Located in Beacon Hill, you’ll discover this lovely newly built home overlooking the Caribbean sea. This modern property includes two similarly sized oceanfront bedrooms, making it one of our top St. Maarten condos for family/friends traveling together. The island of St Maarten is well known for its vibrant nightlife, stunning white-sand beaches and friendly atmosphere.

Sit with a cool glass of wine while lounging on one of the many sun chairs on the ample wooden deck. If the temperature is too hot, go for a cool swim in the pool overlooking the caribbean sea. The terrace is perfect for lazy afternoons. As added amenities, this villa includes Wi-Fi access, TV in each room and the services of a housekeeper.

Inside, the living room features tasteful modern furnishings done in white tones and access to the outdoors. If you’d like a home-cooked meal, the kitchen includes stainless steel appliances, including a dishwasher, coffee maker and ice machine.

This villa’s two equally sized bedrooms allow for up to four guests to spend the night (additional folding bed and cribs on demand). Each individually decorated suite includes a king size, air conditioning and TVs and bathroom.

During your stay at Cliff House, the closest grocery store is just two minutes away in Maho and you’ll be conveniently located near dining and nightlife hot spots. They met us at the property to make sure we got in and everything was ok, and stayed in good contact throughout! The view of Simpson bay was amazing and we enjoyed watching the yachts come and go.

The residence was fantastic!!!! Views of the mega yachts on porch and small shallow pool. The front porch was awesome for sunset. Short walk to sunset bar and grill. Or drive for free parking. Close to everything. Traffic on the island is heavy. Orient Beach drive isn’t bad at 8AM spend the day drive back about 330PM or wait bail dinner is over. Would we stay again?, ABSOLUTELY

Had a great stay here for a couple weeks, appreciated the quiet neighborhood, privacy, and views overlooking Simpson Bay and the yachts. The house was comfortable and Stacey helped with anything that was needed for checkin or during the trip. Would come back here again!

We had a wonderful week in St Maarten at the Cliffside property overlooking Simpson Bay. Perfect for 2 couples with great outdoor spaces and views of the water on 2 sides. We will definitely be back!

Gorgeous view of Simpson Bay!

The accommodations were comfortable and had plenty of amenities. The view and morning Sunrise were spectacular and a highlight of the property! We enjoyed the family of Iguanas who frequented to rock ledges over the bay just past the deck and pool. The only downside to the place was that it was in need of some TLC and repair in some ways, but overall we were happy and felt that the location and comfort factor made the value very good for the money. Location is near a very busy area, but didn't feel like it back in the community where the house and property are located. We would stay here again if ever back to Sint Maarten!

This property is in a great location--easy walk to Maho and Driftwood Bar and Restaurant (highly recommend). It's also far enough away that it's quiet. John and Stacey were very helpful and the house was the perfect size for my daughter and I. Highly recommend.

Wonderful stay in Sint Maarten

This two-bedroom, two-bath home sits on a low cliff with spectacular views of Simpson Bay from the spacious back decks (2) and equally beautiful ocean views from the front deck. Accenting the property is a small swimming pool perfect for cooling off after a day in the sun. The house is located on a quiet street lined with private residences. It's not far from the airport making it convenient to visit the island's many tourist destinations. We rented a car which allowed us the freedom to venture out on our own, but we also used Sunita Taxi Service (ask for Rog) when we didn't want to deal with the congested island parking. The birds and iguanas were an added treat! The only criticism we have is that we wish the property manager had taken more time to explain the appliances (washer & dryer, cooktop, the capacity of the water heater, and how to sign into the television). On the other hand, John, the owner, went out of his way to communicate with us prior to our arrival. We thoroughly enjoyed our time at The Cliff House and would definitely stay there again.

The property was not as pictured - stayed less than 24 hours - I was with my 11 yr. twins - John refused to provide a different place - my kids were crying because we did not feel safe. we slept together in 1 bed. The house is on a dirt lot - not one flower - John Property Manager refused a refund - said if i leave a nice review he will refund 2 days. pictures were changed when i called for a new place - pool was dirty and being filled and not the pool in the pictures - bathroom had peeling paint - front door is steel - back doors had no lock and had to be secured with the hurricane shutters - John said you should have taken travel insurance - he refused to allow me to contact owner - vrbo could not contact owner - we left and stayed at Simpson Bay Resort and Marina which was lovely.

