About this property

A Retreat in the Pyrenean Foothills — Your Family Home in the South of France.

A Week at the House in the Foothills | What a typical stay actually looks like.

Arriving:

Most guests fly into Carcassonne or Perpignan — both well-served by UK regional airports. The property sits on a quiet lane at the edge of Ginoles les Bains, a small village on the outskirts of Quillan, with mountains visible from every side. The private driveway accommodates multiple cars and has a lockable gate. Quillan town centre is a fifteen-minute walk downhill, or two minutes by car.

The house is large: four proper double bedrooms, a generous open-plan living and dining space, a full kitchen, and three bathrooms. A group of eight to ten people fits comfortably without anyone feeling cramped, and there are enough separate spaces for individuals to find their own corner when they want it.

---

Bedrooms and Bathrooms

The principal bedroom has a king-sized bed and a private en-suite shower room with toilet — ideal for one couple wanting extra privacy, or for grandparents. The remaining three bedrooms share two bathrooms: a family bathroom with bath and shower, and a separate shower room with toilet. In practice, three bathrooms for a large group works significantly better than the two-bathroom arrangements common in similarly priced properties.

Two of the four bedrooms have an additional single bed alongside the double, making them practical for couples travelling with a child or for older children sharing with a parent. The fourth is a straightforward king double. Bed linen and towels are provided throughout.

Traditional French shutters on every window keep bedrooms cool and dark during summer days — genuinely useful for parents of young children and anyone who values a proper lie-in.

---

Kitchen and Living Space

The kitchen is equipped beyond the basics. The centrepiece is a Rangemaster oven — a full professional-grade range capable of cooking for eight to ten people with ease. Additional appliances include a microwave, coffee maker, smoothie maker and air fryer.

This matters particularly here because the food shopping is exceptional. Quillan's bi-weekly market sells local vegetables, fruit, cheese, charcuterie, bread and honey at prices that will surprise most UK visitors. The combination of a properly equipped kitchen and outstanding local produce makes cooking at the house one of the genuine pleasures of a stay. For evenings out, Quillan has several bars and restaurants within easy walking distance, and surrounding villages have traditional French restaurants of real quality.

The main living floor connects kitchen, dining area and lounge in a single open space. The dining table seats twelve, the sofas are comfortable, and there is both a TV and WiFi. The lounge opens directly onto a covered veranda and terrace facing the mountains — where most guests spend the majority of their time when not in the pool or out on an excursion. The outdoor dining table is large and shaded, and the terrace works equally well for breakfast, long lunches and evening meals. Most guests eat the majority of their meals outside during summer visits.

---

Pool and Gardens

The swimming pool is 10 metres long by 5 metres wide — a proper family pool, maintained throughout the season by a local professional. Steps at one side make it accessible for all ages. The pool sits in sun for most of the day with the mountain backdrop making for an unusually attractive setting. Two important practical features for families: the pool area gate can be locked, and a pool alarm can be set, giving parents genuine peace of mind.

Poolside there are loungers and a shaded dining area. The BBQ is also in the rear garden, adjacent to a further outdoor dining space — practical on hot days when a cooler, shaded spot for lunch is welcome.

The gardens — front and rear — cover roughly three-quarters of an acre. The front garden is open and relatively flat with fruit trees, space for ball games and badminton, and a small mountain stream bordering the property. The rear garden houses the pool and dining areas, is fully enclosed and gated, and is entirely private. Children have genuine freedom to move around outside without constant adult oversight. Most families consider this one of the property's most practically valuable features.

The pool is open from late June through to September. The house is available year-round with full central heating.

A Typical Summer Week

**Arrival day** is settling in: unpacking, exploring the house, a first meal on the terrace. Quillan is close enough for a quick supermarket run on arrival evening to stock the kitchen.

**Days two through five** follow a rhythm most guests find ideal. Mornings start with breakfast on the terrace. The bi-weekly market in Quillan is worth building the week around — schedule a morning there for serious food shopping and a general look around the town. Pool time anchors most days, with local outings, walking routes and evening meals filling the rest. Walking routes begin at the garden gate, ranging from easy riverside strolls to half-day hill walks. Mountain biking trails are directly accessible from the house across a wide range of ability levels. The bathing lakes just outside Quillan and Puivert offer a good half-day alternative to the pool, as do the local tennis courts.

