This property is Fáilte Ireland's Welcome Standard approved accommodation located within the catchment of the Wild Atlantic Way.

When booking please enter the correct amount of guests staying, only guests on the booking are allowed within the grounds of the property at any time.

Built in 1816 Ballywilliam House is a majestic waterside Georgian sanctuary in a magnificent private setting on the elevated site on the banks of the river Bandon a five-minute drive from the picturesque town of Kinsale.
The property oozes history, its believed a house has existed on the land at Ballywilliam in some form since 1765, the IRA Ani Treaty tried to occupy the property in 1922 and the property was owed by American singer song writer and pianist Tori Amos from 1995 until 2019.
Many Albums were written at Ballywillam House when it was turned into a residential recording studio, videos and photographs for the album Night of the Hunters were also taken there.

Spread over three floors, the property boosts eight large bedrooms and six bathrooms. There is a large lounge with a large fireplace, a dining room.

The house is airy and filled with light, it has tall ceilings and extraordinary twelve over twelve sash windows. A curved cantilevere staircase with a spectacular oriel window leads to the upstairs.

The property is situated on 3 acres. For the children there is a fifty-foot climbing frame, football pitch and an outer building containing table tennis and football table.

To the rear of the house is a courtyard with original cut stone walls containing a large heated gazebo, with a dining table and relaxed seating area.

A path leads to the magical waterfront and a drystone seated theatre and fire pit, with a pathway leading to a further heated gazebo with the most amazing river views.

The house is at the end of a two-kilometer cul-de- sac and offers the utmost privacy. Once inside the gates, you enter a majestic haven that offers peace and tranquiliy away from today’s bustling world.

All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , or for damages done at the property during your stay , this is optional of course and is down to the person making the booking.

Where early check in is available we charge €100 per hour

There is strictly no parties or events at the property. For the children there is a 52 foot climbing frame, swing, slide , trampoline, goal posts, mini golf, table tennis, football table.

Great property with a not so great upkeep

The mansion is gorgeous, located in a gorgeous spot by the river. It’s surrounded by farms and you can see/hear cows for a majority of time. Views from the ground and upper floors are pleasant (river, farmland, occasional fog and a horizontal rain due to high winds). Plenty of space and neatly decorated rooms. Almost everything indoors is in a working condition, except for a one shower cabin in the basement that has a drainage problem. Disappointing aspect of the place was a dryer situation. The website advertises as having washer/dryer. The washing machine has no dryer feature/or a separate dryer. We were advised by the manager to use the old fashioned dryer that is a standing cloth hanger, or use the dryer line outside. Due to the constant humidity and rain at the time, drying clothes outside was not an option. Plus, the outside drying line was in a bad shape, full of cobwebs and dirty. It’s not guests’ problem to clean cobwebs/dirt inside the mansion or around it. Cleanliness of the property was not in a good condition. Spiders and cobwebs on the windows inside, and on the ceilings. Pest control wasn’t existent. Lack of cleanliness and no electric dryer in the mansion are a disservice to the property and guests. Both gazebos were in a dirty/cobweb state, too. Still, property itself is beautiful and has a potential. There was an issue with the water heater, but the manager took care of it promptly. All in all, after fixing up flaws, the place is worth to stay at.

We are glad you enjoyed your stay at the property. When you said the “not great up keep “ you mentioned 2 things only which were cobwebs and 1 of the 6 showers not draining. Why would you not mention this during the stay and a maintenance man would have called to unblock what was in the shower drain, this is the first we’ve heard of it , seems odd that you would leave it in a review rather than ask the owner to fix it during your stay as it’s now to late to do it for you , very odd. However we will now send someone to look at it.
