This spacious townhouse is perfectly located in a quiet street between the hustle & bustle of Sydney Rd & Lygon St.
The #1, 6 & 19 trams & Upfield train are buzzing close by to take you to wherever else beckons - the CBD, Hospital precinct, Queen Victoria Markets or the Melbourne Zoo are within 15 minutes.

It’s your first trip to Melbourne and you are meeting up with a group of friends to catch up and see some live music at the Retreat Hotel. First, you have the day to yourself to experience the sights of Brunswick you’ve heard so much about. First stop, Kale Mary for an oat milk flat white and smashed avo. So close to home, perfect! Now you have time to explore the vintage clothing and jewellery shops dotted along Sydney Road before either taking a stroll around famous Princes Park or sampling Temple Brewing Co or Thunder Road Brewing Company for lunch.….hmmm decisions decisions!

- Master bedroom and ensuite bathroom takes up the whole top floor and has stunning views over the Melbourne skyline. It has a king bed and sofa bed (could sleep 1 adult or 2 children comfortably).
- Bedroom 2 on the middle floor has a queen bed and single bed.
- Bedroom 3 on the middle floor has a queen bed and private balcony with bistro setting.
- Sofa bed in the living room (could sleep 1 adult or 2 children comfortably).
* Large family bathroom and Euro-style laundry on the middle floor (including an oversized bathtub).

* Walk 350m to Sydney Road for the #19 tram, or 500m to Lygon Street for trams #1 and 6. Alternatively the train from Brunswick Station is 650m away. All will take you into the CBD and beyond.

We get it, life can't be all play, all of the time. If you need to work there is a dedicated work space and fast, unlimited Wi-Fi to help you get the job done.

LOCATION:
This townhouse is located 5km north of the Melbourne CBD so public transport and shopping is close by. If you are looking for an inner city feel, close to the airport but out of the CBD you have come to the right suburb!

You can take an easy walk to Sydney Road or Lygon Street to catch the tram into the city, or down to St Kilda.

The property is located a one-minute walk to Randazzo Park and a ten-minute walk to Methven Park, both of which contain play equipment for children. Randazzo Park has a large timber boardwalk and picnic tables. If you have time to spare, Methven Park is a bigger park with lovely trees and interesting play equipment. It’s close to Wild Life Bakery, famous for its artisan sourdough and bakery treats. Keen walkers or runners will enjoy the trail (~6km round trip) around beautiful Princes Park.

Brunswick is close to the University of Melbourne, Princes Park, Royal Melbourne Hospital, Peter MacCallum Cancer Centre, Melbourne Private, Royal Women’s Hospital, Queen Victoria Market and Melbourne Zoo.

Catch the tram or train into the Arts Precinct – 15 minutes – to visit the latest exhibition at the National Gallery of Victoria, concert at Sidney Meyer Music Bowl or production at the Arts Centre, Southbank Theatre or Melbourne Recital Centre.

TRANSPORT:
Trams run along Sydney Road and Lygon Street.

The # 19 tram on Sydney Road can take you into the city, to the Royal Melbourne Hospital, Royal Women’s Hospital, Melbourne Private or Royal Children’s Hospital, Peter MacCallum Cancer Centre, Princes Park, University of Melbourne and Queen Victoria Markets.
From Lygon Street jump on trams #1 or 6. You are also in close proximity to Carlton and Lygon Street restaurants (jump off the tram at Elgin Street) if you're looking to explore that area.

Closest train station is Brunswick, on the Upfield line, and is an easy 650m walk from the property. There are 7 stops to Flinders St Station in Melbourne CBD. It takes about 15 mins to get there.

THINGS TO NOTE:
As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly.

Please note, this is a three-level house with two flights of stairs. There is one baby gate which is fitted at the bottom of the stairs on the ground floor.

The bathtub is so big that the hot water system can only fill it up halfway. The spa jets are not functional.

This is a fully smoke-free property. Please do not smoke anywhere on the property, including in outdoor areas.

Guests must be over 25 years of age to book and stay at this property unless accompanied by a suitable adult.

This is space is not suitable for pets or parties.

EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.

LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible.

STARTER SUPPLIES:
To manage expectations, we provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.

LINEN: We supply hotel quality linen and bath towels for your stay.

SOFA BED: Please advise us at the time of booking if you require the Sofa beds.

INFANTS:
For families traveling with infants, please note that you will need to supply linen. Due to the sensitive nature of precious baby skin and the detergents often used by large commercial laundries, it is much better for you to use fabrics that are familiar to your baby's skin to avoid any sensitivities or allergic reactions.

- No noise after 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.
- Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
- If there is any damage to the property please inform the host ASAP as additional charges may apply.
- Pets are welcome by prior agreement only.
- In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply.
- Check-out time is 10am. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.
- If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.
-We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.
- Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control. This may be charged to your account as applicable.
- Smoking inside AND OUTSIDE the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property.
- Excessive use of utilities such as water, electricity, and WIFI may result in additional charges.
- Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use.
- Only guests on the original booking may stay overnight.
- If you require linen for sofa beds you must confirm at time of booking. Requesting additional linen after booking is confirmed may incur a delivery fee of $50.

Great stay
We had a great stay here - our two family groups, including primary school aged kids, had plenty of space. It is a well appointed house that is comfortable and clean. The house is also in a fantastic location for Brunswick - easy walking distance to shops, restaurants, cafes and bars. Would stay again.

Great Melbourne winter holiday base
This house was as advertised, with everything we needed for our multi-generational family holiday. It was also wonderfully warm, and had excellent parking and city transport access, which both added considerably to our experience. Would highly recommend.

Great property in a great location
Comfortable, well-appointed and in a great location. Easily accommodated five adults. Locaton was fantastic - short walk to a huge array of great cafes and easy access to the tram into the city. Very quiet street with free on street parking, plus the apartment came with a cparking spot if needed. The booking and check in process were seamless - the property hosts Meredith and Alli were super helpful and very easy to deal with. Highly recommend - will hopefully get to stay again in the near future!
