BEDROOM: The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. It also has a dresser for your luggage.
BATHROOM: The bathroom has a shower and a basin. Also, there is a separate toilet room that you can use. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery - dishwasher
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room includes a 55-inch LG Smart TV that`s connected to the internet for streaming. It also has access to all local channels. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions and you will have to use your account.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: Assigned space can fit up to 2 cars, 1 inside the garage and 1 in the driveway, parked in tandem. There are also some all-day free parking spots at the back of the house in `Garran Place`.
GARDENING: Gardening is scheduled every 4 weeks, weather permitting, and completed when the garden can be accessed without a key—always ensuring guest comfort and privacy.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

This stylish two-storey house is perfectly positioned in a highly sought-after suburb, within 100 metres of the Garran shops and just a short walk to the Canberra Hospital. Also, it`s 10km away from Canberra Capital Hill, the location of the Parliament House.
A lot of bus stops nearby. The nearest bus stop from the house is on Gilmore Cr after 2nd Ingamells St - only 450 metres away.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

**Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Check in instructions were great. Unit was nice and in a nice area. Only downside is the limited sound proofing between units and at times you could hear the neighbours.

There is also a shared walk-in wardrobe room with a dresser and additional hanging and storage space. This room is separate from the three bedrooms.
BATHROOM: The main bathroom upstairs has a separate bath and shower in addition to a toilet and basin. The waterfall shower head promises a relaxing bath to cap the night off.
A second toilet is located on the ground floor. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
