SAFETY
A wonderful private villa set in its own grounds, with high spec new bathrooms and good cleaning protocols. Each bedroom has its own private bathroom and there are several lounges so lots of space to be together but not crowded. Space, safety, privacy and quality are our priorities to ensure you have a wonderful stay.

HISTORY
A wonderful 200 year stone built (restored in 2019/20) villa set perfectly in the landscape with large terraces & gardens set in its own 500 year old olive grove. The villa has a unique 240 degree view to the sea at Cannes, the ancient hill top town of Cabris and Lake Saint-Cassien catching sun all day.

LIVING SPACES
Renovated in 2019/20, this 410m2 (excluding terraces) interior designed and spacious home has a relaxed traditional style with modern comfort and convenience. The chef's kitchen has a dining area, 150cm range cooker with two ovens, 8 hobs and there is additionally a large BBQ. Inside via a sweeping staircase there is a large open plan family lounge and dining room in addition to an incredible jasmine clad covered summer lounge / dining room with views to the sea off the kitchen.

BEDROOMS
The property has 6 guest bedrooms, many of which can be make up as twins if required. Each bedroom has lovely views and has a combination of antique and modern furniture along with ever so comfortable mattresses and crisp white laundered bedding. Being an historic building, 3 bedrooms are en suite whilst the other 3 have their own private bathroom adjacent to the bedroom. Two en suite guest bedrooms are accessed directly from a terrace outside.

GARDENS AND TERRACES
There are multiple vast terraces: (1) a 200m2 pool terrace with large 12mx 4m pool, sun loungers and sofas (2) a 140m2 Sea View Terrace with a huge rattan day bed with views to the sea and the hill top village of Cabris; (3) master bedroom terrace with sofa; and (4) 160m2 terrace off the summer lounge with panoramic views to the lake and sea. Not to mention the ancient olive grove with over 250 trees some dating back 600 years.

LOCATION
Situated in its own hectare of grounds and a 5min walk into the historic village of Speracedes next to the hill town of Cabris, with their many restaurants and bars across the two villages. By car: Nice airport (35mins), Beaches at Cannes (35mins), Nice (45mins) Monaco (65mins), Lake at Saint-Casien (10mins) Antibes (30mins).

Enjoying la douce France (with a view)

We stayed in the villa with 5 other couples and enjoyed our stay immensely. The villa, garden with large pool and views were truly phenomenal. The villa was also very clean, equipped with everything, even more than that, and its proximity to many villages/towns was a nice bonus. We spent several full days and evenings in the villa because we felt so at home.The communication with Chris, Damian & Nuria was also very smooth which made both the preparation for our holiday, check-in & check-out smooth. We can only recommend this villa!

Amazing stay in beautiful mas with wonderful garden!

We have spent one week with our family in this beautiful villa and we loved every part of it. The villa itself is beautiful but as you live outside, it is even nicer! An amazing pool area, in the beautiful garden which has different levels is extraordinary. We highly recommend it!

We had a wonderful holiday in this beautiful house with the most stunning view. The atmosphere is magical. We were a group of three generations, and everybody was happy with our stay. Family Vacation

We loved the property and surrounding area. There were plenty of activities for our group. We loved the pool, ping pong table and outdoor space. The house was large enough to allow our group room to spread out. The kitchen was large enough for us to cook for us all. Having two refrigerators, dishwashers, washers and dryers was an added plus. We would recommend this house to anyone with a large group looking for a quiet house close to all that you need.

Amazing house and stay

We had an absolutely wonderful week! We were a family of 10 people, kids and grandparents. The house was beyond even what the pictures show. No details are left out of this home. The outdoor living space and the pool are phenomenal. You definitely need a car to be able to to go places, however the house gives you ample privacy. The house manager was lovely and super easy to connect with as were the home owners. We would absolutely recommend this home to anyone traveling to this area.

We had an amazing couple of weeks with our children and friends. The location is brilliant with wonderful views, a nearby lake with inflatable assault courses, the property has great facilities, a lovely big pool, a choice of outside spaces that ensures you don’t feel too much need to venture out everyday and although we had a number of children with us we managed to find enough space for some peace and quiet when needed as well as lots of fun! The kitchen was great with a big hob, ice machine, 2 dishwashers and plenty of cooking equipment. There were a few small negatives that are worth a mention, a dirty bbq, which we chose not to use, we were not aware that two of the bedrooms are not accessed via the main house but have their own outside doors which made putting kids in them a bit tricky, we ran out of gas for a day on the kitchen cooker, mosquitos are an issue so it’s worth having plenty of repellant and the nights were very hot without air con during a heat wave with little night time air movement, they did have loads of fans though which helped. That said we would definitely recommend this property as we had a great time.

