Following extensive restoration and enhancement works which began October 2023 we are very excited and pleased to say we are now open from Easter 2024.
Rose cottage now has a new ensuite shower room, larger bathroom downstairs, new location of bigger enclosed garden - with a view of the Church next door, new windows, new log burner, new kitchen and new flooring throughout.
Rose Cottage is a charming detached 17th century Grade II listed brick and flint cottage with 2 large bedrooms, a double and a twin, spacious kitchen with dining area, fridge freezer, inbuilt microwave, electric hob and oven and airfryer and French doors leading out onto an enclosed garden, large sitting room with log burner, utility room, bathroom and all with free Wi-Fi. The enclosed garden and grounds have been landscaped with a communcal space with gazebo and BBQ area and had a total refit throughout. We have also added a hot and cold doggy shower for our furry guests.
The "home from home" feeling with traditional charm has its own private garden and off road allocated parking with access to a communal garden area with covered BBQ and seating area too.
Located in the sleepy village of GREAT SNORING, next to the village church and just 6 miles (12-15 minute drive) from Wells-Next-the-Sea the fabulous North Norfolk Coast and close to many local attractions and charming villages. Places such as Holt, Holkham Estate, Royal Sandringham, Houghton Hall, Bickling Estate, Burnham Market, the NT wildlife reserve at Blakeney, Brancaster for the seals, historial Little Walsingham, Sheringham and Cromer are all within easy reach from the cottage.
We are dog friendly with plenty of dog walks and dog friendly beaches nearby. There are an array of beautiful walks, both coastal and inland with the North Norfolk Coastal path stretching all along from Old Hanstanton to Cromer, plenty of golf courses, fishing, sea fishing, bird watching, nature reserves, a racecourse and some superb restaurants / pubs and many shopping opportunities including some amazing artisan shops with locally sourced produce.
North Norfolk just love their dogs and most are welcome in lots of pubs, restaurants and shops too. Most of the beaches along the coastline are dog friendly too.

Warm & Cosy
A lovely cottage in a very picturesque village. It was warm and cosy and had everything we needed. Dog friendly with an enclosed garden which was ideal. The cottage is close to some wonderful beaches and with easy access to local shops and pubs. Personally I would have liked a shower in the bathroom but this did not in any way affect our overall great impression of the cottage. We would happily return.

Rose Cottage in North Norfolk is a lovely dog-friendly place to stay. The property is old and full of character; comfortable and homely; quiet and safe for the dogs to roam off the lead. The location is only a few miles from the nearest town, supermarkets and other services. It is well placed for visiting coastal ports such as Wells and Cley-Next-The-Sea and Blakeney. Also country houses and estates such as Sandringham and Holkham. In the next village is the remarkable Holy shrine at Walsingham as well as an excellent farm shop. The area is perfect for a holiday with your dogs as there are many beaches, pubs, gardens and shops that will welcome your furry friend.

The property is beautiful period premises . A flint building with 2 double bedrooms and all dogs welcome . The cottage is furnished in keeping with the fabric of the building and a small individual garden is enhanced by a shared larger well tended garden . I have recommended this property to friends and I am totally impressed with the property and the kind and thoughtful owners .

The cottage is tucked away in a courtyard setting and is very quiet and peaceful. There is nothing much in Great Snoring but the location means you can get to most places very quickly. There is everything you need in the cottage and the bonus of parking and being dog friendly makes it a great base. We would definitely go back and maybe try one of the other cottages!

This beautiful period property, that was once workman's cottages of a nearby Tudor manor is stunning! Karen and Andy made us feel very welcome and were extremely approachable and down-to-earth. We had a lovely peaceful stay with our teenagers and two big dogs.

Rose cottage is a wonderful tranquil little cottage in Great Snoring. Ideal parking and a contained garden for dogs. It seems you are not really more than 25 mins from any attraction and 10 mins from the Morrisons super market.
Will certainly look to go back again.

Warm cottage, lots of hot water, quiet tucked away location in a beautiful village and a short drive from town. The owners are very friendly and helpful with plans to substantially update the 3 little cottages in the near future. Great communication throughout with Karen.
A very well-equipped property, very cosy. Really enjoyed our stay with our 2 labradors. The owners were very pleasant and helpful. The only gripe there isn't a proper shower.
Engagingly quirky (especially the shower!)but so welcoming and comfortable that we have booked again for next year. We wish we had found Rose Cottage sooner.
We had a most enjoyable stay at this lovely cottage, ideally situated for visiting the delights of North Norfolk. Karen, the owner was extremely efficient and welcoming. Would thoroughly recommend to others.

Peaceful stay in period cottage
Vine cottage provided us with a good base for exploring north Norfolk. The cottage had all we needed (with the exception of the “shower”). Very cosy and attractive with it’s own garden and off road parking.

A real home from home.
Good location for visiting Norfolk. Property was exactly as described and very clean and well furnished. Owners were easy to contact and very helpful. Excellent meals at Riddles and Black Bull in Walsingham 2 miles away. Holkham Hall visit excellent. Pleasantly surprised how quiet everywhere was in Norfolk during first week of school summer holidays. Beautiful beaches.

After many years of long hours and commuting, we made a life changing decision that it was time to do something different and hopefully “buy some time” in our later years.
Karen was born in Hampshire and grew up in Africa before returning to the UK settling in Hertfordshire. Karen’s parents had 3 daughters and had a holiday home in Norfolk, a place where she spent many happy holiday years.
Andrew grew up in East London, trained as a Surveyor and spent over 30 years in Construction and Development, his family holidays were a mixture of camping and boating on the Norfolk Broads.
The pull to Norfolk for both of us was a natural next step with this being our first holiday let venture together.
We instantly fell in love with Great Snoring and the charm and character of Clevency Cottages and purchased all three cottages in December 2019. We both love being outdoors and long walks along the coastline and countryside and where better to do this but on the beautiful Norfolk coastline, enjoying the award winning beaches, most of them dog friendly, remarkable nature, the space, big skies, and experiencing the wonderful local people and produce. .
