This was the perfect spot for our stay. Great location for what we were looking for. The team was very helpful with all the transfers to and from. Would definitely recommend!
Amazing apartment directly near St. Peter's Square/Vatican. Our host was very responsive and gracious, arranging transport from/to FCO, and making checkin/out very easy. We are looking forward to staying here again.
Someone met us and allowed us to drop our bags off early making the check-in process very easy. The place was clean and had what we needed. It's a very short walk to the Vatican and there's several places to shop and eat close by.
Our family was able to all be together and enjoy the privacy of our own “home” while being in the heart of the historical area. The Vatican was very very close, absolutely within walking distance and the restaurant’ right below the apartment was delicious. The coffee shop at the corner always had fresh pastry and coffee ready would absolutely recommend!
We loved this property so much we stayed twice - on each end of our trip. Beds were comfy, Check-In & Check-out process was so easy, and the comms with Sara, our host, made it so easy to organize our trip between these bookend stays. Thank you sara!
House Fornaci was a charming apartment for our family of 6 to stay in Rome. It served as a great starting point to explore the Vatican and all the historic points of interest. Sara was super accommodating! Not a single complaint here!
This property is in a perfect location. 5 minute walk to the Vatican. Close to restaurants. Fits 6 adults easily, no real living room area. Communication with property manager was excellent. She was so helpful with the apartment and with arranging transportation. Would definitely stay here again when in Rome.
Great location for Vatican and plenty of room for large family
This was a great location for the Vatican and other cites nearby. There was plenty of room for our large family. Easy access to transportation. I’d recommend more toilet paper and to have paper towels to host 7 people. These were easy enough to find at local stores only a minute walk away from the apartment.
The location of the apt was very good. The Vatican was 5 mins away, bus stops to travel around the city were very close and some good restaurants were right outside as well as the train being within walking distance. The apt itself was adequate and clean and plenty of sleeping space for a bigger group. The kitchen was not very well stocked but other than that it served its purpose.
You can roll out of bed and be in Vatican City in about three minutes. Walking distance to the Pantheon and Trevi fountain, and a short taxi ride to the Coliseum. Upon arrival a host was waiting at the door, thankfully, because it could be a little tricky to find the first time. Restaurants and bars within 5 yards of the front door. It was clean and convenient. Would definitely stay their again.
We have stayed here before which is why we chose it again for our time in Rome. The flat was clean and inviting, the air conditioning in each room was phenomenal. The proximity to restaurants and the Vatican was amazing and you could walk anywhere in Rome in a matter of minutes, The Pantheon, Piazza Novella, Trevi Fountain, Castel Sant Angelo, etc. We will definitely be staying here anytime we come to Rome as long as it’s available. My friends, family, and I highly recommend this location for anyone wanting to stay in Rome and see the sights.

Great location
We are 10 people in our group, the apartment was 3 bedrooms and small shower area. They put 4 of us in one room and 3 people in another 2 bedrooms. Which is very tiny area. The 4 people room, we barely walk in the room due to 4 big suitcases.
Pro:
- great location , near Vatican City
- best restaurant across from apartment
- near by supermarket
- easy to check-in and out
- fast contact with the management
Con:
- not easy to open the main door to the apartment
- small kitchen and room. Some of the room doesn’t have enough lighting
- only 1 roll of toilet paper in each bathroom
- old building and not so good looking clean
Overall , we are ok with it. Because we do not want to ruin our vacation.

Great location But an Awful Place.
The location was great and that's all I can say about this place. 5-minute walk to the Vatican with restaurants all around. Pictures on VRBO are either very old or very well staged but definitely deceiving. Furniture is old and unstable. It looked like it was bought at a flea-market. The living room, I don't know why she called it so, had one big old table with chairs but no couch to sit on. The only way to relax after a long walk was to lay on the beds. That's the good part. Now for the bad part: The bathroom showers were filled with mildew and smelled of sewage. When flushing the toilet in one of bathrooms, the sink is the kitchen gurgled and smelled of sewage as well. Great incentive to stay home and cook a meal.... The tea kettle had so much calcium deposit that it filled the entire spout. I wish there was an option to upload pictures as it would back-up my post, but unfortunately there isn't. This was our fourth and last stop in Italy, all other places we stayed at, Sperlonga, Naples and Positano were all amazing and breath-taking. Unfortunately, this was NOT!