**Day trips** to consider: the Cathar castles — Peyrepertuse, Quéribus and Puilaurens are the most spectacular — take a comfortable full day, with medieval ruins at extraordinary heights and good village restaurants en route. Carcassonne, one of the finest walled medieval cities in Europe and a UNESCO World Heritage Site, is around 45–50 minutes' drive and an excellent full-day excursion. The Mediterranean coast — beaches at Perpignan to the south or Narbonne to the east — is under ninety minutes for a beach day.

**Local wine tastings** are a worthwhile half-day: the Limoux appellation produces the Blanquette de Limoux (a sparkling wine pre-dating Champagne), alongside well-regarded reds and whites. Most local caves offer free tastings and are welcoming to visitors.

**The thermal baths at Rennes-les-Bains**, twenty minutes away, are worth an afternoon — particularly after a long day's hiking or cycling. A proper historic spa fed by natural hot springs, not a hotel wellness centre.

**One day** tends to be slower — staying close to the house, spending time at the pool, perhaps walking into Quillan for a long lunch. Most guests report this ends up among their favourite days of the week.

What Works Well for Different Groups

**Families with young children** benefit from the enclosed garden, lockable pool gate and pool alarm, the extensive outdoor space, the bathing lakes and river activities nearby, and the easy walk into town. The two bedrooms with additional single beds handle family sleeping arrangements practically.

**Two or three couples travelling together** will find three bathrooms — including one private en-suite — significantly better than most comparable properties. The large terrace and separate outdoor areas mean the group can be together or apart without friction.

**Multigenerational groups** work particularly well here. The house accommodates different rhythms: grandparents can be comfortable and unhurried; children have space and the pool; parents have the kitchen, the market and the local restaurants. The thermal baths, gentler walking routes and vineyard visits give older guests their own programme.

**Off-season visits** are genuinely worthwhile. Autumn brings the grape harvest, spectacular colour in the vineyards and hills, and the richest season for local food and restaurants. Winter gives access to multiple ski stations within 50 kilometres, with Pas de la Casa in Andorra at around ninety minutes. Spring offers the valley at its most vivid, with uncrowded paths and the hills in blossom.

Amazing holiday in amazing property!

This villa was just perfect for a relaxing family stay! It was so well equipped with everything you could need, especially for kids! We had a young 2 year old with us and he was never bored, there were so many toys and different things for him to play. The pool was sublime. There were bikes for us to use to go to the local town (which was also gorgous) and Marie gave us so much information about the local villages and activities to do. Thanks so much Marie, you have made us want to come back every year!

Stay in Ginoles

We had a lovely fortnight in this comfortable house. It was well stocked and had everything we needed, the gardens were sunny and spacious and the countryside around the house was breathtaking. We spotted eagles, red squirrels, nuthatches and lizards galore. The village and setting was peaceful and relaxing and it was an easy walk into Quillan. A thoroughly enjoyable holiday with two teenagers and we wouldn’t hesitate to return. Just an aside, and nothing to do with the property, but we’d recommend bringing insect repellent for the whole region of the Pyrenees

Highly recommended

We (a family of 4) had a great time in Ginoles. The house is spatious, has a large garden (where deers could come according to the (Dutch!) gardener, traces were there but we missed them) and has great views. The large pool has 100% privacy and is a great place to stay at a hot day. The house is excellent equiped and maintained. It lies on a quiet road. The adjacent village Quillan (1km down the road) has a cosy, typical French Place de la Republique where you can drink your coffee or wine (Covid 19 measures apply!). Ginoles/Quillan is a good, central location to make trips. We went to Perpignan in the east and Foix in the west, Carcassone in the north and Serrabone Priory in the south. And lots of places in between. We had a very pleasent contact with the owners, Annie and Marie. We highly recommend a stay! Joost and Ineke

large and well-equipped house

A beautiful, large house that is suitable for a large group of people. It has a nicely equipped kitchen, spacious living room and beautiful rooms. Everywhere there is also enough storage space for your own belongings that you have with you. We found the house itself very nicely decorated. There are many hiking trails in the area and in a few minutes you are in the center of Quillan. We had a lovely time and are looking forward to come back next year.
