Hill Palace Villa is a sea view villa with large swimming pool surrounded by greenery at the top of the most beautiful hilly residential area in the county of Lucca. It is a solid and functional building, with its brand new swimming pool is ready to welcome families who want to spend relaxing holidays enjoying a wonderful place with a breathtaking view. The unique and fantastic position ensures a beautiful panorama on all sides of the house.
Privacy ensured by the green hills, in a quiet residential area full of prestigious villas with large gardens or even parks between them: you will be in the Tuscany 'Bel Air'
Easy access via a wide comfortable road (which is not frequent in hillside houses) and proximity to all services (see map), only 5 turns to go down to the village at the foot of the hill where to get supermarkets, shops and restaurants in 3 minutes by car
The villa is 180 square meters large and comprises on the first floor:
big living room with terrace overlooking the sea,
kitchen complete with all equipment: dishwasher, microwave oven, coffee machine, induction hobs.
2 large double bedrooms,
2 bathrooms,
1 single bedroom.
1 comfortable sofa bed in the living room.
Downstairs:
1 triple bedroom,
1 double bedroom,
bathroom and service kitchen. Laundry room
New and efficient air conditioning systems installed just last year in all double and triple bedrooms and in the living room.
The outdoor: on the main level there is the large and brand new 12-metre long swimming pool and the panoramic terrace equipped with comfortable outdoor furniture, both built in 2011.
the villa is surrounded by a 1500 square meter terraced olive grove with driveway, parking space and garage.
The beach is 5 km away and can be reached in just 10 minutes by car as the villa is on the first row of hills facing the sea.
PLEASE NOTE: UPON ARRIVAL A FEE OF EURO 50 PER PERSON IS REQUIRED to be paid to the housekeeper for cleaning costs, laundry costs for sheets, towels, utilities consumed, gardener, midweek pool cleaning.

Our Favorite Part of the Trip!

We are a family of six and we've visited Italy now six times. Camaiore is our favorite little secret. You have the mountains behind you and sea in front. Daniele's home was perfect for our family, plus this year my parents joined us. It was very clean, comfortable and a perfect location. The views were magical and we were close enough to venture out each day to explore. We made easy drives to Florence and Cinque Terre, then spent the other days by the pool, exploring small communities in the mountains and beach days at Lido di Camaiore. Daniele would help with recommendations and reservations at the beach clubs. We plan on coming back next summer, it was that wonderful! This home is perfect for a family who wants to venture out a little and see areas off the beaten path. You're also close to Lucca, which we didn't do this year, but have in the past. It's an amazing city! If I could give it more stars, I would!

Cozy & quiet villa up on a hill above Tuscany

We spent 2 weeks in the villa in August 2024. The house is beautifully situated on a hill side and feels very private, as there are only very few neighboring houses . The greenery around the house is very well maintained and further adds to the sense of privacy. In the house you can find everything that's needed for staying and feeling at home - from an iron and washing machine to wine glasses. The huge terrace overlooking the surrounding mountains features comfortable seatings and invites for long hours of relaxing, dining and jumping into the pool. The villa comprises two separate levels, each having a bathroom and a kitchen, which is perfect for a group of two families, as was the case for us. The pool is clean, not too deep, and receives maintenance from the host on a regular basis according to need and not by just adding tons of chlorine into the water which would be much easier but less enjoyable for the guests. AC works really well and allows for comfortable nights despite the heat.

Wunderschönes Haus in toller Lage mit herrlichem Blick. Sehr schöner Pool und auch Aussenanlagen.Wir haben das sehr große Haus und auch die verschiedenen Zimmer sehr genoßen, hatten genügend Platz aber auch gemeinsamen Raum.Der Gastdgeber Daniele ist sehr zuvorkommen, aufmerksam und hilfsbereit. Een geweldige vakantie gehad in deze fijne villa met fantastisch uitzicht. Zeer fijne ontvangst door eigenaar Daniele. Alles wat je nodig hebt is ruim aanwezig, ruime kamers en prima badkamers. Ook goede airco’s. Vanuit hier mooie plaatsen bezocht zoals lucca en Lerici. Vanuit daar met de boot langs en naar Cinque Terre. Naast de mooie plaatsjes heerlijk paar rustdagen aan het strand gelegen. De eigenaar Daniele heeft ons ook geholpen aan geweldig echt autentiek Italiaans restaurant. Ristorante La Laconda di Simone, echt super. Zeker de lange autoreis waard en bovendien dicht bij Pisa Airport. Kortom Super!

