Last Two Weeks of Summer Available- Large Dock, Hot Tub, Beach w Water Toys

Welcome to the best Muskoka has to offer! Our 4-bedroom cottage is perched on a piece of the Canadian Shield with aerial views of the lake and a gentle slope down to your own private sandy beach. Explore 1.5 acres of beautiful wooded forest, play games on the flat manicured lawn or enjoy 245 feet of shoreline on the shallow sandy beach or jumping off the dock. Take in gorgeous sunsets from the large upper deck and toast marshmallows over the campfire, then end your evenings in the brand new hot tub overlooking Three Mile Lake.

You have access to the whole property, which includes a private beach, dock, upper lounging area and outdoor dining area, brand new 7/8 person hot tub, BBQ, trampoline as well as the entire cottage including access to the basement for use of washer/dryer.

You will have access to our boat house with beach toys and you are welcome to use our two stand up paddle boards, two kayaks, canoe with life jackets and many outdoor kids sand toys and our 14 ft trampoline. With many DVDs, kids toys and games, you will always have something to keep you busy!

Take a short 15 minute drive into Port Carling, a trendy cottage town for shopping, antiquing, dinning or people watching as well as grocery shopping and LCBO. You are also a 20 minute drive to either Bracebridge or Huntsville, for other options for groceries, restaurants, cafes, shopping and movie theatres for rainy days.

There are many hiking trails in the area for all seasons. Some of our favourites include; Huckleberry Rock, High Falls Reserve, Fish Hatchery Falls, and Arrowhead Park.

Other attractions include proximity to Deerhurst Resort, Hidden Valley Highlands Ski Area and Muskoka Lakes Farm and Winery.

The Aspen Valley Wildlife Sanctuary is a not for profit animal sanctuary in Rosseau where you'll be able to see local wildlife.

If you plan to bring a boat or jet skis, there is a boat launch only 4 lots over from our property, please let us know in advance.

**Please note, there are security cameras on premises.
**Items such as outdoor furniture, BBQ, trampoline, dock and access to water toys are seasonal and may not be available from mid October through May.
**We maintain the skating rink on the lake as much as possible, but some years the rink is not possible and there are times where the snow fall is too significant to manage between groups. As such, it is possible that the rink will be unusable or that you will have to shovel before use.
**The garage will NOT be accessible to guests and is NOT part of the VRBO inclusions. Attempting to access this building will be deemed trespassing. HOUSE MANUAL

SEPTIC: Our cottage runs on a septic system. Please be careful not to flush too much toilet paper, do not flush tampons or anything else that may clog the system. Please be conservative with water usage, when possible.

HOT TUB

** tub must remain closed when not in use**
A) Please be gentle when opening the tub. If you throw the lid off and the arm breaks, you will be held responsible for the entire cost of repair. There is a picture on the fridge outlining how to open.
B) Be mindful of the water level throughout your stay- jets must remain below the water. The tub may need to be topped off with the hose found in the basement if the water level drops below the skimmer level (this can happen due to excessive splashing or leaving the lid off the tub when not in use). It is your responsibility to cover the tub, watch the water level and top up BEFORE it gets too low.
C) DO NOT turn power to the tub OFF for any reason. Constant circulation is necessary for proper chemistry to be maintained in tub.
D) Please add one chlorine tablet to the tub each day. More can be found under the kitchen sink.
E) Children are NOT permitted in the tub.

*** Any damage to the tub due to low water level, dirt or debris in the tub will result in your being charged for the extra cleaning, repair and cost of having to cancel the next guests stay. You are responsible for maintaining the tub during your stay.

Please bring your own towels for beach/hot tub. Our white towels are not to be taken outside and you will be charged for additional cleaning, if required.

BBQ:

Our BBQ is chained to a tree and stays on the driveway. Please do not try to move it closer to the garage, as it gets very hot and can melt the siding on the garage.

FIRE PITS:

If you plan to use fire pits, you are responsible for bringing your own firewood and kindling, etc.

IMPORTANT: Muskoka updates the Fire Danger Rating daily and it is your responsibility to ensure that you know whether you are allowed to have bonfires/light fireworks. There are signs posted throughout the area or you can access fire safety information for Muskoka by calling 1-877-847-1577.

There is a fire pit on the grassy area down by the beach and also by the cottage. Please extinguish all fires before leaving them unattended and practice smart fire safety by keeping water close by and keeping fires small as this is a heavily treed area.

Indoor fireplace is not to be used in the summer as it has not yet been serviced.

GARBAGE AND RECYCLING:

There are black garbage bags and blue recycling bags under the kitchen sink. We have divided recycling into two boxes in the basement:

Cans/Glass/Plastic are to be placed in a blue bag at the end of your stay and dumped into the box at the end of the driveway.
Paper/Cardboard can be placed in a separate blue bag to be left in the bin or burned in fire during your stay.

At the end of your stay (or as needed), please take all garbage and recycling to the end of the driveway and put it into the latched green bin. It is important that no garbage is left outdoors as this will attract animals and rodents to the cottage and they WILL make a mess.

WATER SAFETY:

No diving off the dock- water is chest deep.
Do not leave children unattended.
Life jackets are to be worn at all times when using kayaks, canoes and paddle boards. *Note: law requires you to wear a life jacket with a whistle and to carry a rope and buoy on canoe, paddle boards and kayaks. You also need to bring a bailer bucket on canoe and kayaks.*

Please be aware that there are many motor boats in the lake that may not always be watching out for you- make sure that you are able to paddle safely and wear your life jacket!

