This spacious one bedroom apartment is on the first floor of a small block in the popular, Ipswich Waterfront area. The area is well served by bars, restaurants and cafes and it’s a short walk to the main town centre area and the business district, as well as ideally located for the main transport links (train, bus and coach depots and A14).
** This building is currently undergoing external works expected to be complete in 2026 - there is scaffolding in place which affects the outlook to some degree, and there is potential for noise during the working day. The parking space has been relocated to a nearby car park for the duration of the works. Rates have been adjusted to compensate for the inconvenience. **

It has been furnished to a very high standard and with some nice touches gives it a lovely home from home feeling. There is a fully equipped kitchen including fridge/freezer, oven/hob, dishwasher, microwave, toaster, washer/dryer, iron/ironing board, and sufficient cooking/serving equipment for your day-to-day catering.
You will be provided on arrival with a welcome pack on arrival of basics such as bread/butter, milk, cereal, eggs, beans and tea/coffee. We also provide essentials such as washing up liquid, kitchen rolls, cooking oil, salt and pepper.
The main living area is open plan with a large leather corner sofa, coffee table and large flat screen Smart TV which has free to air terrestrial channels provided and also the facility for you to view your own streaming content. There is a dining table and four chairs.
The bedroom has a king-size (5ft) bed and ample wardrobe storage space.
The bathroom has a shower-over-bath, basin and toilet. Welcome toiletries (shampoo/shower gel) are provided.
The building has secure entry via key fob and an internal lift to all floors. The apartment comes with one allocated parking space right outside the main entrance to the building.
Please note there is no requirement for a carbon monoxide detector as there is no gas supply to this apartment.
Ipswich is Suffolk’s County Town and due to recent and significant regeneration projects, the town is alive and bustling. It has a thriving business district, an excellent cultural and arts scene, a constantly growing food and drink offering, sports and outdoor activities galore, some spectacular coastal, rural and architectural scenery, many places of interest to visit, and not forgetting the impressive history and heritage of the area which dates back to the Anglo-Saxon times. You will not be bored visiting Suffolk!
The Waterfront area is iconic and is what makes Ipswich 'East Anglia's Waterfront Town'. This vibrant area of the town is alive with restaurants, cafes and bars; all perched on the water’s edge. Ipswich has a great transport service network of buses, trains and taxis as well as good access to A12 / A14 arterial roads and is just one hour from both London Stansted and London Southend airports by car, and the train from London Liverpool Street.

Very spacious flat with modern decor. Only five minutes walk from most amenities.
Flat is a bit hard to find if you are new in town - there are lots of other blocks in the immediate area

Excellent stay!
The apartment itself is positioned right in the centre of the town where you can find all the bustle!
Waterfront is just few yards once we get down the lift and take a nice walk alongside the beautiful scenic harbour with full of ships/Marines, lots of food options and coffee stores nearby!
The owner Martin is a very kind man offers all the necessary help for the stay to be as pleasurable as possible!
Just keep it going...

The 'air conditioning' is a building wide 'air flow' system, to ensure that even when window aren't opened, the building remains 'healthy' in terms of air quality. If we had been made aware of a noise issue related to this, we would have responded - there are some controls in the apartment that can be adjusted.
The bathroom light is simply a movement sensor one - when it detects movement, it comes on.
With regard to the cleanliness score, this is highly unusual for us. We employ our own team, to ensure consistent standards, not third party contractors. If any issues had been highlighted to us at the time, we would have responded immediately.
