COMPLETE RENOVATED IN 2023 : "Don't Wanna Leave" is located DIRECTLY ON THE BEACH - GULF FRONT IN THE BEACHFRONT WING IN THE TOWER at Pinnacle Port: a 26 acre beach resort tucked away at Carillon Beach at the western edge of Bay County, FL.
The unit is one of just a few that offers stunning gulf views from BOTH balconies and BOTH bedrooms. The resort sits gulf front on 26 acres located on a virtual peninsula: The Gulf of Mexico is on the South side, with Phillips Inlet on the West connecting to Lake Powell on the North. It's literally surrounded by water, dunes and a coastal dune lake.
The Condo: Our 2 bedroom, 2 and half bath beach condo has a wo story townhouse type floor plan, which allows plenty of room to spread out and find private spaces when you need to decompress, and was COMPLETELY renovated in 2023 - every single room, from ceiling to floor, and even the balconies.
You'll LOVE the gulf-front bedroom with its WALL-OF-WATER view of the gulf and private balcony, complete with table and chairs for enjoying your morning coffee while watching the dolphins play or an afternoon/evening relaxing to the sounds of the surf. This bedroom also offers a King Size Thuma Bed, private bath, smart TV and closet to store your luggage. And don't worry about "staying connected": the condo has Wi-Fi.
Down the hall you'll find the guest bedroom and guest bath, which also has gulf views overlooking the western beach and the coastal dunes surrounding Phillip's Inlet and Lake Powell. This bedroom has a queen bed as well as a twin bunk, so it's perfect for a couple or as a kids bedroom. There is also a smart TV and closet for storage. There's a guest bathroom in the hallway with a tiled walk-in shower and plenty of HOT water.
Downstairs you'll find a fabulously appointed kitchen, impeccably furnished living room as well as a laundry room (full size stacked washer and dryer) and a half bath. The living room also has a lovely balcony with gulf views overlooking the western beach (this is where you'll see fabulous sunsets) and panoramic views of the Gulf, Phillip's Inlet, Lake Powell, Camp Helen, Inlet Beach and Rosemary Beach.
And while the resort itself is composed of condos - they're the only condo buildings around! To the west is Camp Helen and the seaside communities of Inlet Beach and Rosemary and to the east is Carillon, so the views are very seaside picturesque and there are no Panama City Beach or Destin type five-rows-deep crowds of people. With such a large beachfront footprint, there is plenty of room to pitch an umbrella or tent and claim your little piece of heaven!
Amenities:
The property has tons of activities to keep your family busy. The large pool (huge - 118,000 gallons) is attached to the tower building (where our condo is located) and sits Gulf-front so you can see and hear the waves while swimming or catching some rays on the sprawling gulf front pool deck (there's also a smaller pool across the parking lot from the mid-rise buildings.). And, if you're hungry, there's no need to go hunting for food: The Starfish Cafe (open during the summer season) is located right on the pool deck and serves a wide variety of food to make everyone happy.
Oh - and don't forget about Movie Night on the pool deck (summer season only) - completely free and open to all guests and owners. It's a bit like going to a drive in - on the beach! Each week a family friendly movie is shown (via a projector on a big blow up screen) on the pool deck - the sound is played through the pool side speaker system, giving a very "retro drive in" movie feel. The Cafe, which normally closes at 6, stays open late on movie night - so you can eat AND watch a movie with the kids.
A portion of the big pool at the Tower is enclosed by roof - great to enjoy cool waters if you've overexposed yourself (or the kiddos) to the sun - and also offers shelter on the rare rainy day. During the winter, this section of the pool is completely enclosed and heated to a comfortable 82 degrees.
One of the best amenities is the natural 880 acre Lake Powell. Bring your canoes or kayak to explore! A dock and boat slips are also accessible for Pinnacle Port guests.
There are also grills, a children's playground, tennis courts and even shuffleboard!

* Near 30-A: Rosemary Beach, Seacrest, Seaside, Watercolor and Grayton are literally around the corner (the only thing separating Pinnacle Port from 30-A is Phillips Inlet/Lake Powell/Camp Helen). You'll love that you can enjoy all that 30-A has to offer, without the 30-A price tag (or crowds). How close is it? Rosemary Beach is your view from the west side of the condo (2.7 miles by vehicle).
* Panama City Beach is just 6 minutes to the East (Pier Park is just 8 miles down Highway 98).
* Destin is 30 minutes to the West (Silver Sands Outlet Mall is just 30 miles to the West). On a clear day - most days actually - you can see the Destin skyline on the horizon from the living room.

We enjoyed our stay at this condo! The location was perfect! The building could us a bit of an update. By the last day we were down to one functional elevator. We lived walking to the coffee shop nearby each morning!

