This first floor property comprises of Kingsize Bedroom with ensuite, bathroom, Lounge, Kitchen, Twin Room and sofa bed available in lounge if required. Fully renovated and decorated to a high standard and boasts the award winning "Loaf" mattresses in the single beds and with the Kingsize the "Emma" mattress of the year 2022. All mod cons to make your stay as comfortable as possible all you need to bring is your toothbrush. Smart TV, WIFI, Washing Machine, Iron, Coffee Machine, Hairdryer etc. It is based in the vibrant area of Broughton/Canonmills which is a 10 minute walk from York Place Tram/St Andrews Square or the beauty of the botanical gardens, cycle paths, and Stockbridge area all within short walk too. You have a variety of independent shops and restaurants on your doorstep along with a Tesco and Lidl for convenience. Regular Bus service routes all over the city and the Just Eat rental of bikes outside Tesco which leads onto our cycle paths. Everywhere central is walkable.

Turn off the lights and return the keys
Please take off any used bedding covers not mattress protector from used beds from duvet/pillows etc and towels and put in bath.
Remove all food and rubbish and put in bins around corner from flat.
Leave both sets of keys inside and pull door shut.
Failure to complete these may result in a negative review from the host.
Please remove shoes in property Remove rubbish to bins outside on departure Any dirty bed linen/towels to be left in bath on departure
Leave mattress protectors on bed Do not put any hot pots direct onto work surfaces or chop
Removed bottles and cardboard etc recycling at Tesco or bin outside

Had a wonderful stay in this apartment. The location was perfect, Tesco just over the road and an easy walk to town. Great apartment above a nice pub with good food!

For 4 adults, it worked well for us especially having 2 bathrooms. Descent location, Uber to train station under 10 minutes. Supermarket only a couple minute walk. No shortage of pubs or restaurants for a quick drink/ meal. I would stay here again.

Great stay in Edinburgh

My sister and I traveled to Edinburgh with our young adult sons to celebrate their college graduations. This property was the perfect place to stay while we enjoyed exploring the city. It was very comfortable and large enough for four adults. The location was perfect, within walking distance to shops and pubs. The host was very helpful and responsive. Highly recommend!

Nicola came across as really helpful and immediately responsive. The location was great, but with considerable traffic and other tenant noise. Loved the free parking space and easy access to buses. The apartment was fine, probably better for a summer stay. The bedrooms were nice and cosy, but sleeping on the sofa bed in the lounge, which we had to pay extra for, was really cold and drafty. You could see the curtains moving, so needs better window seals. The heating was restricted and never had chance to fully warm the place. We also had to purchase a scrubber to clean a pan put away dirty by a previous visitor.

Hi there - the heating is on a timer but I leave clear instructions you can over ride it at any time esp in winter I have to have a sensible routine for it so it comes on morning and night but if your in through the day you can boost no problem it’s not restricted to guests if you want to stay in all day and use it no problem - there is numerous cleaning products under the sink and a pan scourer apologies if you had a pan left dirty as every review shows I have high expectations of cleanliness you are the first guest ever to mention anything - the windows are fully double glazed and no wind comes through and yes you pay extra for the sofa bed as you are clearly turning the flat into 3 bedrooms!! I messaged and checked in with you and also left my number so if any issues I would have come around and got the windows checked etc - your message privately was you had a lovely stay so to put this on a public platform is bizarre and not to be in contact if any problems disappointing - i have hosted for 7 years and this is a first - happy new year!!!! Ps you didn’t even request the parking space until a couple of days before arrival and I made sure it was okay to have even though I had friends staying and wanted to use it.

- awesome little apartment in a great location. Hop on the bus and get right to the royal Mile in under 20 minutes. I have lived in this beautiful city for 30 years. I am married with two young girls age 10 and 12 live locally to the flat.

Why they chose this property

I live in the area and it is fantastic place to be with lots to do and see and is walkable to everywhere so central so wanted to purchase somewhere locally so visitors could relax and enjoy it too. Also regular bus service from a few minutes from the flat into town or it is a 15 minute walk.

What makes this property unique

You have the tram close by, main bus routes and cycle paths all on your doorstep along with the supermarket, local coffee shops, bars and restaurants. New St James's shopping centre only opened 2021 10 minute walk, Playhouse Theatre, Botanical gardens all walking distance.
