SAFETY
A wonderful private villa set in its own grounds, with high spec new bathrooms and good cleaning protocols. Each bedroom has its own private bathroom and there are several lounges so lots of space to be together but not crowded. Space, safety, privacy and quality are our priorities to ensure you have a wonderful stay.
HISTORY
A wonderful 200 year stone built (restored in 2019/20) villa set perfectly in the landscape with large terraces & gardens set in its own 500 year old olive grove. The villa has a unique 240 degree view to the sea at Cannes, the ancient hill top town of Cabris and Lake Saint-Cassien catching sun all day.
LIVING SPACES
Renovated in 2019/20, this 410m2 (excluding terraces) interior designed and spacious home has a relaxed traditional style with modern comfort and convenience. The chef's kitchen has a dining area, 150cm range cooker with two ovens, 8 hobs and there is additionally a large BBQ. Inside via a sweeping staircase there is a large open plan family lounge and dining room in addition to an incredible jasmine clad covered summer lounge / dining room with views to the sea off the kitchen.
BEDROOMS
The property has 6 guest bedrooms, many of which can be make up as twins if required. Each bedroom has lovely views and has a combination of antique and modern furniture along with ever so comfortable mattresses and crisp white laundered bedding. Being an historic building, 3 bedrooms are en suite whilst the other 3 have their own private bathroom adjacent to the bedroom. Two en suite guest bedrooms are accessed directly from a terrace outside.
GARDENS AND TERRACES
There are multiple vast terraces: (1) a 200m2 pool terrace with large 12mx 4m pool, sun loungers and sofas (2) a 140m2 Sea View Terrace with a huge rattan day bed with views to the sea and the hill top village of Cabris; (3) master bedroom terrace with sofa; and (4) 160m2 terrace off the summer lounge with panoramic views to the lake and sea. Not to mention the ancient olive grove with over 250 trees some dating back 600 years.
LOCATION
Situated in its own hectare of grounds and a 5min walk into the historic village of Speracedes next to the hill town of Cabris, with their many restaurants and bars across the two villages. By car: Nice airport (35mins), Beaches at Cannes (35mins), Nice (45mins) Monaco (65mins), Lake at Saint-Casien (10mins) Antibes (30mins).

We have always loved French culture and food and the weather, landscape and cosmopolitan feeling of the South of France and the Riviera is very unique. Buying property here has been a dream of ours for decades but finding the perfect place took years of research and rummaging. We love being here but we also love the idea that others can enjoy the villa and all that the area has to offer.
Why they chose this property
This part for the Riviera is amazing. The house sits on the edge of two villages Cabris and Speracedes which combine views across the Riviera with the intimate charm of having a walkable bakery, cafes and a choice of restaurants set amongstrustic streets and stone houses. Yet within 30-45mins you can easily drop into such a huge variety of coastal beaches (Antibes, Nice, Cannes),hire yachts on the water,. But you can just as eassily go inland to wander round the stunning old towns (Grasse, Vance, Valbonne, Mougin, Saint Paul de Vence) or you go white water rafting or hiking in the mountains, rowing on Lake Saint Casien or cycling from village to village with their fresh produce markets and old charm.
The house itself is a Mas (small farmstead) and one of the oldest on the hillside and both steeped in history and surrounded by olive trees set in its own olive grove (we still press our own olive oil to this day). It is an incredible 200 year stone built old farmhouse which we have been lovingly restoring over the past few years to retain its charm and character but add modern convenience and comfort. Every window frames the view like a painting and as the day ticks past so the sun moves around the house so you always have a choice of sun or shade and of course some stunning sunsets over the lake.

What makes this property unique
We fell in love with the property and location instantly as it was such a rare find: Incredible views from every window. Old charm but with a layout to suit modern life. Space to be together but not on top of each other. 6 bedrooms all with their own bathroom. A large pool and huge terraces all set in a lovely olive grove. On top of all that privacy and space, you can walk to the local village bar and cafe or just 2 miles away go to the hilltop town of Cabris with all it's restaurants.