My family and I had a great experience! Unit was spotless when we arrived. Nice updates throughout. Amazing views from the balconies. Comfortable beds. Steps away from a beautiful beach and access to a very nice pool. Really couldn't ask for much more!
We enjoyed our experience! They were doing beach nourishment which kind of messed up our last beach day, but we knew to expect it because of good communication from the owner. The location is great with no crowds but very close to everything we enjoy about 30A. The owner is great and very responsive. Awesome pool with both indoor and outdoor access for the little ones when they’ve had enough sun. We will be back!

Beautiful sand and blue waters galore!
This is a gated community that has great views of the ocean and the bay from different windows. It has a state park right across the bridge that has a manmade beach and rentals for watersports. The beach at the condo has rentals for watersports and chairs/umbrellas. There is a large pool and bathrooms close to the beach if you sit on the pool side of the beach.
The owner was very nice and made sure we were enjoying our stay. She included a laundry list of places to go which had great food and views. We loved going to Rosemary!! A great hip place with awesome food!
This condo is very clean, but a little cozy if you have more than 4 in your group. The bathrooms were very small which is why there are no pictures. You will also need to bring your hairdryer. Lastly, we tried to get the TV's to work and none of them would connect to the cable so we couldn't watch TV at all. Not a big deal for us, but maybe for others.

I do want to note: I am so sorry you experienced issues with the TVs. I need to do a better job of explaining how to access the channels (it's definitively not intuitive!). I will update my condo info email with better details!!! I'm like you: I almost never have the tvs on, so it's not something I think about a lot!

We love staying at Pinnacle Port! It's a little slice of paradise! The beach is clean, the water is beautiful and you are close enough to everything yet still secluded. This condo is beautiful. We loved our beachfront master, waking up every morning to see the ocean. Communication with the owner and all of her suggestions were amazing! We would definitely stay here again and recommend this unit to everyone. Thank you for a wonderful week at my favorite place ❤️🌴
Pinnacle Port is a peaceful location with a lovely beach and not far from state parks and dining. Unit had a great southeast balcony view from master bedroom and we enjoyed the morning sun from the 9th floor. Comfortable space but if a family needs a sturdy kitchen table and chairs it might not be the best option. Kitchen has most everything needed and master bed was comfortable. Master bath was small but updated and very nice. Owner was very responsive and provided great recommendations.
Our family came down from the Milwaukee area to enjoy a beach vacation over the holidays. Although the temperature could have been a little warmer, the beach did not disappoint. Amazing beach front! The resort/condo building is a little outdated, but the owners put a lot of updates into their specific unit. The condo felt mostly updated in every room; including the bathrooms which weren’t pictured in the listing. The beds were comfortable (not always the case so a nice surprise). Everyone had a great time.
The resort does have a number of nice amenities, especially if you have kids. The indoor pool was very warm. They had a playground, basketball hoop, shuffleboard, bocce, and more. But the number one aspect is proximity to the beach. Watching the sunset over the Gulf is something that we really enjoyed.
All in all, a nice vacation at a nice condo unit.
This is a nice, clean, well updated condo with excellent views. Kitchen had everything needed to cook meals. The only suggestion is to update mattress in master bedroom upstairs. It was not very comfortable. Other than that one detail, this was a dream!

The master bedroom mattress is actually a recent upgraded mattress. It’s our favorite memory foam brand, but it’s the “firm” version. We have the soft version in our guest room and the medium version on our bed at our other home. I agree, the medium is more comfortable for me. Hubby disagrees and likes the firm, ha!!! I have been thinking about switching out the firm into the guest room and replacing the master with medium. I’ll show him this as well :-) Thank you!
It was very easy to book online. Jeanne was very responsive to our questions and concerns. The view in this condo is amazing, beachfront property. We would definitely stay here again. Thank you for a wonderful experience. The condo was very clean.
The reality of this property fit the description perfectly, Don't Wanna Leave. The views were amazing, the decor was tasteful and beachy. All of the furniture was clean and comfortable. I had never been to this part of FL and I blindly picked the perfect spot. The beaches were not crowded, even over the holiday weekend. The owner was very informative about the entire area which allowed me to truly be on vacation and not have to do any of my own research (which I always do). I would definitely stay here again.
Location and amenities at the condo were perfect for traveling with a 2 year old! We had a great time and had everything we needed in Carillon at at this place!
Communication, ease of getting into the property, and location were great. The reason that I cannot give this property a four or five star rating is due to a couple of factors. Number one, the master bathroom shower would only get lukewarm. The second bathroom upstairs and all of the sinks in the house would get very hot but for some reason, the master bathroom shower would not. The owner had maintenance come and look at it twice and they said there was nothing wrong (We were not in the room either time that maintenance stop by). I wish I had been there when they stop by.. It was obvious that there was a temperature setting somewhere that was it way too low.
The second issue that we had was lack of parking. We were there for the Fourth of July week which is probably the busiest time of the year for them. If you came in after 9 o’clock at night, there was absolutely nowhere to park in the parking lot. Every parking place was full and you ended up having to park way down the road.
830 shoe that we had was just general cleanliness of the apartment. It was not an overly clean place. The bedspread in the guest bedroom had some kind of spots on them. Could possibly have been from blood or it could have been from someone who was eating chocolate in the bed. The spots were dry and it was hard to tell what it was. One of the drawers in the dresser upstairs was broken. There was sand on the floors when we got there. It was not terribly bad but it was bad enough that you had to wear socks or flip-flops or sand would be sticking to your feet.
Overall, not a bad place if you have a bunch of small kids and are not as worried about cleanliness but if you are looking for a nice place to stay, not sure this one is for you.