This villa includes 2 large apartments connected by 2 comfortable outdoor stairs, on the front and rear of the house and also by a tiled path so you can eventually go from one floor to the other with only three steps. Many families who came together appreciated this for the privacy provided. But you came in ten all adult friends in mid-October and unfortunately with bad weather, a rainy week. That's why your observation, I think, and also about the single bedroom that is not so small, by the way it is as in the photo shows: best suitable for a boy since this villa is obviously for families or even for up to four couples (with even more children) rather than for ten single adults. Since the stay is at least for a week I suggest guests to say what they would like to have in addition upon their arrival and we will be glad to provide it for free: as an example another coffee machine, additional cleaning and so on. Dozen adults parties may also consider my other villa with 7 bedrooms and 5 bathrooms, on the same hill. Daniel by villaveranda.it

Schönes Haus in wunderbarer Lage

Wir waren 14 Tage im September 2023 mit zwei Ehepaaren in Hill Palace. Unsere Erwartungen wurden mehr als erfüllt. Es handelt sich um ein sehr großes Haus, das auf zwei Ebenen jeweils mit zwei Schlafzimmern (teilweise mit Beistellbetten) und je einem Bad ausgestattet ist. Diese beiden Ebenen sind nur über zwei separate Eingänge zu erreichen und sind nicht miteinander verbunden. Im Obergeschoss stehen zusätzlich eine sehr gut ausgestattete, große Küche sowie ein sehr großes Wohnzimmer zur Verfügung, im Untergeschoss die sogenannte Serviceküche, die zwar mit Elektrogeräten ausgestattet ist, ansonsten üblicherweise wohl nicht genutzt wird. Darüber hinaus gibt es hier noch eine großzügige "Waschküche". Der Pool ist wunderbar gelegen mit herrlichem Blick in die umliegenden Berge, vom Balkon des Wohnzimmers kann man bis zum Meer blicken (schön am Abend). In der Gegend rund um das Haus befinden sich nur vereinzelt andere Häuser, so dass man hier in der Tat die Ruhe sehr genießen kann. Das Haus ist über eine relativ steile und schmale Straße gut zu erreichen. In der Nähe befinden sich mehrere Supermärkte, zum Einkaufen muss man jedoch das Auto nutzen. Daniele ist ein sehr freundlicher Gastgeber - eine gute Verbindung zwischen professioneller Diskretion einerseits und sofortiger Hilfsbereitschaft und Unterstützung, wenn es notwendig ist. Wie haben unseren Aufenthalt dort sehr genossen.

Hallo, danke für die Rezension Ich möchte nur auf eine Sache hinweisen. Wie Sie auf den Fotos deutlich erkennen können, erstreckt sich das Haus über drei Etagen. Deshalb nennen wir es den Hügelpalast. Das gesamte Erdgeschoss steht den Gästen zur Verfügung und nur eine Seite liegt zum Hügel hin, aber dank der anderen drei Seiten haben alle Zimmer entweder Türen, die zum Garten führen, oder große, helle Fenster mit Blick auf das Tal. Dann gibt es noch das gesamte Obergeschoss, die erste Etage mit Blick auf das Tal und das Meer. Der Keller liegt unterhalb des Erdgeschosses und wird nicht zur Vermietung genutzt.