However, we would very much like reviews to respect a logical criterion and not reflect personal feelings.
Unfortunately the booking did not start in the best way as you, as a guest, were upset because you had to pay the difference of 2.50 euros in city tax as the municipality of Rome decided to raise this commission.
Unfortunately, it is something that does not depend on us property owners, it is a tax that you pay to the municipality of Rome. As soon as I alerted you to this change, your anger was unleashed and I think this can also be understood from the words you used?
Why all this nastiness? You wrote that you don't know why I call the dining room the "dining room." The room you describe in the review is exactly what you see in the photos on the site. If you don't like the dining room with just a table and chairs but would also prefer a sofa why did you book here instead of booking elsewhere?
Unfortunately after Covid we did not have the necessary funds for an annual renoval as we did in previous years, but an apartment that has not been renovated recently is not dirty.
We do the cleaning every time at every check out and it takes us 4 hours.
No one has ever complained about the cleanliness, we have always had the best service.
I'm especially sorry because during your stay you never showed any complaints about the apartment. In fact you even asked us to stay longer.
This attitude is quite absurd, there is no respect for those who work.
It is not correct during your stay to behave as if everything is fine and then enjoy being critical and despising the work of others. I can absolutely accept any criticism but not that the house is dirty and unsafe. We have a locked cupboard full of cleaning products that we change every week. We wash everything with bleach and household and anti-allergen products. You stayed with us for several nights, if the house was as disgusting as you described it in your mortifying and demeaning review of our work I don't think you would have stayed all that time.

Great for Vatican stay
This place is steps away from St.Peter’s however to get to our Vatican tour google maps said it was a 20minute uphill walk. As we had 2 80+ year olds we chose an Uber (€40). To get to meeting place for a golf cart tour was (€55), to Colosseum(€50), to train station (€55). And it was €80 from the airport. Some were arranged by property manager and others on Uber app. To get to these places did not look walkable to us from place. We were allowed to drop our bags off early. There’s no living room/couches. We had our own shampoo, and had to buy extra toilet paper as the half roll in each bathroom (perhaps oversight?)weren’t enough for 4 people x 3 nights. There was one towel per person so we had to buy laundry detergent in order to have clean towels. It was super hot while in Rome so needed to shower each day because of sweating so much. I asked about a coffee maker and was told there’s a moka (googled it but seems like too much work/time for just one cup of espresso at a time)..would have been nice to brew a pot. We ate at several of the restaurants nearby - breakfast and dinners were good. The worst part of this place was the street noise each morning. The horns honking were terrible starting around 630am..not the alarm we were wanting to wake to on vacation. Sara the manager communicated well and was quick to respond to any questions.

Rome is a huge city, and to reach any place you need to travel by public or private transport. you can't think that it's all on foot. In fact we are near San Pietro, but San Pietro is far from the Vatican museums because you enter another area. I remind you that the Vatican is a state and even if it is the smallest state in the world, it is still very large and you cannot think of being able to tour it in two minutes. For this reason, St. Peter's Basilica is a two-minute walk from us, but you have to walk about 900 meters from there to get to the entrance to the Vatican museums.
In the house there are three bedrooms, two bathrooms, a kitchen and a living room. I don't know what you mean by living room, but there is a fourth room in the house dedicated to lunch or dinner with a very large table. We didn't put a sofa but that doesn't mean it's not a living room.
Personal supplies of shampoo are not provided as advertised, only hand soap and a KIT of THREE towels per person are provided. It is not correct to say that we provide one towel per person. Among other things, we provide a shower towel, a face towel and a bidet towel. Each person has a kit made up of these towels. Among other things, during your three days with us you never asked us for replacement towels.
The mocha is the way we Italians make coffee. It is a very useful tool and it takes 5 minutes to make coffee. We prefer to make this very versatile tool available rather than automatic coffee machines which often break and are all different to use and can often crash or break depending on the guests. The coffee moka, in addition to producing better coffee, is simple and indestructible.
I'm glad you liked the area, it's one of the most INN areas of Rome and that's why it's very lively, from the early hours of the day. In fact, the apartment is located in front of the road that divides the Vatican with the city of Rome, for this reason we recommend the apartment to those who want to visit the city.