Your Own Private Resort

This is a one of a kind property. The view is magnificent and the house is a treasure trove of paintings, antiques, books and hats! Our family of 6 adults and 2 toddlers (ages 3 and 1) enjoyed swimming, ping pong and boules. We also went on day trips to Cannes, Monaco, Grasse and Gorges du Verdon. Lunch or dinner at Auberge de la Chêvre d'Or in Cabris is highly recommended. Grocery shopping is only 10 minutes away in Peymeinade. Our visit the first week of June was very pleasant but we did encounter mosquitoes. The washing machines and dryers were a bonus. Looking back on our visit we wish we spent more time at the house to be able to enjoy all it has to offer.

Friends in France

The Villa was delightful! There is more than enough space to spread out or come together. We were a group of eight and never felt crowded. The beautiful kitchen was extremely well equipped and a great daily hang out. The expansive outdoor pavilion and terrace became the heart of our stay-the heat lamps made outdoor dining on cool evenings perfect. Please note the bedrooms are spread over 3 floors and the Villa does have a number of stairs-both inside and out; this may be a bit challenging for some. The location in the hills overlooking Cannes is stunning, however the tricky-narrow winding roads with switchbacks require extra caution while driving. Walking to the nearby villages is doable-but much of it is uphill.

Heavenly holiday in stunning location

This must be one of the most beautiful places that we, as a family, have ever stayed, hence our return visit. The traditional farmhouse has been sensitively restored and modernised, aesthetically pleasing inside and out, and comfortable. A beautiful fusion of traditional South of France 'Mas' and bespoke contemporary design in the kitchen and outdoor dinning area. We loved all the amenities on offer, something for everyone, the pool, playing boule, dining in different areas around the villa. Perhaps the most important thing to mention is the view, or views. The rooms and terraces take advantage of the most incredible panoramic views looking down the valley and out to the bay of Cannes. I just loved seeing the sun rise, blue skies and scudding clouds, the mists rise after some rain (it was end of October!) and the sunsets. Damian and Chris were fantastic and very responsive to all our queries, and gave us some excellent recommendations - Mougins and Grasse being two of our favourite places. Lots of fantastic art galleries for the art lovers. Thank you for a wonderful stay, we will return!

Excellent villa for a large family get together

As a family of 12 (age range 17 – 83), we enjoyed a week at this beautiful villa set in a peaceful location on a hill near Grasse. It is very spacious and well equipped. There are stunning views over the countryside down to Cannes, the sea and a lake from a superb side terrace with large roofed area where we were all able to relax and have our meals. The pool area is set away from the house in the gardens and accessed by a number of stone steps which could be challenging for elderly people. The pool was a good size for all 12 of us to enjoy and surrounded by a terrace with enough sunbeds, chairs and sunshades for all. There were 3 ensuite bathrooms and 3 other bathrooms detached from the bedrooms across hallways. There was no air conditioning but cooling fans were provided. The location is good being not far from Nice Airport and close to Grasse. The use of a car is preferable.

Ein wunderbarer Platz um sich zu erholen! Der weite Blick ist phänomenal! Ein sehr großzügiger Aussenbereich mit vielen Verweilmöglichkeiten! Eine große Küche für sehr viel Aktivitäten! Zur Optimierung wäre es sehr schön, wenn die Betten qualitativ hochwertiger wären! Auch die Küchenaustattung ist verbesserungswürdig (Messer, Töpfe, Pfannen). Nichtsdestotrotz ein traumhafter Platz!

Wir sind verwirrt über die Kommentare zur Küche, da die Küche über 25 Steakmesser und über 20 Küchenkochmesser aller Art zur Verfügung steht (plus Messerschärfer). Ebenso wie ein Einfamilienhaus sorgen wir stets dafür, dass es Dutzende neuer Töpfe, Pfannen und Backbleche gibt, die wir jedes Jahr für unsere Kunden auffrischen. Vielleicht haben Sie einige davon verpasst, denn wir verfügen über mehrere Schubladen und Schränke mit Utensilien und Töpfen sowie über die Villa-Managerin, die jederzeit zur Verfügung steht, falls Sie irgendwelche Probleme oder Probleme haben, und sie wird sich gerne darum kümmern, während Ihres Aufenthalts alles Wesentliche zu besorgen, das Sie für vermisst gehalten haben . Auch die Matratzen sind von sehr hoher Qualität und werden regelmäßig ausgetauscht. Für zusätzlichen Komfort sind auf den Matratzen Auflagen angebracht, die die Betten weicher machen (diese können jedoch entfernt werden, wenn Sie härtere Betten bevorzugen). Trotz dieser Bedenken freuen wir uns, dass Sie ansonsten einen schönen Aufenthalt hatten, und werden in Zukunft sicherstellen, dass wir beim Check-in sowohl die Matratzen als auch den Aufenthaltsort der Dinge in der Küche besser erklären, um Verwirrung zu vermeiden.

