Stay Calm and Cottage On
Beautiful recently built cottage located on Acton Island Road in the heart of Muskoka Lakes between Bala and Port Carling with year round road access via the Acton Island bridge. Fully equipped cottage with bright, spacious, open concept living space is very clean and well maintained. Loads of windows with wide views of the lake and outdoor spaces. Three bedrooms and two bathrooms, great room with vaulted ceiling and gas fireplace, dining area, well equipped kitchen and Muskoka sunroom all on one level.
Enjoy the outdoor living spaces with expansive wood deck across the lake side of the cottage complete with covered dining area, living area with comfortable seating and umbrella and second deck with additional seating and gas barbeque. Includes unlimited high speed wifi internet and satellite TV with a wide selection of channels.
Large level lot features large granite patio area with four lounge chairs and umbrella, grassy area to play games, as well as firepit. A short set of steps leads down to the waterfront to the large dock with Muskoka chairs and umbrella. Plenty of space to moor your boat if you choose or use one of the two kayaks or the pedal boat to get out on the water. Safe swimming with deep water off the end of the dock and large swim raft to play or relax on.
East exposure provides beautiful Muskoka sunrise lake side and shelter from the prevailing west winds making those cool breezy days pleasantly comfortable. Multiple seating areas and umbrellas provide options for sun or shade throughout the day.
Two week minimum stay during summer months.

Cottage Rules
1. Check-in and Check-out Times
Check-in and out times are 4:00pm and 11:00am, respectively.
2. Smoking
No smoking or vaping permitted; includes tobacco, marijuana or any other products.
3. Pets
No pets permitted; includes dogs, cats or any other animals.
4. Noise
Keep noise to a minimum from 11pm to 8am. The period from 11pm to 8am is designated as “Quiet Time,” both as a courtesy to neighbouring cottagers, and in accordance with local by-laws.
5. Guests
Only those Guests listed in the Rental Agreement shall occupy the cottage and/or any part of the Cottage Property overnight. Ensure the overnight occupancy not to exceed 6 people.
6. Tents/Campers
Tents, house trailers or travel homes are NOT permitted on any part of the Cottage Property.
7. Septic System
The Cottage Property uses a septic system that cannot tolerate anything other than normal waste and toilet paper. Do not flush any other items i.e. paper towel, baby wipes, diapers, feminine hygiene products, condoms, cooking grease, paints, chemicals, etc. down any toilet or drains.
8. Garbage & Recycling
Dispose of all garbage in designated garbage bin at the end of the driveway. Place recyclable materials in recycling bins separating glass, tin and plastics from paper and cardboard.
Do NOT leave garbage outside the Cottage as it will attract bears and other animals.
9. Campfires
Fire bans are very common in Muskoka as the area can become very dry which results in an extreme risk of flash fires. Guests must follow municipal fire regulations at all times, observe municipal fire ban instructions when in effect, and use extreme caution when using the fire pit. Fires are not permitted at any time outside of the designated fire pit. Fires must be monitored at all times or extinguished with water.

10. Firewood
Do not cut down trees on the property for firewood or collect deadwood from the property.
11. Fireworks
Fireworks cause forest fires. Lighting of fireworks are NOT permitted at any time on or about the Cottage Property.
12. Wet Towels and Bathing Suits
Do not leave wet towels or bathing suits laying on the furniture or hardwood floors.
