External Description

Villa Montecastelli is located in the countryside of Umbertide, on the top of a green hill, from which you can admire an incredible view of the valley below.

The property boasts a large park (10,000 sqm) with lawn and trees, a private parking (5 parking spaces), a multi-purpose field for soccer or tennis, and a bowling green, for the enjoyment of adults and children.

Among the outdoor spaces there is also a covered panoramic terrace with dining table and benches, ideal for alfresco meals while enjoying the surrounding landscape.

At a lower level of the garden you will find an outdoor kitchen (equipped with barbecue and wood-burning oven), and a panoramic pool (5 x 13 m, open from mid-May to mid-September). The pool is equipped with sun loungers and external shower.

Internal Description

The whole property consists of the main building and an adjoining small tower. It can accommodate up to 16 people, has 7 bedrooms and 8 bathrooms. All windows are equipped with mosquito nets. Internet Wifi is included. At guests' disposal also a baby cot and a high chair. Pets are not allowed.

Main building: The main building is spread over 2 floors, and has been divided into 3 comfortable apartments, each with its own independent entrance.

On the ground floor you will find the first apartment which houses an open-space living area, consisting of: two sofas, a dining table for 12 people, a kitchen (equipped with stove, oven, dishwasher and fridge with freezer).

The sleeping area is made up of 3 double bedrooms, and then there are 3 bathrooms (one with hot tub, one with shower, another with shower for disabled people).

The first floor is divided into 2 apartments.

The first apartment has a bright open-space living area with: sofa, dining table and kitchen (with stove, oven and fridge with freezer).

Following are two double bedrooms, both with ensuite bathroom with shower.

The second apartment is composed by a small kitchenette (with stove, microwave, mini-bar, sofa and fireplace), a double bedroom and a bathroom with shower.

Small tower: The adjoining small tower is set on 3 floors. On the ground floor there is a kitchen (with oven, stove, refrigerator and dining table) and a bathroom with hot tub. The first floor houses a sitting room with a double sofa bed while on the second floor you will find a double bedroom, and a bathroom with shower.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (270.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
