1)Please kindly take the following rules seriously. Failure to comply results in immediate eviction by the building management, outside of the host's control, with no refunds issued:
No parties or events of any kind
No loud noises, antisocial behaviour
No smoking anywhere
No unregistered guests
No pets
Enter / leave the building quietly
Do not leave the entrance door open
The neighbours are lovely, polite, considerate. The building is safe, peaceful, tranquil. You will love its serene atmosphere. The building management evict anyone whose behaviour is not in line with community's standards of thoughtful, caring, cooperative living.
If you intend to party, please save yourself the unnecessary eviction distress by booking elsewhere. This property is extremely unsuitable for loud gatherings

2) ACCESS
Rarely, the building maintenance require access to individual apartments for tasks mandated by UK government law. These activities are non-negotiable and beyond control of both the building and the host. They usually involve essential safety checks (fire alarm testing, water safety verification, radiator inspections...)
In the UNLIKELY event that such task is scheduled during your stay, you will have to grant access to the flat. The duration varies (minutes, hours, a day or, rarely, longer). The likelihood of this affecting your stay is extremely low, but if it happens, compliance is mandatory. These are strict UK Health&Safety legal requirements that ALL UK BUILDINGS must follow

3) CHECK-IN and CHECK-OUT:
Check-in: 5pm-9pm
Check-out: by 10am

We are not a hotel and the check-in and check-out times must be followed.
We CANNOT check you IN after 9pm, or before 5pm.
Check-OUT is strictly by 10am

These times can VERY RARELY be altered - but this depends on the guests checking out before you, and guests checking in after you - and so it is different for every booking.
If you need to - please make sure to check this WELL IN ADVANCE

4) PRICING
You are charged fairly, based on ACTUAL expenses.
Most places charge fixed rates, based on MAXIMUM allowed guests. But we adjust rates to reflect the ACTUAL number of guests. Fewer guests mean our costs are lower, so we lower our nightly rate. Additional charges only apply if extra expenses are incurred (i.e. additional guests)

For 1-2 guests, this 2-bedroom flat is priced as a 1-bedroom flat. Only 1 double bedroom will be set up
1-2 people = 1 double bed
b)
To have the second bedroom set up too, book for 3 people
3 people = 1 double bed + 1 single bed
c)
To have a third bed set up in the living room, book for 4 people. This is a proper single bed, not a pull-out sofa
4 people = 1 double bed + 2 single beds

If you need 2 bedrooms - please make sure to book 2 bedrooms.
If you book 1 bedroom - the second bedroom will NOT be accessible.

5) GUESTS
Kindly BOOK for the EXACT number of guests: ADULTS+KIDS, as unregistered guests CANNOT check in or stay in the apartment 🌹
This also ensures that there will be enough sleeping spaces set up for your booking

6) BABIES & TODDLERS 🐶 🐥
There are no special safety features for young children. If you are bringing little ones, you alone will have to look after them. Your children are most welcome 🥰, but they depend on your supervision only and their safety is solely your responsibility

7) KEYS
Lost key incurs non-negotiable £1,000 deduction from your deposit

8) LUGGAGE
We do not have space to store guests' luggage.
There is a place 2 min away, who store luggage - £5 per bag per day

SITES - To the north and east of Hampstead is London's largest ancient park, Hampstead Heath, with the well-known and legally-protected view of the London skyline from Parliament Hill. The Heath has 3 open-air public swimming ponds (1 for men, 1 for women, 1 mixed), originally reservoirs for drinking water and the sources of the River Fleet. The bridge is known locally as 'The Red Arches' or 'The Viaduct', built in fruitless anticipation of residential building on the Heath in the 19th century. Local activities include open-air concerts in summer on the slopes below Kenwood House, the FT Weekend Festival, book & poetry readings, fun fairs on the lower reaches of the Heath, period harpsichord recitals @ Fenton House, Hampstead Scientific Society and Hampstead Photographic Society. The largest employer in Hampstead is the Royal Free Hospital, Pond Street, but many small businesses based in the area have international significance. George Martin's AIR recording studios (converted church premises, Lyndhurst Road), is a current example, as Jim Henson's Creature Shop was before it relocated to California. The area has remarkable architecture, such as the Isokon building in Lawn Road, a Grade I listed experiment in collective housing, once home to Agatha Christie, Henry Moore, Ben Nicholson, Walter Gropius. The Marquis of Granby pub, in which June drinks, was actually The Holly Bush, at 22 Holly Mount. The kidnap sequence in The Collector (1965), starring Terence Stamp & Samantha Eggar, is set in Mount Vernon. Some scenes from An American Werewolf in London (1981) are shot on Hampstead Heath, Well Walk and Haverstock Hill. Kenwood House is the set of Notting Hill (1999). Outdoor scenes in The Wedding Date (2005), starring Debra Messing, show Parliament Hill Fields on the Heath, which also features in Notes on a Scandal (2006) together with the nearby Gospel Oak and Camden Town. Four Weddings and a Funeral (1994) shows the old Hampstead Town Hall on Haverstock Hill. A musical set in the area, Les Bicyclettes de Belsize (1968), is a story of a young man's cycle journey around Hampstead and falling in love with the fashion model in it. The war film Allied (2016) with Brad Pitt & Marion Cotillard, began on the corners of Christchurch Hill & Willow Road in Hampstead. In 2017 - film "Hampstead" (Diane Keaton & ‎Brendan Gleeson), a true story about Harry Hallowes who first squatted on the site in 1987 after being evicted from his council flat in Highgate. Hallowes (died at 88 in 2016) battled for legal rights to the land on which he had built his shelter arguing that he had gained ownership by adverse possession. He was eventually awarded title to 7,000 sq ft. The list goes on.

