Welcome to The Palm View Estate located in beautiful Formosa Gardens Estates. This newly upgraded 3900 square foot, 7 bedrooms, 6-bath villa is within 2 miles of the main gates to Disney’s Magic Kingdom.

This luxurious professionally decorated vacation home boasts a total of 4 King Master suites all with there own master bathrooms and flat screen TVs. 3 located on the ground floor and one upstairs on the 2nd floor. In addition there is a Queen bedroom with adjacent bathroom on the ground floor and 2 children’s theme rooms upstairs. One kids room equipped with 2 sets twin bunk beds and the second kids room, with another 2 sets of twin Bunk bed, for combined total of 8.

The kids' rooms share a full bathroom. After a long hot day at the parks relax and enjoy the enclosed 30x15 free form heated pool and watch the kids play in the Mickey Mouse shaped children’s pool.

We now offer a movie screening room with access to online movies, a large outdoor lanai and kitchen featuring a large BBQ, sink and dishwasher and large screen TV.

For the security of the home, we have cameras placed on the outside off the property. There are located in the following areas: Motor court, Entrance to the front door, sides of the homes, entrance to the lanai and one facing the bbq equipment.

Villa was in great location for Disney, Universal, supermarket, shops and eating places. Secure gated estate codes all worked well. Great pool which was not overlooked and private. Fully stocked with everything you needed for a great holiday. Kids really enjoyed the pool and cinema room, nice to have a fridge and BBQ in the outside seating area. A couple of niggles but the host and management company dealt with them instantly and kept us well informed

Awesome!

The back area was our favorite! Pool, hot tub, barbque area and lounging.The only thing we didn't like was no extra toilet oaper or paper towels. You had to buy your own after using the 1 roll that was given to you.

Family Disney Trip

We enjoyed the house. Plenty of room for our family of 10. Pool area was really nice and the kids enjoyed swimming and adults the hot tub. Had a few minor things pop up that were promptly responded to. Highly recommend!

The house is absolutely beautiful and was very spacious for our family of 18. However, the first day we arrived (2pm) we noticed it was quite warm but chalked it up to maybe the t-stat needing to be turned down. It was 79 when we arrived. We turned it down to 71 (the lowest you are able to adjust it to as it’s controlled by the PM company), by 4pm it was 80 degrees downstairs 83 upstairs. We thought maybe it was the fact that we had the doors opened unloading and would see what happened overnight. The next morning we had left for the day for a park so the house stayed emptied and door and windows closed. When we came back around 3pm the house was still 80 degrees. We contacted the PM company who stated they would be out the following day. They called the following day and said it was a setting on the t-stat and all should be good. GREAT! HOWEVER, it was not fixed and again never got down below 83 upstairs

Perfect home base for Disney

We rented this home over a year ago for a family reunion trip to Disney and it did not disappoint! In addition to reasonable pricing, the home had all the amenities for a stress-free stay. The pool was warm and great for the kids, the outdoor kitchen/living area was perfect for spending time together. All appliances worked great, LOVED having 2 sets of laundry machines. Dual zone HVAC was very nice to make everyone comfy and the theater room was nice for winding down. Would definitely recommend this home!!

Just what we wanted

Large group ranging from grandparents, children and grandchildren. Description, and photos accurate. Nice and clean, as is the whole of the gated community. Very quite. Disney a short drive, Universal about 30mins, depending on traffic. Plenty restaurants along the 192. Had a couple of whole days spent outside the large area where the grandkids never got out of the pool. Only slight negative, some of furniture showing signs of wear, mainly the cushions and seating in outside area, but I wouldn't mark it down for that, and would thoroughly recommend.