BOAT HOUSE AND BEACH TOYS:

The fins on the paddle boards are delicate and can break off if not handled carefully. Please do not place boards fins-down into water until you are sure that you’re deep enough to clear the bottom. When putting them back, please use the hooks in the boat house to limit damage to the boards.

Please return items to boat house in the manner you found them.

Please do not leave trash at beach or in boat house.

Please close door to boat house overnight and at the end of your stay.

END OF YOUR STAY:

Just a few items when closing up the cottage:

1) Please strip all used sheets from your bed and leave in a pile by the basement door.

2) Please take all sorted garbage and recycling down to the garbage bin at the end of the driveway.

3) Please make sure all cottage windows and doors (front, side and basement) are locked.

4) Please put all outdoor furniture back where you found it. Please put away all water and beach toys and close up boat house.

We were hoping for a quaint weekend away and I believe we had that. Cozy cottage with enough space for my family for 4! Coffee machine was delightful. Beds were cozy. Fans provided for air movement in each room. The view was beautiful and for a damp and overcast forecast the hot tub was the perfect addition. Towels would have been a nice touch. Don't forget your beach towels (and maybe a few extra for showers since we only found two). Kitchen was stocked well enough, although a few upgraded components would have made cooking dinners alot easier. (Bring your non-stick spray). We were fortunate that the dock was set before we arrived and ended up catching a few fish as well! Lots of steps down to the dock made for a good calf exercise. There were two kayaks that our family enjoyed in the weather gaps. Close by there was a nice little hike "Fish Hatchery Falls" and a beautiful local market we picked up some preserves and a delicious pie. Worth the stop. Our host was fast to respond and pleasant to chat with. All in all was a nice weekend getaway.

Amazing location, amenities, and host!

Tons to do at any time of year at this amazing cottage! Full boat house of water activities (paddle boards, kayaks, and kids toys for the beach) plus an amazing hot tub with lake views. The cottage is beautifully decorated and spotless. The hosts were always responsive to questions and even provided some recommendations for things to do in the area. There are some beautiful hikes and towns in the area, so lots to do for all visitors. Would definitely stay here again! Recommend to all!

Beautiful Getaway with Friends

The listing is perfectly accurate, from the well-maintained and clean cottage, to the stunning lakefront views, and variety of water toys available for our use. The check in process was very easy, as the host has detailed instructions sent right to your email. There was no need to reach out with questions because the listing/instructions were so thorough! Our group had so much fun here, and already plan to return next year….which is a first for us so that is saying something! :)

Wonderful Cottage Getaway

We had a wonderful stay at this cottage! It was clean, comfortable, and very well appointed—everything we needed was there. The beds were cozy, and we especially appreciated the peaceful location. The lake is absolutely beautiful, and we made great memories during our time there.One thing to note for future guests: access to the dock involves a long staircase—approximately 100 steps down a steep slope. While the effort is absolutely worth it for the view and the swimming, it’s something to be aware of, especially for anyone with mobility concerns. There is a beach area that might offer an alternative way to launch a kayak or reach the dock, but it still involves navigating the slope.That said, we really enjoyed our stay and wouldn’t hesitate to return. Just wanted to share this detail for the sake of full transparency for other travellers.

A fabulous week!

This cottage had everything we needed for a fun family vacation. Excellent location, beautiful lake and dock, kayaks, paddle boards and nice fire pit for sitting around in the evening. Everyone loved hanging at the lake all day and then relaxing in the hot tub after a tough day at the dock. The cottage is well stocked with all the kitchen gadgets, wifi (strong enough to run a PS5 and Netflix), smart TVs, a great bbq and the most comfy beds. We really enjoyed the cottage layout with the primary bedroom/half bath on the opposite side of the house than the other bedrooms and full bath…making it easy to bed on a different sleeping schedule than our night owl teens. Jennifer was an awesome host and responded to our questions quickly. This would be a great place to visit in any season!

ANTSThe place was honestly adorable & just like the photos. The VIEW was incredible. The hot tub worked great.I would have considered rebooking this place if it weren't for the ant infestation in the kitchen. Unfortunately, I cannot give the owner the benefit of a doubt because I saw 3 small ant traps hidden in the kitchen. This means they KNEW they had an ant problem, & 1) did nothing about it other than some dollar store traps, 2) DID NOT TELL US when we booked.At first, we saw a few ants on the ground near the trash can so we tried to ignore it since we bought food & didn't need a kitchen. But our last night, we washed a greasy a tray & then left it in the sink to dry. Next morning, our tray, the sink, & the whole countertop were SWARMING with ants. It was very disturbing. There must have been a lingering grease smell to which the ants were attracted. We contacted VRBO with image & video proof, & VRBO tried to reach out to the owners. The owners rejected our complaint & chose to do NOTHING about it. They never contacted us, nor did they give us any form of reimbursement.A second issue we had was a very strong and bad smell coming from 1 of the vents in the kitchen. You could only smell it when you passed that specific area. Maybe it's related to the ants?There was also a dead rat outside the primary bedroom window. Reasonable for the Muskokas but still concerning if there were children playing outside.Very disappointing considering how delighted we were at first.

We had a lovely stay here, the home was clean and the views were awesome. Loved the hot tub and tried paddle boarding for the first time there (harder than it looks when it's windy.) Our host answered all our questions and was helpful throughout. Definitely recommend!
