The villa is entirely turned towards the Mediterranean sea: wherever you are, you can enjoy an exceptional and unopposed view over the bay of Cannes and the Lérins Islands. As for the infinity pool, it fits naturally into the landscape and gives the feeling of diving into the Big Blue.
Each room is soberly decorated, with quality materials and in the spirit of the Riviera. For your comfort, the 6 bedrooms are all air conditioned and have their private bathroom, as well as storage space.
A charming sandy beach and its good restaurant are accessible on foot via a footpath (5 min walk).

Housing
- on the ground floor: living room with TV, Apple TV, fireplace, office area (printer / fax), cupboards, WC, fitted kitchen. Large bay windows run alongside the living room and the kitchen.
- on the 1st floor: 3 bedrooms including 2 with front sea view, queen size beds, private bathrooms, 1 with a side sea view, private bathroom. WC on the same floor.
- on the 2nd floor: 2 sea view bedrooms communicating via a long balcony, queen size beds, private bathrooms (1 with bathtub), WC on the same floor .
These 3 floors (ground floor, 1st, 2nd) communicate by an interior lift and an exterior staircase.
- on floor -1: bedroom with private bathroom, opening onto a large terrace. Access to the rest of the house by an outside staircase, offering real independence from the rest of the villa.

Fully equipped kitchen: induction hob, outdoor plancha, fryer, oven, microwave, dishwasher, double fridge, freezer, toaster, Nespresso & Sodastream machines, dishes and accessories, pantry. Indoor and outdoor dining table
Heated swimming pool, with a few steps and a drop in height. It is reserved for the exclusive use of tenants.

Small landscaped garden (magnolias, lemon and orange trees ...).
Fenced outdoor parking that can accommodate 2 small cars + closed garage for 2 cars.

Access to the villa via codes (no keys).

Location
Located between Cannes and St-Raphaël, Théoule-sur-Mer is a seaside town with little tourism, which cultivates a taste for discretion. Its unspoiled landscapes make it possible to appreciate from the sea or the heights of the city all the charm of the Estérel and its famous red stones.
The sea, located 100m away, is accessible by a footpath which leads to Aiguille beach, a pleasant family beach of fine sand (approx. 7mn on foot).
In the town center of Théoule-sur-Mer there are a few local shops: pharmacy, bakery, small supermarket, tobacco, newspapers, hairdresser (approx. 15 minutes on foot).
10-15 minutes by car: tennis, golf, nautical activities (sailing, water skiing), numerous hiking trails (Notre-Dame-d'Afrique, Cap de l'Estérel ...), hypermarket, gas station.
Note: a pyrotechnic festival in the bay of Cannes facing the house above the sea is held every year from July 14 to August 24!