Wonderful vacation home

My family of 8 just left this property yesterday after a 2 week stay. We really enjoyed ourselves at this home. The owner and the property manager were very accommodating. The home was beautiful and very spacious. The location was perfect for our needs. We spent a lot of time at Disney World and we were no more than 15-20 min to the gates at each park. We would come home in the evenings after long park days and relax in the pool and hot tub which were amazing. The kitchen was fully stocked with everything we could need and we were pleasantly surprised to find 2 washing machines and 2 dryers. Doesn't seem like a big deal to some, but when you have a large group of people, that is a life saver!! We also spent a fair amount of time in the movie room watching Disney plus movies with our family. The movie room was very comfortable! I cannot say enough nice things about this property. Thank you again to the owner and property manager for your hospitality.

Great location for Disney

The Formosa Gardens Estate is probably the best we’ve stayed on. The properties are all slightly different and huge! From leaving the house to parking at the Disney theme parks is only 15 minutes (if the 192 isn’t too busy!) The house is very spacious with lots of room for everyone. Also lots of kitchen ware which was very useful for a large number of people! We used the outside kitchen & BBQ on one occasion and although it states that you should leave the BBQ clean and ready to use (there was a fine if you didn’t!) we had to give it a really good clean first which was a bit disappointing. That being said it worked well and having an extra fridge and dishwasher out there is a bonus. The house was clean on arrival, it has a good layout and the estate itself was mostly quiet. There are a few things that could be improved to make the house even better. Some of the sinks either didn’t drain very well or the plug didn’t stay in! There was definitely a knack to the kitchen sink as you had to turn it off in a particular way to stop it dripping! The showers were ok but didn’t have a lot of power. We had a few issues while we were there. Firstly the fridge had a problem with the water supply to the ice maker. Once we’d managed to turn off the water we had no ice making facility and had to empty the large drip tray every few days to prevent water everywhere. Unfortunately the nature of the issue could not be solved while we were there as the management were unable to get the specific part needed. A word of advice with regards to the pool. We had paid for pool heating (it was February) and the temperature was lovely. My 4 year old Grandson loved the kids Mickey pool. However, there was one day when we weren’t going to any of the parks and as the weather was good were going to have a pool day. Unfortunately, that day the water was freezing! A phone call to the management and apparently it was because the water level was too low. By the time we’d used the hose to fill it and the heating system had started working again it was late in the afternoon. I think there needs to be a notice somewhere stating that the heating will stop working if the water level is too low. Overall a good location and enough room for lots of family and friends to stay in.

Nice house but needs work

16 of us gathered for an annual family reunion.Typically we have 25+ people in a much larger house but we had to look for something smaller last minute due to Covid. We liked the outdoor area in this house as we felt this would be the safest way to be together considering the Covid risks that go along with traveling.The house is mostly as described with the exception of bathrooms.The listing states 6 and 1/2 bathrooms. There are only 6 full bathrooms. If there was a half bathroom somewhere, we did not have access to it (there are a couple of locked doors). We are very particular when it comes to cleanliness. We have been doing this for 20 years and we look for places that have high ratings. This house lacked in the cleanliness department. One bathroom was completely overlooked and did not get cleaned after the last guests as was evident by a lot of hair on the floor and in the shower, as well as a piece of jewelry on the floor. In another bathroom we found a full pill case, so that too had not been cleaned well. This is concerning considering Covid. Cigarette butts on the ground in the lanai, a thick layer of dirt on all the lanai ceiling fans, a cockroach trapped in the kitchen stove top glass, and a VERY strong fish smell in the kitchen fridge were our top complaints. Jon told us someone would come out to address some of these issues but that never happened. Could be because we had an onslaught of new issues the next day.....the microwave and hot tub stopped working and we had a leak in the kitchen ceiling. I will say that David, the house manager, was responsive and polite. Always showed up with a mask on. The movie theater is very nice but the AC is not sufficient for that room. One small AC vent can not adequately cool that room. We tried watching a movie one night and could not get through it. We left the door open and brought in a fan but still it was 80+ degrees in there. Very disappointing. Lastly, there are outside cameras everywhere (10?). I can appreciate security, but the cameras on the lanai were a little creepy with young ladies swimming and sunbathing. And lots of threats for additional fees; if you don't clean the grill, if you change the AC programs, if you smoke anywhere on the property (yet we saw cigarette butts in the lanai), fees for messing with the electronics, fees for not disposing of garbage correctly, on and on. Hard to relax and enjoy. Felt we had to report every little thing so as not to be blamed/charged.