Belle maison MAIS sans Clim

La maison, la vue et les infrastructures sont très biens. Mais c’est une maison SANS Clim et une maison qui même si elle a 200 ans garde la chaleur, donc très dur de dormir même avec les ventilateurs (qui font du bruit). Sachant qu’il fait de plus en plus chaud l’été.. c’est aussi une maison avec beaucoup de marches.. donc attention si personnes âgées ou problèmes physiques. Nuria, notre contact est charmante et est très réactive. La terrasse et la piscine sont des emplacements merveilleux. Malgré tout, nous ne pourrions relouer cette maison sans Clim.

Il s'agit de la toute première plainte que nous recevons car cela est clairement indiqué dans la description de la villa lors de votre réservation. La description de la villa et les photos montrent très clairement que la propriété, en raison de sa taille et de son emplacement à flanc de colline, est répartie sur plusieurs niveaux (d'où les superbes vues et les nombreuses terrasses à chaque niveau) et qu'en tant que telle, il y a clairement de nombreuses marches. De même, nous sommes très honnêtes et déclarons très clairement que nous ne disposons pas de climatisation mais que nous fournissons des ventilateurs dans les chambres. Gérée correctement par les invités, la villa reste fraîche. De plus, il vous a été clairement indiqué lors de l'enregistrement qu'en cas de problème, le gestionnaire de la villa est disponible pour tout problème lié à la propriété pendant tout séjour. Nous tenons également à souligner que vous avez séjourné pendant une canicule exceptionnelle et atypique pour la région. Nous sommes très tristes et déçus que vous pensiez que le manque de climatisation et les nombreuses étapes (toutes deux précisées dans la description) ont affecté votre séjour alors que vous le saviez déjà avant votre arrivée. Nous pensons qu'il est injuste de nous pénaliser dans votre avis pour un séjour par ailleurs agréable alors que vos problèmes étaient en fait connus dans la description de la villa avant votre arrivée et que vous avez séjourné dans une canicule exceptionnelle. Nous vous souhaitons néanmoins de nombreux autres bons séjours dans le sud de la France et vous recommandons de toujours vérifier soigneusement les descriptions des propriétés pour éviter que cela ne se reproduise pendant vos vacances. Prachtig huis met magistraal uitzicht.

We hebben met ons gezin een prachtige week gehad in een mooie accommodatie die geheel overeen kwam het het geschetste beeld vooraf. Alles was conform. An incredible villa perfect for a large group

We booked a stay here with a group of friends and family. The location was spectacular with views over the hills towards the sea at Cannes and Lac de Saint Cassien but it was very easy to reach from Nice Airport. Cabris and Grasse were very close and Mougins, Cannes and Antibes a short drive away. Peaceful surroundings yet not isolated, we enjoyed spending a lot of time in the lovely pool, boule area and the terrace and cabana made outdoor living easy. With the location, facilities and style, it was definitely worth it and we would definitely choose to return.

The very best place to celebrate a milestone birthday

It's hard to imagine we could have found a better place to celebrate. The villa was everything we had hoped and more. The views alone are simply glorious; from hill-top Cabris, across to Cannes and to the lake in the West we could enjoy sun rises, sun sets, lazy, sunny days around the pool and dinners and card playing into the evenings under the cabana. The location gave us everything we needed being only 35 minutes from Nice airport but sufficiently private that we felt truly relaxed. Being within 20 - 25 minutes drive of Cannes, Antibes, Mougins, the lake and having Grasse even closer meant we could explore in a leisurely way and in smaller or larger groups depending on the kind of day we each wanted. The nearby town of Cabris has a lot to offer too. The restaurants, boulangerie and little ice cream truck were lovely and although we were technically out of season, they were open at their usual times, well attended/supported by locals and far less busy than those in Cannes and Antibes. The villa was excellent. Luxurious, spacious but very comfortable too. It quickly felt like home and absorbed our group of 10 with ease. Lovely villa for friends celebration