Great view, house needs maintenance

The location is great, but the house is in dire need of maintenance. Peeling paint, lighting inside and outside that only works for 60%. Outside sockets and switches not protected from the rain. Pool cover is dangerous with screws sticking out above the planks. The surrounding garden can hardly be called a garden, nothing has been done to it for years. The swimming pool (if you want to call it that) could not be refilled because the new garden hose is too short. Outdoor furniture needs replacing. Sliding door in the living room cannot be locked so you are forced to lower the roller shutter. Considering the noise this makes, I do not know how long this will continue to work. Outside gate does not close, gate in the fence does not close so anyone can walk onto the property and this has happened. Information folder is no longer correct. There are holes in the screens. The boiler works but is an accident that is about to happen, completely rusted away. The bathroom area is in dire need of maintenance. Kitchen counter badly damaged in some places. I could go on and on and the owner (given his previous comments on reviews) will probably disagree. But we have 36 photos with evidence.

Pros: 1. Great Views 2. Reasonably well furnished inside & outside 3. Privacy is great 4. Host is very responsive and courteous. 5. Ait conditioning is awesome in every room Cons: 1. Very tired on the outside. Needs some aesthetic work 2. Hot water is a big issue. Needed to master the art of taking a shower in 3 minutes or less. then wait 20 minutes for next person to take a shower. If you don't mind cold showers, then it should not be an issue. 4. Airport noise can be intolerable. You can hear planes land and take off as if you are standing on the tarmac. Nature of location. .nothing they can do about it. 5. Kitchen cutlery and glasses can use a refresh. Certain things are unavoidable and inherent to the location. Other things can be fixed, and its simply bad management. If you are on a tight budget, its acceptable. But this is no luxury stay.

Beautiful view and great location.. had some issues

We really liked location because we are a family of plane spotters and enjoyed proximity to airport, Maho beach, and other good plane spotting spots (like nearby Dinghy’s covered balcony). The views of the bay were gorgeous to wake up to and enjoy in the evenings. We liked having daily visits from iguanas and gekkos on the cliff. As other reviewers have mentioned, some aspects of the place were a bit run down and I get the wear and tear that these rental island homes go through. For me that’s where I felt I didn’t get the value paid ($$$) for. Knives were dirty. We intentionally did not use kitchen stuff much though as I didn’t want to deal with ants (which I get can be normal). Also living room TV did not work at all (Stacey said there had been a power outage so that’s why it wasn’t working - though all other tvs and appliances were in good working order). So our evenings were mostly spent in our respective bedrooms instead of relaxing together in the living room. The main sliding door to veranda did not lock so the only way to feel secure was to close the exterior metal shade. Overall we enjoyed our stay in St Maarten though.

Booked this Villa for our stay in St. Marteen, St. Martin. We thought it was a great price for 7 days. From the pics it looked fantastic also. A few things about the island. If you are using an American phone, texts don't always go through. To and from your phone. Even emails are sketchy. Contact with the management was spotty at best. Upon arriving the landscaping was unkempt, non working security gates, this will be important later. We also found that doors were also unable to be locked. After the agent left we found stained towels, ants in everything. The fit and finish was not as good as it looked in pics. Sliding doors were difficult to move and didn't lock. Showers looked dirty and the power kept throwing breakers when using the microwave. We were supposed to get 2 days of housekeeping service got one after 4 days and had to call about that. Then they showed with no warning, washed the towels, swept and mopped the living room only, and did a few knives and forks, and took out the garbage. Neither bathroom was cleaned. On day 3 two men appeared from nowhere and stood at the back yard windows watching my wife in the nude getting dressed until she spotted them. They calmly walked away smiling as she screamed. They just walked on the property and stood at the glass doors and watched her shower. Owners had no idea who they were or why they were.. The view was the best thing about the villa. It was breath taking.