Family vacation

Loved the property. We were a family of 15 and it was enough room for everyone. The children loved the pool and theatre room. The adults loved the seating area around the grill area and pool. Every room was used in this home its very family friendly. It has all the amenities one would need on vacation. Yes there were strollers, playpens, high chair, and crib. The only thing I have negative to say about this home is it needs some minor upgrading. The cookware and cooking utensils need to be upgraded. They're usable but for the price and lavish of the home, new cookware is needed asap. Communication with our property manager was A. She solved some of the directv problem within 2hrs and with what she couldn't she made sure directv was at the house the next morning by 9am. Awesome!

Great DisneyWorld Vacation Location!

This was a great vacation stay! We had 3 families with 6 adults and 10 kids. It was an amazing home with more than enough room for everyone! We loved the location and the property manager who was very responsive.The outdoor space was awesome! We especially loved the covered grill area which was perfect for watching the rain and grilling up dinner on a Sunday evening.As far as stuff for babies and toddlers, they are well stocked. They have two single strollers (one was a little old and worn, but the other was great) as well as a double stroller. For sleeping they have two pack-n-plays (plus a mattress to go along with one) and a mini crib. While they have sheets they do not have any extra blankets, so make sure to bring one for your baby. They also have a high chair.The kiddie pool was perfect for the little ones and the house is equipped with alarms on all the doors leading out to the pool so we didn’t have to worry about someone sneaking out without us knowing. The only downside were that the beds were not very comfortable. The mattresses were old and had saggy areas.With that said, we would definitely stay there again!

Awesome home!

We were here with my family for a Disney vacation with my family -13 of us. The home is quite impressive with the 4 master bedrooms, bunk rooms and queen. Between the home, the theatre room and the pool/outdoor grill area, we never felt like we were crowded. Highly recommend, so close to food, hospital and Disney properties!

Great space for large group

We had 8 adults and 6 six kids on our vacation. The space was perfect. The outdoor space was large enough for the kids to play without being right next to the pool all of the time. The Mickey pool was just the right size and depth for the kiddos. We really enjoyed ourselves.

Family Vacation

This house was wonderful. We had 16 people staying in the house. Four children and twelve adults and we never felt like we were in top of each other. Everyone had their own space. Also, they had everything we needed for our Disney visits. The owners thought of everything. A great stay for a large party. We would stay here again in a heart beat. A great find.

Family of 12 Disney vacation

We had our entire family (four families) stay at the house and had a great time! We enjoyed the outdoor living area and kitchen along with the pool and hot tub!! Lots of room for everyone and property managers were easy to contact with any concerns during stay.

Inaccurate Description

The listing doesn’t state that I could not park my RV in the driveway. When I did so the property manager told me I had to move the vehicle. For three days the property manager harassed me about moving the RV. He said the police were called and twice told me that a tow truck was on the way. This caused me a great deal of stress. After three days I left the property and stayed in a hotel. I spent four thousand dollars on a rental house I never got to enjoy.

Excellent property, very spacious, excellent facilities inside and out. Great location to Parks, shops, Restaurants and bars. This was our 4th stay in Orlando and this Villa is by far the best location and has the best facillities for a large family, we would highly recommend.

Great Family Vacation Home

Property has plenty of room and sleeping accommodations. Kitchen is large and fully stocked with all your needs. The outdoor kitchen and pool were a great recreation space. The theater room was a nice bonus. This house was a great place for a family vacation.

Great amenities

Celebrated my 12 year old granddaughter’s cancer free diagnosis after 25 weeks of chemo and radiation with my whole family. It was her wish! Was a perfect home for us especially the pool and patio area. We used it a lot!!