Great Location
Spent a week here with my two teenage boys. Hampstead is a fantastic neighborhood. We felt very safe there. Lots of cafes, restaurants, and stores close by, and the Underground station is a 5 minute walk. Be aware that the restaurants and pubs in Hampstead are on the expensive side. It's an expensive neighborhood. The flat is not actually on Oriel Place as the listing shows, but it's not that far from it. The flat is actually nicer than the photos indicate. It's well cared for and has lots of nice little touches. There is no TV, but we didn't miss it - my kids are prefer to be on their phones, and the flat has wi-fi. The kitchen has the basics - pots, pans, plates, bowls, silverware. We mostly ate out, but had a few meals there. Could have used a vegetable peeler and a colander, as well as pot holders. But overall, quite functional. I think location is most important, and this is a 5-star location, IMHO. Close to the center of London, and in a very walkable neighborhood. It's small, but comfortable and clean. Quick tip: if you stay here and are going to the Westminster area, try taking Bus #24 rather than the tube. It's slower, and the bus stop is farther than the underground station, but it's a scenic ride.

Cosy, quiet and super clean apartment!
Mia was a wonderful host, she has put so much effort and love into the presentation of this very clean, comfortable and welcoming apartment. Beautiful view, everything you need, great wifi, guest handbook, and some supplies also provided. The area was 10/10, Hampstead village is gorgeous, leafy and lots of lovely places to eat and shop - apartment is right on the high street but set back amongst the trees. Great places for breakfast and dinner. We would definitely stay again!

Superb property and location.
Comfort, cleanliness, location, location, location - this property has it all. So nice to be away from the hustle and bustle of central London in beautiful Hampstead village, yet have all amenities at your door. Highly recommended.

Why they chose this property

Hampstead is known for its intellectual, liberal, artistic, musical, and literary associations. It has some of the most expensive housing in the London area and more millionaires within its boundaries than any other area of the UK. It has long been known as a residence of the intelligentsia, writers, composers, ballerinas, intellectuals, actors, artists, architects – many of whom created a bohemian community in the late 19th century. After 1917, and again in the 1930s, it became base to a community of avant-garde artists and writers and host to a number of émigrés and exiles from the Russian Revolution and Nazi Europe. There are 60+ English Heritage blue plaques in Hampstead commemorating the many diverse personalities that have lived there.
The area has a significant tradition of educated liberal humanism, often referred to (often disparagingly) as "Hampstead Liberalism". In the 1960s, the figure of the Hampstead Liberal was notoriously satirised by Peter Simple of the Daily Telegraph in the character of Lady Dutt-Pauker, an immensely wealthy aristocratic socialist whose Hampstead mansion, Marxmount House, contained an original pair of Bukharin's false teeth on display alongside precious Ming vases, neo-constructivist art, and the complete writings of Stalin. Michael Idov of The New Yorker stated that the community "was the citadel of the moneyed liberal intelligentsia, posh but not stuffy." As applied to an individual, the term "Hampstead Liberal" is not synonymous with "champagne socialist" but carries some of the same connotations.
The term is also rather misleading. As of 2018, the component wards of Hampstead (Swiss Cottage, Frognal and Fitzjohns, Hampstead Town, Belsize) have mixed representation. Hampstead Town and Frognal and Fitzjohns wards elect 3 Conservative councillors, Swiss Cottage elects 3 Labour, Belsize 2 Liberal Democrat and 1 Conservative councillor.
