The first floor has 1 en-suite double bedroom with w/c andshower and 1 large twin. There is also a bathroom with bath/shower and w/c. The ground floor has a large lounge which has a sofa bed and other seating for 6 people, TV and a 6ft pool table at one end. The large kitchen has gas cooker, microwave, fridge freezer and dish washer. A table and 4 chairs are provided in kitchen. A washing machine is located in cupboard ajoining kitchen. To the rear of the property is a large conservatory with seating and a dining table There is a large garden to the rear of the house which guests have full use of. The house is centrally heated and all bed linen and towels are provided. Clothes/washing drying facilities are located in an outbuilding.
Car parking is available in the garden subject to height restriction of 1.85m otherwise parking will be by on street permit which will be provided
It is an easy walk to the Cathedral, castle, college's and theatre. The bus and rail stations are convenient 20/25min walk and a connecting bus operates from the coach park, just 200 metres away.

Perfect site for shopping, trips and quiet sleeping
We spent a week in the nice house and loved to use the billard. We did a lot of walking along the river Wear and in the further surroundings. Being close to the town center, Sands House is perfectly located.

A wonderful place to stay in Durham.
Very convenient location - within walking distance of the city centre, handy for road/rail links, and some beautiful riverside walks nearby. The house is really comfortable, spacious, quiet, excellently-appointed and with parking, which is a real bonus. Greta, the host, is friendly and welcoming and on hand for any queries and issues, but we had no problems at all! We had a fantastic week's stay!

Clean accommodation, perfect house to relax in.
The house has everything you need with a beautiful conservatory overlooking the garden. The host Greta is very welcoming and was on hand to answer any queries living next door. The rooms are very spacious and is in a perfect location for exploring Durham with the city centre a short 10 minute walk away. There is off road parking in the garden accessed through a locked garage door.

This house had every facility one could wish for in a rental property, maybe just add a tea-cosy
The accommodation is spacious. You have the options for bath and shower. There is off-road parking. You do not need your car to access the city, which is a comfortable 15-20 minute walk away. Our hostess was most obliging.

Superb roomy accommodation within easy reach of (but away from the noise of) Durham town
We found Sands House extremely spacious, clean and comfortable with very friendly and helpful owners. Located in a quiet part of town across from a large grassy area and the river, the centre of Durham is soon reached by a ten minute walk, the climb to the Market Square, Castle, Cathedral and shops being eased by either taking the half-hourly Cathedral bus (the stop is a level 400 yards away) or by the lift beyond the long series of steps to Walkergate and the Gala Theatre.

Perfect home away from home!
I stayed at the Sands House for a week while in Durham. The house is ideally situated in a calm area of the city yet very close to the centre/market square (~10 mins walk) & the university campus (~20-25 mins walk). The house is quite big and would be perfect for families, but it is just as great for solo travellers (especially those travelling for work). All the amenities required for longer stays in the city are provided (full kitchen,washing machine,internet etc.). Would highly recommend.

Wonderful house in a great setting
We spent a week just before Easter 2017, with dog and for part of the time with adult daughter. Cooked our own main meals there and used as a base for walking, cycling and driving tours in the area. House is near the river (with flood defenses on the doors!) so good dog walks directly along the banks to fields. Short walks into town to see the Cathedral, do shopping etc. Dual carriageway five minutes away took us direct to A1(M) for drive to Alnwick, Durham is also beautiful.
the house is exactly as described, loads of room, comfortable, clean and very well equipped. the hosts are lovely, they live next door so on hand for any queries. a 10 minute walk to the city centre so perfect location
