This spacious property flows over 2 levels. There is a secure single car garage at the front with pedestrian gate access to the private yard. Own door entrance leads into the downstairs area with open plan living and modern kitchen (with all mod cons). The 3rd bedroom (with single beds) is downstairs. The well appointed kitchen has everything you need for in home dining including Nespresso compatible coffee machine. Enjoy lazy afternoon family movies watching the Smart 60 TV on the comfortable couch and huge foot rest. There is a family BBQ off the dining room sliding doors for all your alfresco cooking.
The living room then flows onto the undercover private deck overlooking the serene Noosa river / canal. Cocktails on the high dining table are a must at Sunset! Moor your boat on the semi private jetty (shared only by U2). The private garden is fully fenced and safe for pets and children from the river. The property comes complete with outdoor dog house and water bowl. Laundry and bathroom facilities are also on the ground level.
The first level comprises of two large bedrooms (master with ensuite) and the main bathroom. The master bedroom overlooks the glistening river and has stunning mountain views from its private balcony. Enjoy a morning coffee off your private balcony as soon as you wake up! There is also a spacious ensuite and walk in robe. The master bedroom has reverse cycling air conditioning.
The main bathroom has a beautiful spa bath for your use. The second bedroom is also spacious and is right beside the main bathroom.

As our guest you have access to the entire home, shared jetty, single car garage and garden. Noosa Council Local Laws & Noise Restrictions: Our local council have passed new laws for all holiday accommodation properties in the Shire from the 1st of February 2022. The laws are mostly in regards to any type of excessive noise that will disturb our residential neighbours at any time but especially after 10pm at night. Excessive noise is deemed as loud talking, laughing or singing as well as loud music or screaming and shouting. Council have a 24/7 complaints hotline for residents of Noosa and a security team member will need to respond to complaints with 30 minutes, either via phone call to you or a visit to the property. If this occurs during your stay the charge for the call / callout will be submitted for payment to the main guest. Please remember these are not our individual host rules but are Council laws which we must respect to keep our holiday management rights for the property. These are reviewed annually and will be declined if complaints are made. We kindly ask you not to take your frustration out on our team.
Noosa Council has recommended the use of outdoor areas be limited to reasonable hours to not impact on adjoining resident's sleep and enjoyment of their homes. Limiting the hours of use of outdoor areas such as decks and balconies to generally no later than 9pm, particularly on weekdays, is advisable. Guests should then move inside and turn off outside music and outdoor lights.
We provide: Key fob to access the canal to bring your boat through and dock at the shared jetty (this will be provided with your keys on the kitchen bench).
For your stay we provide a starter pack of basic condiments. Linens and towels including beach towels are provided for the amount of guests staying.
Pets - Our home is pet friendly however we do need to charge an additional $100 pet stay. Please ensure you bring your pets accessories such as bed, bowls and toys (we provide an outdoor dog house and a water bowl only). Please ensure your pet does not sit or jump on any furniture. Suitable for one small non shedding dog only (up to 8kg)

We had a lovely time, the accommodation was so comfortable (especially the big lounge!), and it was a luxury to have a bathroom for each bedroom. It was a particularly hot and humid Christmas and the aircons worked a treat (even though there wasn’t one in every bedroom).

We had a wonderful and relaxing stay at this lovely apartment on the canal. The setting was peaceful and perfect for unwinding. The apartment was clean, well-equipped, and had all the amenities we needed for a comfortable stay. Highly recommended for anyone looking for a quiet and restful getaway.

Well kept, clean home. Excellent location. Very good for pet friendly accommodation. Unfortunately there is only air conditioning in master bedroom and living room. Our son was unable to sleep in either of the alternate bedrooms as it was simply just too hot being January. Not the end of the world but something to mindful of when booking in the middle of summer.

The property is ideally located, particularly if you have a boat and can utilise the pontoon. It’s not as well suited for longer boats though as other pontoon designs. The balustrade on the outside deck does not have railings which is not as safe as it could be for young children or animals. The house is comfortably furnished and perhaps that is why it is a bit more pricey than similar properties on the canal side of the same street. That being said, I would stay here again.
