We have a Self Catering Holiday Cottage available that can accommodate up to 4 people (2+2).
The cottage is set is a 6 acre smallholding with beautiful surroundings. We have 10 alpacas that you are welcome to meet and help feed during your stay.
The main living/sleeping area has a double bed and a sofa that can convert to a bed. There is also a travel cot available, we can loan you an air bed if you need an additional bed. All bedding and towels provided.
There is also a bathroom with basin, toilet and large shower and a kitchen area with a cooker, Fridge (with freezer compartment), Washing Machine, Tumble Dryer, Microwave, Toaster and Kettle along with a selection of cooking equipment. Is there is something you want that is not already there, just ask.
The cottage is also accessible for people in wheelchairs, there are no steps, level access throughout and the bathroom was built as a wet room.
We are also dog friendly, dogs are always welcome with well behaved owners!
We are also LGBT friendly and welcome same sex couples.
A Podpoint EV Charger is available on site.

Yes and clean inside few marks on floor bathroom had an odour to it but ok! Outside was unkempt could have been more attracting but the room was fine for our needs

the owner was helpful and friendly and we where invited to help feed them which was lovely also we had a spacious bedroom /living room and comfortable beds and kitchen area where well equipped .
The Den was a great place to stay while my wife, daughter and I were visiting friends in Rochdale and Prestwich.
Paul was a great host, and provided everything we required for our two year old daughter to make our stay a home from home. Would definitely stay again.
Ideal accommodation located for exploring the Bacup area and beyond, great for walkers and those who generally enjoy the great outdoors. The owners couldn't do enough to help and the best part was being invited to help feed their pet Alpacas.
The Den is a very cosy quiet place, the perfect getaway. Paul and his family are really nice people, and they make you feel welcome. Paul let me and my family feed the alpacas, my daughter loved it. Brilliant place would highly recommend. 😀
We arrived a little later than planned but Paul was waiting for us with the key. He showed us around and was friendly and helpful.
The Den is small but had everything we needed for a couple of nights. Everything worked except we had trouble getting a signal for the TV, possibly due to the constant rain.
We would definitely stay there again when visiting family in the area.
Comfy and cosy. Appreciated milk left for us as we didn't know if any shops nearby (no none) We came by public transport as car was in for repair so couldn't pack food. but got a taxi to the restaurant we were visiting. If we visit again we will come by car as think it is necessary, We had a good stay on the whole and the Alpacas were really sweet.
Thank you so much for such a lovely stay. Meeting the alpacas and being taught more about their care needs was the icing on top of the cake.
Lovely location, with a beautiful field just across the road to walk your dogs. I love how pet-friendly the property is. The owners also went above and beyond and strimmed back a piece of land for my dog to wander on.
The check in was simple, and it was so lovely to find dog bowls and treats for them upon our arrival, alongside coffee, milk, sugar, tea bags and cookies for us adults.
Positives - hosts were very nice & helpful. Arranged for our grandchildren to feed the alpacas on Christmas Eve. Property was warm & lots of hot water. Negatives - when you approached it was like driving into a builders yard. There were piles of rubbish & debris all over. Outside The Den was very uncared for - weeds.moss & leaves all over so very slippy under foot. It needs a good tidy up. First impressions are important & it wasn’t a good one !

We are spending a lot of time and money on the property, we are currently renovating the inside of the main house. The Den had a new roof a couple of years ago and was fully decorated only a couple of months ago. The outside is very difficult to maintain especially at this time of year, we swept up last week but one gust of wind and the leaves are everywhere again. At the end of the day, we are a farm, and farm yards are never clear and tidy, that is why we keep the pricing at the bottom end of the market.

Weeds have been a problem this year, because of all the rain, we spend a day clearing them and 3 days later they're back. We won't use weed killer as some of our guests have dogs.
We stayed only 1 night of our 5 night reservation. The yard outside is littered with junk and weeds. The bed is very uncomfortable. The room smells strongly musty. The washer and dryer do not work properly. Is there a place to post a photo? This place should not be among your listings. Refund requested.

