The Montgomery Estates Bliss is a large, economy, pet-friendly home with a hot tub and foosball table to keep the kids entertained all week long! Don’t forget to bring the fur babies! This comfortable home boasts 4 bedroom, sleeps 10 and has parking for 4 total. You won’t find luxury here but what you will find is a nice place to bring your kids, pets and grand parents to relax and enjoy Tahoe.

HOME NOTES
- This home has light, older carpet throughout and it stains very easily. We get it cleaned 4 times a year but with it being pet friendly, it’s difficult to keep clean. Owner has plans to replace it in the near future. Bare with us in the meantime but if carpet stains aren’t your thing, then this might not be the best place.
- Parking for 4 vehicles max is strict.
- We have this home priced as an economy home not because it’s not nice, but because it does need some updating. It’s a busy vacation rental so between bookings the owner is making updates.

PET FEE
There is a $35/day pet fee per dog. 2 dogs max. Please contact as after you book to pay this fee. Thank you!

PET RULES
1. 2 Dogs max - unless otherwise approved.
2. Must pick up all poop or there may be a clean up charge.
3. Do not leave pet unattended unless in a crate (this is when damage happens).
4. Keep dogs leashed while on walks in the neighborhood.
5. Keep pets off furniture and bedding or there may be a pet hair removal charge.
6. Please do your best to wipe your pets paws when they come inside to avoid carpet stains.
**You are responsible for any and all pet related damage including carpet cleans and door scratch repair.

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come!
1. The hot tub cannot be used after 10pm (if this home has one)
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash cannot be left outside and must go into the bear box.
4. We cannot host extra people or allow parties.
5. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit we do reserve the right to ask guests to leave this home. This is a very rare occurrence and one we hate doing so we do our best to warn our guests before it comes to this.

WINTER TRAVEL ADVISORY
A typical storm in Tahoe can drop anywhere from 1-3 feet in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home and on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! Not all hosts have this kind of local support so this is the benefit to booking a Grand Welcome home!

IMPORTANT INFO
- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your cooperation!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc. 
- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use!
- LATE CHECK OUT: Please let us know 24 hours prior to check out if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Unless otherwise specified there is no AC but we do provide plenty of fans.
- STARTING SUPPLIES: We provide a STARTING set of supplies which includes 1 roll of paper towels, 1-2 rolls of TP per bathroom, etc. Depending on your parties usage, you may need to buy or bring more. Our local team is always on stand by as well.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom. We do this to limit laundry for the cleaners and it’s less wear and tear on the washer/dryer. If you feel you will need more towels, please bring them. Hot tub and beach towels are not provided.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes.
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty it’s just apart of mountain life. Please let us know and we will do our best to mitigate such findings.

The property itself was nice. The kitchen utensils were not great. There were no good cutting knives. There were not enough forks. The property requires that your 4 cars are in the garage or driveway. They have kayaks in the garage narrowing the amount of space available. This made it scary to park two cars in the garage. My family members did do it, though. The neighborhood is hostile to the vacation renters. You cannot even park a car on the street if you are not staying at the home. I live in Mont. Estates and rented the home for my visiting family. When I came by to visit them we had a neighbor come and bang on the door and tell me to move my car off of the street. He apologized when he found out I lived there and was not renting. For this reason only I would not rent this property again.

Spacious but missing details
Overall the location was great, the rooms were spacious, the backyard is nice and the hot tub is large. There are some areas of easy improvement that should be noted: Cons: - Cabinets don't close properly in kitchen - Not enough towels to do hot tub AND shower (would need 2 per person, only put out 1) - Only 1 roll of crappy paper towels when every place i've rented provides at least 2 - Hot Tub has some sort of slippery film across the entire thing (inside), causing many of us to slip and bruise easily - No ziplocks, plastic wrap or foil provided like all other rentals provide (only two medium tupperwares available) - Bar stools were wobbly, needing to be replaced - Access to the backyard is ONLY through the main bedroom, no access from main/upper area so we often had to let the dogs go to the bathroom out front instead - The binder with all the house information was inaccurate - it provided a picture of the thermostat and rules for heating when it was not that thermostat at all. There's 1 heater total for both upstairs and down so drastic temperature change when going up and down - Bear Box for trash was broken so had to leave trash in garage with previous renter's trash Pros: - Location is great: 9 mins to Heavenly California main lodge / also downtown / to lakeside - Main living areas were spacious, most bedrooms were ok/small with main bedroom massive with fireplace - Easy check-in - Can park 2 in garage, 2 in driveway

Close to skiing and comfy for extended family
This house was plenty big enough for our extended family of 10 to enjoy the holidays. Grandparents in the main suite, 2 couples in each of the queen rooms, and 4 kids in the bunk room. all the cookware we could need for making large meals. Hot tub was nice and hot (though you have to go through main suite to access it). Located on a quiet culdesac, very close to pioneer trail and Heavenly and some good open areas for snow play. Our truck did get stuck in the ice on the culdesac, so do come prepared with chains as the community isn’t fully plowed. When we arrived, there weren’t any dishtowels, oven mitts, or shower soap. But once I let the property management know, they sent stuff over right away. A few FYIs. The kids bunk room is awesome and was perfect for our group of 4 cousins. But the ladders are not attached to the bunks. For our kids ages 7-12 it wasn’t a big deal. But if you have younger kids, this may be unsafe. All bedrooms are downstairs, with the main suite a bit separated. That means that 8 people are sharing one downstairs bathroom. Or they need to go upstairs to the half bath. There doesn’t seem to be a separate thermostat for downstairs and it gets much colder down there. Upstairs is toasty. I’d recommend bringing towels for the hot tub, as there are only enough for each person to shower. The bathroom in the main bedroom has a jacuzzi tub. And it is a tub/shower combo. Just fyi if you have older relatives who are using this bathroom it’s quite a step up to get into the tub and there’s no handrail.

Great location lots of space
What a fun house! Enough space for our family group of ten to enjoy each other with out getting in each other’s way. The yard was great and the neighborhood was quiet and peaceful.
