This is a "qualified" 5 star rating. This house has a very nice layout, beautiful swimming pool, nearby beautiful beaches, and is minutes from the center of Anzio and Nettuno (two of my favorite towns). The bedrooms are all upstairs and they are the only rooms in the house that are air conditioned. Although the first day of 100 degrees really warmed up the first fllkor, we found that rolling down the outside awnings over the windows helped. Besides, we don't rent a house to stay inside, we were either at the pool, the beach, in town or in Rome. There were power outages, which simply required resetting the breaker. We also experienced air conditioning problems in a couple of bedrooms which were resolved. One day there was no hot water, so we were without it for a day, but that was resolved. On the day when the gardeners are coming, find something to do away from the house as they were there for 4 hours, right in the middle of the day. I would recommend this house to a family or group of friends.