I have investigated the problems you reported with the washing machine and tumble dryer, I have put 2 loads through both the washer and the dryer and they worked fine, I can only assume you were not using appropriate settings, we did offer to look at that when you reported it, but you declined this offer as you had already packed up to leave. I also said when you arrived that if there were any problems or anything you needed to just ask. We did note that the washing machine was set to a quick cycle which is only intended to freshen, not wash, and the dryer was set to hang dry, which will leave things slightly damp to hang up to allow creases to fall out.
The Den is professionally cleaned, there was no rubbish in the Den when you arrived and it was clean and tidy, if you're referring to the outside, there is still some clearing to do as we have only just had the roof and all the rendering replaced, but this doesn't effect the accommodation. We have only just come out of a heat wave here which seems to have killed all the flowers, but the weeds seem to survive anything, we cleared the ones from the block paving only a few days before your arrival, the problem is by the time we finish, the first area wants doing again, we do our best to keep the area just outside the Den clear, but the rest of the yard is part of a working farm, and there's no such thing as a tidy farmyard!!
Beds are a question of personal taste, everyone is different, the
Mattress is less than a year old and was not a cheap one it has a memory foam top. Nobody else has said the bed was uncomfortable, The people that staid before you and the people that staid after you both said how comfortable it was.
I don't know what you were smelling, we have had 4 different people go in to check including our cleaner, and nobody could smell anything . The people who stayed the weekend before you did not have any problems and they enjoyed their stay so much that they are going to book another weekend. Also the person that staid the week after you did not have any issues and left a lovely review in the visitor book.
I'm afraid I can't find any reason to uphold your complaints, and as we were not given any opportunity to resolve them at the time, our cancellation policy stands, and you are not eligible for a refund. We do all we can to make our guests stay as pleasant as possible, but we can't resolve issues that were not told about.

Don't waste your money!
We booked the den, hoping to get our two autistic teens out of the house for a bit of a break and to see the alpacas. From the moment we arrive it was untidy, there are weeds and junk everywhere. The pictures showed an outdoor sitting area and there was no such thing. The place was dirty and smelled musty. The cooker didn't work, the airbed had a puncture and the sofa bed was very small and uncomfortable. The only positive is that the owner was very polite and there was tea, coffee and Milk, however I will not be returning.

We did say if there were problems to let us know, th table and chairs were moved and could have been put back if you asked. The cooker is new, we only changed it a couple of months shot, if it wasn't working you should have said so, we do our best but can't fix problem we're not aware of. We will address the issued you have raised before our next guests arrive.
For a variety of reasons, we had to delay any trip until a couple of days before the bank holiday. Additionally many places accepting pets restrict it to dogs and we have a house cat who we had to bring.
Most areas had nothing left, for a short weekend break or prices were into the thousands. However we struck lucky in finding Doal's Farm. Owner Paul was fantastic in his speedy responses, confirming availability, acceptance of cats and fitting in with some personal restrictions we placed on him. Price wise it more than fitted in with what we were looking for.
With travel problems our ETA kept changing but on our late arrival Paul was waiting with a pleasant welcome , taking us into the property. Some nice treats awaited us, and the cat which was a pleasant surprise.
The property is small but perfectly laid out, making good use of all space and is extremely comfortable.We had no problems at all.
As for items provided everything you could need was there including. to our surprise, as we had some stir fry items with us we were going to cook in a frying pan, an actual wok which more than did the job.
It is only 5 minutes drive to the centre of Bacup too.
Our one regret was we were unable to take up the offer of feeding the alpacas given our short visit.
If we are looking for a future break in the area again we will certainly check this cottage first.
Lovely little place and just what we wanted/needed.
There were a few fireworks let off in the distance but far enough away not to trouble my dog too much.
Would certainly stay again.
Tina and Paul are so sweet and inviting. They made me feel welcome from the get go. I had an emergency come up and had to postpone my stay for 6 weeks and they were very accommodating in switching the dates for me. The apartment was lovely and there's plenty of space to move around. The bed was comfortable and I had everything I needed. The outside felt like a rural area with the alpacas and acres of fields and was very quiet and peaceful. My friend and I loved visiting and feeding the alpacas. Tina and Paul answered our countless questions about the alpacas with patience and kindness. I would recommend anyone to stay here if in the area!
Lovely area to stay will definitely be visiting again

Little gem in the making
The owners were lovely. Very welcoming and friendly. Amazingly accommodating of my dogs. Was quite disappointed there wasn't a patio area as shown in the pictures and as they were in the process of refurbishment with the next property there were quite a lot of excess materials around. The Alpachas were lovely and it was really nice of the owners to let us meet them. The amenities inside the property were great and very comfortable
Paul and Tina both wonderful people, easy to communicate with and very understanding. Made our stay so pleasant and easy :) 100% recommend.
