car as back up! The host communicated with us throughout our stay when we had questions and check in/out was very easy. Leipers Fork historical district and Franklin's downtown are only 3-4 miles away and have many fun restaurants and shops.

SPECTACULAR! FAR exceeded our expectations!

We are a large family of grandparents to infants. We live in 4 different states and always look forward when we can all be under the same roof. I fell in love with this property looking on line. And then when our Whole family walked into this space of sweet grace, our family "came home". We laughed, sang, ate, cried, talked, fished, hiked and made s'mores. The best of the best! Thank you!!!!

Absolutely Wonderful

The entire experience, from start to finish and every detail in between, was simply magnificent. We were swept away - by the grounds, by the entire property, and by the feeling that this idyllic world was ours, all ours. The house and property are elegant, gorgeous, and breathtaking; but but they are also warm, comfortable, and as relaxing as can be. All involved made the experience extremely easy - from dealing with any questions or requests to a shockingly easy and guest-friendly check-out procedure. We recommend this experience to anyone. Brilliant Location, Layout and Top Scale!

Pictures never do a property justice and this home was no exception. It was so wonderfully decorated with high end furnishings, sheets, bedding, towels, etc. You can tell this home is loved and well cared for. Jamie was a delightful host and was always so quick to help and answer questions. I had a wonderful group come and stay to create art and connect, some strangers, some friends but we all left feeling spoiled and cared for. I highly recommend this property and will be back! The only, if I had to say anything I'd like better, is if there was a downstairs bedroom option for those that cannot climb stairs but with historial builds like this, I'm sure it couldn't be helped. Tons of space available to spread out and get quiet time from a group but intimate rooms where all can come together and create memories. Completely happy with this place!

2nd stay at the Big Blue House

This is one of my favorite houses I rent for hosting my creative retreats. The setting is just perfect with views out of every window (and there are many!) and so many bedrooms and bathrooms it can accomodate a large group and the 4 different living rooms works perfect for larger groups too. One of my favorite rooms is the enclosed back porch that faces the pond...such a beautiful scene and at night there are trees that are lit and it looks so pretty! The kitchen is very well stocked and the plates she uses are just beautiful...my favorite pattern. The setting is very special sitting way up high on a hill overlooking rolling hills and fencing for horses. Located half way between Franklin and Leipers Fork makes it the perfect spot for shopping and fabulous restaurants! I will be back again....I look forward to my stay every time I book!!!

Incredible Property and Experience

My family rented this property to celebrate my mother’s 60th birthday, and every single one of us were blown away by its grandeur, beauty, comfort, and surroundings. The house is wonderfully decorated and well appointed. The pictures are great, but don’t do the house justice (which is a good thing)! It’s something you just have to see for yourself. The fishing pond is serene and beautiful, the fire pit area is built into the side of natural rock, and the views from the front porch are breathtaking. The home is also large enough to where you can easily slip away for some “me” time without anyone disrupting you. This home is perfect for groups and families, so if you’re thinking about booking, do yourself a favor and make it happen!

Felt unwelcome and spied on

The smoke detectors are hidden cameras and I felt profiled by the owners because the three of us staying there were gay and they knew it. They stalked my IMDB page and belittled me for making horror movies. Please investigate into the hidden cameras. It ruined our trip and I really want a refund.

I'm Jamie, a Los Angeles native with a country heart. Ever since going to a family farm in South Dakota at 8-years old, I have dreamed of owning a place where I could keep a couple of horses, have some land, a gorgeous country view off a large front porch, and most of all, a place where I could host holidays and gatherings for all my family and friends.

In Los Angeles, I had spent years buying and remodeling or rebuilding homes. It was my passion, along with writing. Then the kids came, three of them, and they became my passion, along with writing. Today, with the kids all grown, I am back to flipping homes but swapped my CA real estate license for a TN real estate license, where I especially love helping out-of-towners find their dream homes. And, of course, I'm still writing!

The kids and I enjoy spending as much time at The Big Blue House as possible. Our favorite things to do there? My little one loves to fish, my son loves to work around the yard in a skid steer, and my middle daughter, well, she loves having her friends over to hang out in her pink "glamour" room. Me? My favorite is to sit on the front porch with my morning coffee and read, take my notebook out to the pond and write while listening to the frogs and cicadas sing, and have a friend or four over for a glass of wine, watch the sun drop behind the mountain and see the fireflies come to life out on the grass.

This home is an ongoing dream come true, and I get such great pleasure out of sharing it with guests. I truly hope you feel the same magic I feel every time I drive up that gravel drive.

Why they chose this property

In 2008, I came to Nashville for the first time to help my best friend look for a house. The real estate agent took us on a full-day house tour from Nashville to Leiper's Fork and every stop in between. By the end of the day, I told my friend, "I'm going to live in Leiper's Fork one day."

On my journey here, I made pit stops for a few years in the Gulch and Oak Hill but always had my eye on Leiper's Fork. So I waited patiently (sometimes not so patiently, but I still waited) and searched for my perfect property. When I saw that big blue house perched up on the knoll, there wasn't a doubt in my mind. I had found it. It was in my ideal location, close to the village but off the main road. The trees surrounding the pond still mesmerize. I absolutely adore my barn and horses, the kitchen, the porch, the music room...pretty much every part of the home is everything I was looking for, and more . That's why this property :-).