It's a gorgeous villa set with a beautiful view of the French Riviera. The house was well appointed and the hosts were helpful and fast in responding to questions. We were a group of girls coming from USA and the house was appreciated by all. The house is set in a tiny village and you can walk there for fresh bread and coffee in the morning but the closest town for dinner isn't a comfortable walk. It is a house best suited for those with a car and those who want to relax by the lovely garden/pool/terrace. We did find the house be a bit more remote than expected so adjusted our day trips accordingly. The house offers gorgeous views, lots of lounging spaces and comfortable beds. It was a lovely place to gather friends.

Magnifique mas pour des vacances familiales

Proche de tout (Grasse, Nice, Cannes, Gorges du Verdon...), cette magnifique demeure de caractère et de prestige nous a enchanté. L'accueil est impeccable. Vous allez y forger de nombreux et beaux souvenirs. Comme tout mas ancien, la disposition des pièces est particulière (2 chambres ne sont accessibles que par l'extérieur, mais ceci était au plus grand bonheur de certains), mais tout est très bien équipé, incluant des ventilateurs silencieux dans chaque chambre (car le mas n'est pas climatisé, à l'exception d'un des nombreux salons). Piscine des plus appréciée et magnifiques jardins entretenus et décorés avec soin. Nous étions une famille de 12, de 10 à 81 ans, pour une splendide semaine en juillet 2022. Nous sommes des habitués de locations VRBO et nous vous recommandons le mas La Renaude de Spéracèdes chaudement.

Beautiful, huge, well equipped and well kept house with everything you need for a big group. Amazing Pool and garden area with a breathtaking view to the sea. Very reliable and friendly contact with the owners. Warmest recommendation.

Idyllic property and location. Even better than our last visit!!

I didn't think it was possible to actually improve this property but the owners have done so since our last visit two years ago. Oh my goodness, it was soooo good to be back at this beautiful property. Since our last visit, there are new bathrooms, a new, wonderfully equipped kitchen, a new and stunning outside huge terrace and the swimming pool area has been increased and landscaped including a pétanque area which was enjoyed by all. Lovely to be back in those wonderfully comfortable beds too. Enjoyed eating out at restaurants nearby and highly recommend Keller Place a short drive away in Antibes, Vieux Chateau in Cabris and La Place de Mougin in Mougin. Cannot wait to return to this stunning property, a very special and luxurious hideaway with so many wonderful places to explore and enjoy close-by. We left feeling utterly restored and revitalised albeit full of too much local, delicious rose, cheese and croissants!!! Thank you.

We have always loved French culture and food and the weather, landscape and cosmopolitan feeling of the South of France and the Riviera is very unique. Buying property here has been a dream of ours for decades but finding the perfect place took years of research and rummaging. We love being here but we also love the idea that others can enjoy the villa and all that the area has to offer.

Why they chose this property

This part for the Riviera is amazing. The house sits on the edge of two villages Cabris and Speracedes which combine views across the Riviera with the intimate charm of having a walkable bakery, cafes and a choice of restaurants set amongstrustic streets and stone houses. Yet within 30-45mins you can easily drop into such a huge variety of coastal beaches (Antibes, Nice, Cannes),hire yachts on the water,. But you can just as eassily go inland to wander round the stunning old towns (Grasse, Vance, Valbonne, Mougin, Saint Paul de Vence) or you go white water rafting or hiking in the mountains, rowing on Lake Saint Casien or cycling from village to village with their fresh produce markets and old charm.

The house itself is a Mas (small farmstead) and one of the oldest on the hillside and both steeped in history and surrounded by olive trees set in its own olive grove (we still press our own olive oil to this day). It is an incredible 200 year stone built old farmhouse which we have been lovingly restoring over the past few years to retain its charm and character but add modern convenience and comfort. Every window frames the view like a painting and as the day ticks past so the sun moves around the house so you always have a choice of sun or shade and of course some stunning sunsets over the lake.

What makes this property unique

We fell in love with the property and location instantly as it was such a rare find: Incredible views from every window. Old charm but with a layout to suit modern life. Space to be together but not on top of each other. 6 bedrooms all with their own bathroom. A large pool and huge terraces all set in a lovely olive grove. On top of all that privacy and space, you can walk to the local village bar and cafe or just 2 miles away go to the hilltop town of Cabris with all it's restaurants.
