Welcome to the Riverside Condo! Cozy, top floor 2-bed, 2-bath condo in a riverside complex just 2-3 blocks from Downtown Bend! Saunter to the river, play in the park, or cruise to downtown Bend. You'll love having a fully furnished kitchen for cooking, gas fireplace, A/C, and 2 balconies overlooking the common courtyard!

DOWNTOWN LOCATION
The River Retreat Condo is only a skip to downtown Bend! With the Deschutes River, Bend River Trail and Pioneer Park within walking distance, you’re sure to experience Bend right outside your door step. Hop on the new and improved Bend River Trail at Pioneer Park to walk into downtown. It takes 10-15 minutes to walk from the the condo to the north edge of downtown Bend. This gated complex is located on the Bend River Trail which meanders a couple blocks south toward downtown and north to the edges of Awbrey Butte.

URGENT NOTE: The property management has scheduled painting and related repairs for Building C and the Laundry Room. Work will begin with pressure washing and preparation on September 15, 2025, followed by painting that is expected to continue through October 15, 2025. Please be guided accordingly. Thank you!

STAIR ACCESS
This top floor condo has no neighbors above. Please note that the condo is stair access (no elevator) but the easy climb is worth it! You are rewarded with two balconies overlooking the central courtyard. You will be nestled into the tree tops with the chirping birds. What a great perch above it all!

HEATING & COOLING
The living room and bedroom are each heated and cooled with excellent wall mounted heat pumps which means you are warm and toasty in the winter and enjoying A/C in the summer or whenever you need it!

SLEEPING ARRANGEMENTS
This sweet condo sleeps up to 4 guests. You will find a king sized bed in the master bedroom and a modern queen sleeper sofa. The king bed has a memory foam topper that can be removed if you prefer a very firm bed. We provide high thread count sheets and crisp, clean linens in both beds in this home. A Pack & Play Crib is also provided for your little one (bring your own baby sheets).

KITCHEN
You will love the fully stocked kitchen if you plan on making your own meals. You'll find lots of cooking tools in this fully stocked kitchen. There is comfortable seating in the dining area for 4 folks. Spices and basic oils are provided too. A high chair is also provided. Please note this home does not have a dishwasher.

OUTDOOR SPACES
You’ll enjoy two balconies at this sweet condo! One balcony is in the living space with chairs and a table, and a bonus grill for your summer BBQ! The second balcony is located off the main bedroom for some privacy if there are more than 2 guests. If you are bringing outdoor gear, unfortunately, we do not have secure first floor storage. You'll have to store those items on a balcony. Your 'backyard' is Pioneer Park next door. Pioneer Park is on the Deschutes River with picnic shelters and lots of green grassy lawn for a picnic or play. If you want to explore the pocket neighborhoods on the westside, those neighborhoods (Old Mill, Galveston Ave and Newport Ave) are all so close and an easy drive.

PARKING
Parking is first come first serve, no need for a parking pass. You can park in the parking lot right outside the stair access to your front door.

NO PET PROPERTY - If you are bringing a service animal, this HOA requires a Deschutes County pet license and a letter from your physician. Please contact us for details prior to booking to be sure you can provide the necessary documentation or you may be subject to HOA fines.

TV AND WIFI
The charming living space welcomes you with a smart TV and Free ROKU Live TV channels. You'll also find some game and books. Free High Speed Internet is also provided.

LAUNDRY FACILITIES
Laundry facilities are coin operated and located on the first floor.

THE NEIGHBORHOOD
This condo is nestled into a quiet corner of downtown Bend. This is a peaceful complex is not appropriate for loud and late parties. No parties. City of Bend quiet hours are from 10pm to 8am and are enforced as are Bend's Good Neighbor Guidelines and Pioneer Park HOA rules. This is a 3rd floor condo with stair access only. No elevator. It's worth the climb though!
