It's a practical, characterful base for two to four guests exploring the region.

Secure backyard and easy access to Cook Park ideal for our little dog. Walking distance to some pet friendly venues made holiday easy. Would have liked a vacuum cleaner to make tidying up leaves and blossoms after walks not such a chore. Loved this cottage.

House was well located in central Orange, with an easy walk to Cook Park and Main Street. Heritage type house linear, spacious yet extremely cold, given suspended wooden and tile flooring. Even with free standing heaters and wall heater unit in kitchen, the house remained fridge-like (yes, winter when we stayed). Used every blanket available. Shortly after entering alarm went off. Hard to pin point, seemed like fire alarm sensor in sitting room. Stopped after a few minutes and then came on again some minutes later, before stopping. Disconcerting. Only one front door lock worked, despite 2 keys (3 locks, including no key for security door— always left unlocked. Strange arrangement). Would we book again? Probably not, better facilities and value elsewhere in town if booked early. Orange itself lovely city to visit, lots on offer. Canobolas Hotel always great for meal and social gathering.

Thank you for taking the time to share your detailed feedback. We’re glad you enjoyed the central location and found the house spacious, as well as having the opportunity to explore Orange.
We’re sorry to hear that the property felt particularly cold during your winter stay and that the available heating wasn't sufficient for your comfort. We understand how important it is to feel warm and comfortable, especially during the colder months, and we’ll pass your feedback on to our team for review.
We also apologise for the inconvenience and concern caused by the alarm activating during your stay. We’ll have this checked to ensure there isn’t an underlying issue.
Thank you as well for bringing the door lock concerns to our attention. We’ll review the locks and key arrangements to make sure they are functioning correctly and that access is as straightforward and secure as possible.
Thank you again for your honest review, and we hope to have the opportunity to host you again in the future with a much smoother experience.

Good but needs some maintenance
Good property in a great location. Needs some maintenance tho. Missing curtains, mouse droppings in the kitchen cupboards. Looks better in the photos than reality

Cute and comfortable cottage in a lovely area of town
The cottage was clean and comfortable, in a very convenient location in a nice, quiet street. Very close to Cook Park (a 2 minute walk!) and within walking distance to cafes, restaurants and shops. We would definitely stay again. Our only gripe - we’d recommend that the host gets some more crockery and glassware in the kitchen. In a cottage that sleeps 4 there wasn’t even enough for 2 people - we had to eat our takeaway Spilt Milk ice cream out of a mug!

Perfect location, clean and tidy. Very happy. Was given wrong combination for key locker, but fixed after two calls. One mattress needs changing due to age / sag.
Overall very happy. Nice outdoor area with near new BBQ. Had our dog with us. She gave it two paws up.

Rooms were clean, front bedroom bed mattress was sagging in the middle, difficult to get much sleep. Many of the windows are fixed shut. There were no coat hangers.

Constructive feedback
Cute looking cottage great location however property interior is in very poor condition, obviously it hasn’t had any TLC for some time. Just to name a few….Security was inadequate as Front door has 2 locks which must be for a reason however only one works? Mattresses need replacing, tapware old and difficult to turn on/off. Curtains rod in front bedroom fallen off so unable to have privacy without lowering blinds.

Thanks so much for sharing your feedback, Rhonda. We’re glad you enjoyed the cottage’s charm and location but we’re very sorry to hear about the issues you experienced during your stay. Rest assured we are taking this onboard and addressed appropriately. Thank you again for your honest review, and we hope to have the opportunity to host you again in the future with a much smoother experience.
We were looking for a short stay which could cater to having our pet dog with us. It was very small but adequate for our needs. It is not a dwelling in which you would want to spend any time but it serves as a launchpad to getting out and about. Whilst Is has 2 bedrooms, the second one backs right onto the lounge room. If anyone is staying up watching tv, whoever is in the second room will not be getting to sleep easily. The place is very old and rundown but it is clean and functional. The one thing that really needs to be addressed is the mattress in the front room which is old and dips in the middle. I don’t know if the base is also part of the problem. We did not sleep at all well. If there is only one thing the owners are willing to spend on, it should be this. The location is right next to a lovely park. It is a long walk into the main part of Orange but parking is pretty easy if you’re inclined to drive.

Nice looking cottage great location however property is very run down and is not worth the amount paid compared to other properties we use in Orange. The house has obviously not been maintained for a long time. Tapware is very old, leaks and difficult to turn on/off. Mould in the bathroom and alot of dust behind the laundry appliances, house has not had a deep clean for a long time. Cutlery and plates not washed well, a dishwasher would be an essential addition for the price charged.Yard was great for the dog. No vacuum cleaner which made leaving the property tidier was hard. The property is presented well in the photos, however these must have been taken a long time ago as they do not represent the house now. Electric blankets welcome as the house is difficult to keep warm.Interior was not clean at all and one curtain rod fell as soon as I tried to close the curtains on arrival.

Thank you for taking the time to share your detailed feedback. We're pleased to hear that you enjoyed the location, found the yard suitable for your dog, and appreciated the electric blankets.
We're very sorry to learn that the property's condition and cleanliness did not meet your expectations. This is certainly not the standard we aim to provide. We take your comments regarding the maintenance, bathroom, cleanliness, kitchen items, and the curtain rod seriously, and we have shared them with our housekeeping and maintenance teams for review and follow-up.
We also appreciate your suggestions regarding a dishwasher and vacuum cleaner, as well as your comments about the property's presentation. Feedback like yours helps us identify areas where improvements are needed to ensure future guests have a better experience.
Thank you again for your honest review. We appreciate your feedback and will use it to help improve the property moving forward.

Property was clean and tidy, bedding configuration is not accurate though, neither room has a QS bed, both rooms are double beds only, best to fix that oversight.