Haben uns wohl gefühlt

Wir waren 6 Erwachsene und ein Kind (4). Der Empfang von Daniele sehr freundlich. Kurze Einweisung und dann konnten wir die Villa geniessen, die mit den Bildern übereinstimmt. Ausreichend Sitzmöglichkeiten auf zwei grossen terassen und auch Plätze zum zurückziehen. Die kleine Küche ist ausreichend um für 7 Personen oder mehr zu kochen. Wir haben Koch-Vorbereitungen auf der Terasse gemacht. Geschirr, grosse Töpfe und Besteck mehr als ausreichend vorhanden. Super ist es dass im UG-Appartement ein zweiter grosser kühlschrank steht. Pool reicht zum schwimmen, wurde zwischendurch gereinigt und auch dort steht ein grosser tisch mit stühlen plus ca. 10 Liegen. Wir haben uns 1 Woche sehr wohl gefühlt und können dieses Haus und Daniele und Natalia nur empfehlen. Fussläufig ist ein coop-supermarkt mit brottheke. Daniele hat uns viele tips für strände und ausflüge zur verfügung gestellt.

Wunderschöne zwei Wochen

Wir waren im August 2022 mit unserer Großfamilie, 6 Erwachsenen und drei Kindern (4, 8, 10) für zwei Wochen in dem schönen Ferienhaus. Das Haus und das Grundstück sind sehr geräumig mit genug Platz und Rückzugsmöglichkeiten bei Bedarf für bis zu 10 Personen. Parkplätze (2 davon überdacht) sind ausreichend vorhanden. Das Haus selbst ist typisch italienisch urig eingerichtet. Es gibt sowohl Innen als auch Außen einen Kamin. Eines der beiden Bäder wurde bereits neu renoviert. Der Garten ist sehr liebevoll gepflegt und die zahlreichen Sitzmöglichkeiten auf den Terrassen laden zum Entspannen ein. Da wir Glück mit dem Wetter hatten, konnten wir alle Mahlzeiten und Snacks draußen genießen. Grillmöglichkeiten sind ebenfalls vorhanden. Die Aussicht von den Terrassen ist toll. Hinter einem die Berge und vor einem die Stadt. Der wirklich große Pool ist prima zum Planschen aber auch zum Schwimmen. Nicht zu vergessen das Sprungbrett. Er wurde mehrmals die Woche vom Besitzer gereinigt. Außerdem gibt es ein Sonnensegel, 2 große Sonnenschirme und eine Dusche. Es ist nicht weit nach Pisa und Lucca. Aber auch Florenz, Siena oder Voltera sind noch gut bei einem Tagesausflug erreichbar. Am Strand (typisches Strandbad oder auch frei) ist man in wenigen Minuten mit dem Auto. Wir können den Strandabschnitt an der Viale Europa, 3, 55049 empfehlen. Danilie der Gastgeber ist sehr nett und unkompliziert. Per WhatsApp ist er immer erreichbar und spricht einwandfrei Englisch. Wenn man nett ist, kocht er und seine Frau auch vllt. mal ein typisch italienisches Essen. Vielen Dank nochmal dafür. Wir hatten eine tolle Zeit, die Alle sehr genossen haben. Der Urlaub wird uns noch lange positv in Erinnerung bleiben. Unser Fazit: Wir können dieses Haus wärmstens empfehlen. Gerne kommen wir wieder.

Daniele ist ein netter Gastgeber und sehr zuvorkommend. Bei Fragen hat er immer sehr schnell geantwortet und war sehr hilfsbereit. Der Außenbereich ist wirklich schön und sehr gepflegt. Hier legt Daniele wirklich großen Wert darauf. Wir hatten das Pech, dass es Mitte April noch nicht wirklich warm war und wir somit, besonders die Abende, im Inneren verbracht haben. Hier wurde es leider auch sehr kalt, was gerade für die Kinder sehr unangenehm wurde. Wir haben uns dann mit einem Heizlüfter weitergeholfen, da die Heizung erst ab einer Temperatur ab 17 Grad anspringt. Die Unterkunft ist für 2 jährige Kinder definitiv nicht geeignet. Das Geländer der Zwischenetage ist nicht eng genug, sodass ein Kleinkind schnell durchfallen kann. Auch Steckdosen sind nicht gesichert. Alles im allen ist das Haus schon sehr in die Jahre gekommen. Bei einem Regen hat es durch die Decke geregnet und auch die Einrichtung hat die besten Jahre hinter sich. Eine Matratze könnte auch ausgetauscht werden, da man hier direkt auf den Federn liegt. Die Küche ist zum einen sehr kleinen und etwas unsauber. Ein Bad ist frisch renoviert. Einen Urlaub zu einer anderen Zeit, die wärmer ist, können wir jedoch in jedem Fall empfehlen.

