✔️ The booking must be made by the actual guest(s) staying.
✔️ Maximum 4 adult guests only.
✔️ The townhouse isn’t childproof and it’s not set up or suitable for toddlers or children.
✔️ The number of registered guests staying must match the reservation.
Note: Unregistered or unauthorised overnight guests will incur a penalty fee of $100 per person per night.

❌ Disruptions may result in Stayz intervention or early termination of the stay without refund.

❌ No illegal substances or activities are allowed on the premises.
❌ Violation of these rules may result in Airbnb and complex management intervention, which could lead to early termination of the stay without refund.

Bringing a pet onto the property is a breach of the booking terms. If a pet is found to have been brought without approval, a penalty fee of $100 per pet per night will apply, and the booking may be subject to cancellation without refund.

❌ No food or drinks in bedrooms to avoid stains.

❌ The stairway leads to a designated restricted area for the owner’s storage. Guest access is strictly prohibited. Violation of this rule will result in immediate termination of the stay with no refund.

✔️ Do not rearrange furniture or decor.
✔️ Use appliances as per instructions and do not leave them unattended.
✔️ Report any damages, malfunctions & stains promptly.
🔑 Lost keys and garage remotes incur a replacement fee.
🗑️ Rubbish & Waste Management
✔️ General waste: Red bin
✔️ Recycling: Yellow bin
📅 If staying on a Wednesday night, kindly place the bins on the curb for collection Thursday morning.

✅ Leave the property in a reasonably tidy condition. Standard cleaning is included, but excessive mess (e.g., dirty dishes, soiled carpets, or stains) may result in additional charges.
✅ Turn off all lights, appliances, and air conditioners.
✅ Close all windows and lock all doors.
✅ Remove all food from the fridge/freezer and wipe clean.
✅ Wash and pack away all used cutlery, crockery, pots, pans, and utensils (including BBQ if used).
✅ Tie rubbish bags and place general waste in the Red bin, recycling in the Yellow bin.
✅ No need to make beds; they will be stripped.
✅ Place all used towels and tea towels in the laundry basket.
✅ Return air conditioner and fan remotes to their holders; leave the TV remote on the coffee table.