Felt Like We Were Being Squeezed by the Mafia
The location is excellent, but the issues began with the agent immediately after booking.
She demanded additional funds above the amount the app charged my credit card. She said I was over filling the apartment by having six people in my party even though the listing said it slept 8. She demanded an extra fee and a special “Rome tax” it in cash upon arrival.
For five months she refused to update the contact online so we could pay by credit card. This made my entire group weary of weather we would be let into the space. It felt like a shake down.
We booked the apartment the night before we arrived so we could walk in at 7 am after our flight arrived. The agent that met us was a man, and demanded the cash. He wanted our passports but we refused to hand them over. He left seemingly happy with the cash.
On our last day our taxi was at noon. The cleaning lady started at 11 as expected but she was unaware of our pre-existing offer to leave the bags in the hall of the apartment while we waited at the cafe. When we returned at 11:30 she forced us out even though I was trying to contact the agent. My husband then waited in the lobby of the building with the bags as there is no sidewalk in front of the building to wait for the taxi. Only the entryway for the restaurant on the first floor.
The cleaning lady called a service to have us removed from the lobby 15 minutes before our taxi arrived. They threatened to call the police for us harassing the cleaning lady.

Thank you for declaring yourselves guilty and with bad education.
1. Your credit card was always refused and we had issues for your payment from the beginning
2. reserved the apartment for a precise number of people. You cannot host additional guests without communication and without paying for their stay. The price is based on the number of people. Do you think that other people are stupid? Why don't you reserve the apartment and pay for 1 people then show up in a group of 14?
3. In Italy and in the other rest of legal tourist place for stays is always required to identify the guests. Is an anti terroristic law all around the world. You show you passport even at the airport so it's the same for holiday houses and b&b. Why are you surprised of that? We informed you about our policy and rules as soon as you made the reservation.
4. We also inform you about the city tax that was included in the voucher as soon as you book on vrbo
5. The rest is your speculation about us being happy of cash or the cleaning lady being surprised to see you. Your judgement seems compromised as soon as you have have problem in paying for the service and identify yourselves.
To specify, we have sum up, PayPal, bank transfer, cash and credit card pos to make the payment so it's your wrong information.
6. We also made you free favour letting for free bags while cleanings and again you had another chance to prove your bad behaviour: when you check out is not possible to use the house, expecially when the cleaning staff already clean it and prepare it for other guests...also the palace entrance is not a place to stay like an hotel hall because the people who live in the palace need to enter or exit so if you stay in front of the door with all the bags you will block people and it's not possible walk and this is why we asked you to stay outside. Thank you for your review. In this case I'm very happy when guests goes out because people like you are not welcomed. You need respect for people working

Property is as it states. They were nice enough to allow us to leave our luggage since check in is in the afternoon and we arrived at 10:00 a.m. Location is right by Vatican City. Plenty of restaurants in the vicinity. Our only negative was trying to get in touch with someone once we arrived. We had to call several times for communication but once we finally got in touch, everything was easy. Would recommend.
Wir waren 6 Urlauber, die eine Woche lang Rom erkundet haben. Die Wohnung direkt am Vatikan ist optimal als Ausgangspunkt für alle Ausflüge. Ein Supermarkt ist nicht weit entfernt und Restaurants direkt vor der Tür. Kommen gerne wieder.

Not a 5 star accomadation however its clean, and the location can't be any better! AC on each bedroom only, but if your turn them all on at the same time the fuse blows, one of the bedrooms had to go without. We asked for fans as it got 42 degrees Celsius while we were there and we were fine I don't like AC so we were fine. If AC is what makes your vacation a success then this is not for you. For me it's not so this was just fine, it did get hot we just opened the windows at night. We were out all day and really was home at night. Located perfectly in front of St. Peters Basilica that IS what was important for us, would come back again!