thanks for the review. The balcony railing was planned to be tightened and it was done in May, unfortunately your holiday was earlier. Out of ten beds only one mattress was a bit deteriorated and was replaced. The power outlets have been checked by the electrician and are ok. I'm sorry if you didn't find perfectly clean, unfortunately a beginning of the season inconvenience but you had to tell me and I would have sent the housekeeper to clean up again. Surely a misunderstanding occurred about the heating because in the upstairs bedrooms and the downstairs rooms you can even have 30 degrees. From what you write it seems to be the grandmother's house but this house was built in 1985. The upstairs kitchen was done in 2005 and the downstairs kitchen, because there are two of them, together with the furniture of the downstairs rooms were done in 2013. I am sorry that you choose to came In early April, unfortunately with bad weather, with two small children: 1 and 2 years old, always crying, without a nanny to help, in a country house, up on the hills. So you did not enjoy your holiday, neither the country house, neither the pool.

Sehr schöner Aussenbereich!

Wir waren eine Woche als Gruppe von 7 Personen da. Dort angekommen wurden wir sehr freundlich empfangen. Die Kommunikation mit dem Gastgeber war sehr gut. Das Haus hat einen sehr sehr schönen Aussenbereich. Der Blick über den Ort ist wunderschön und der große Pool war für uns mehr als ausreichend. So schön das Haus außen auch ist - hat es uns innen leider sehr enttäuscht. Leider waren weder die Bäder, noch die Küche sauber und wir mussten erstmal putzen. Auch die Betten waren nicht für uns alle bezogen, obwohl wir dafür gezahlt hatten (das musste eine Person von uns dann selbst beziehen). Zudem ist die Küche leider zu klein, für uns zu siebt grad noch machbar - aber für 10 Personen (wie inseriert) wäre die Küche (beide Küchen) einfach zu klein um gemeinsam zu kochen. Wir haben fast jeden Tag gegrillt - das war bei unserem tollen Wetter wirklich schön! Alles in einem: bei schönen Wetter ist ein Urlaub in dieser Unterkunft dank des Aussenbereichs wirklich gelungen - an kühleren/schlechteren Tagen können wir dieses Haus leider nicht empfehlen.

young people who were partying most evenings, damaged the beautiful stone table also shown in the photos of the ad. At check out I pointed this out while not withholding anything from the security deposit (however it would not have been enough). But the top was on Thursday at midnight they began to scream and sing at the top of their voices, lit a great fire left unattended while they dived screaming into the pool playing music too laud. The neighborhood could also hear them from 100 meters away and the neighbors called me to stop that nightly rave party. About the kitchens there are 2 functional and efficient: one with 5 burners, one with 4, there is a medium fridge plus a large 320 liter fridge. Would they like to have a restaurant kitchen? About the cleaning all the other guests praise us for the cleaning that we take care of scrupulously even in the low season (these guests paid less than half of the high season price) A lack can happen but just tell me and I immediately send a maid to solve. Großartige Villa

Beste Lage, toller großer Pool, fantastische Aussicht, traumhafte Terrasse, zuvorkommender Host, sehr sauber, für uns das beste Objekt der Gegend. Das ist Toskana Luxus Lifestyle pur. Kann zu 100% empfohlen werden. Daher starke Wiederholungsgefahr - wir kommen sicher wieder Daniel :)