I am terribly sorry you felt you had an inadequate experience. :(
1.) We could not find anything wrong with the hot water. Our maintenance department and HOA documented that the water in our master bath was checked twice during your stay (these service requests are paid for by me) but they responded they could find nothing wrong and that the guest might not be turning the temperature up properly. Also, I arrived shortly after you left and the very first thing I did was go check the hot water in the master. Not only was it hot, I had to turn the temperature down because it was *too* hot. Our building uses a boiler system (we don't have individual hot water heaters) so any hot water coming into the unit is from the **same source**. If the kitchen has hot water and the guest bath has hot water, then the master also has hot water.
2.) We have 26 acres of property and parking that extends from the tower building all the way to the last mid rise building (7 buildings total). This is a lot of available parking - and we don't really have anywhere available down the road, since there isn't really a road to park on. Did you mean you had to park at our resort, but couldn't get a spot close to your unit? Sometimes that does happen on holiday weekends, but I've never seen it where there isn't a parking spot available on site. If so, that was indeed unusual and unfortunate, but absolutely not the normal/average experience.
3.) The last issue hurts my heart greatly. We take great pride in our unit, and I will most definitely be discussing this with our housekeeper. a.) There is brand new furniture in the guest room. Along with that, there is an older nightstand in the corner, for overflow, that, when I came in, noticed a previous guest had misaligned /bent the railing on one of the drawers. I fixed. However, I will just throw away that small nightstand since it's not needed anyway. b.) There should never be sand on your feet when you come in, nor any spots on a bedspread. I didn't notice any spots on my arrival the day you left, but we do have two of the exact same bedding so that my housekeeper can switch out if she encounters an issue when cleaning. Maybe she had switched out before I arrived, but she absolutely should have before you arrived had they been soiled. Again, I will most definitely be taking this up with her and her crew ASAP! We'd love to have you again, reach out to me directly and let's see what we can work out. I do wish I had known about the sand/bed issue because I would have sent the cleaning crew back immediately!!! I am sorry for this.
This was our first trip to PCB. We loved the location of Pinnacle Port and family friendliness of the beach. The sunsets were stunning!! Jeanne was great to work with and very helpful throughout the entire process. The condo itself was very clean and comfortable. But the beach is the show stopper for sure. Absolutely beautiful!! My family really enjoyed our time here.

We had a delightful visit to this condo. It is comfortable and convenient to the beach. Feels like staying at a family friend’s condo with spices and laundry detergent there for the next person to use freely. The owner was super responsive and helpful and says she plans to add some updates. I suggest replacing toilets to standard height and bedding should be upgraded. Beautiful area and close to 30-A. We would stay here again. Thank you!

I’ve been vacationing at some beach on the Panhandle my entire life – some of my earliest, my precious memories are sitting on the white sands, staring out at the Gulf.
Over forty some odd years, not much has changed in that regard. I still love nothing more than pulling up my chair to the shore and just getting lost as the tactile sensations of wind, cool ocean spray and taste of salt envelop me.
My husband and kids and I realized early on that we all shared this passion. When we first started that great southern tradition of throwing kids in the back of the car and heading south, we were like most family vacationers: we’d plan for months for that seven days of heaven on the beach.
That lasted all of about…well, maybe one year.
We couldn’t stay away. One beach trip became two trips – a long week of Saturdays in June followed up with perhaps a long weekend over Labor Day.
Then it became three – perhaps a Memorial Day weekend, a week in July and Labor Day – that should do it!!
Um, no. We then discovered that the week after Christmas, starting on December 26th was a completely different type of vacation – no long afternoons turning into late night evenings on the beach – but instead, coveted early afternoon hours in December with a jacket and a fire pit – and late night evenings playing Uno, or Risk or Monopoly with the sound of surf outside the door. And unbelievably gorgeous winter sunrises and sunsets that light the sky on fire. But most importantly: quality time with loved ones, decompressing against the backdrop of an ever changing blue sea and sandy shore that changed almost daily with our growing kids – yet offered a constant reassurance in our lives that was always somehow “there” for us. Our place. Our sandy beach. Our surf. Our memories! We realized we had to find our own little place that really was just ours. Several years ago, we finally made that dream come true!
