Welcome to 'The Annex'! We are located within a three minute walk of central Framlingham on a private no-through road. Our aim of The Annex is to create a quiet, comfortable and private space. We have ensured The Annex is suitable for most people by keeping the bedroom and all the amenities you need on the ground floor. The road is so quiet that you will hear the birds sing, especially when you sit in the private outside area in the morning sun.
The Annex is modern comprising of a large main area downstairs which comprises of a double bedroom with Smart TV, kitchen, dining table and shower room. The upstairs living room (chill out room) has a sofa and chair, a Smart TV with streaming, a galaxy star light (extra fun) and an old school record deck and records, plus a computer workstation desk. This enables you to choose whether you enjoy using the downstairs or use the whole space. We have tried hard to ensure all the little extras and comforts have been thought about, including a temperature thermostat.
The space is most ideal for two people, however we have added the extra option of a third person on a single memory foam bed at an additional charge of £25 per night (payable on arrival as we aren't able to add this option to VRBO), as three people can work fine too or two people who may require separate beds. There is no additional charge for 2 people wanting separate beds.

+WiFi - BT super fast fibre broadband running at speeds of 128kbps connection in The Annex which works fast in the whole space.

The cottage was clean, well-equipped, and in a lovely quiet location, while being the center of town. I had a pleasant and relaxing stay, and everything we needed was provided. Nigel and Fiona were very helpful with the check-in and answering local questions.
The property is immaculate and well maintained with everything you could need to stay in Framlingham. The owners Nigel and Fiona, were very welcoming and advised us on the best eating places in the town.
We only stayed for two nights but it was a perfect location only a few minutes walk if you are visiting Framlingham and the castle.
When we plan a visit to Framlingham or nearby in the future we will without a doubt book here again.

This is a great little place within walking distance of the centre of Framlingham. Very well furnished and equipped with a great little upstairs lounge with comfy sofa and chair. Ideal place for 2. Communication with Nigel was great.

Lovely property, just right for a few days stay. Everything you need. Hosts very welcoming. Parking off road and as you are right in the town there was no need to use the car.

Excellent place to wind down for a few days. Very peaceful. Just a few minutes walk to the lovely town. Benefits from off street parking so no concerns with finding somewhere to park when returning from visiting the many local attractions.
Hosts Nigel and Fiona were very friendly and welcoming and communication was spot on. Very quick to respond to messages and made excellent recommendations for places to visit and to eat.

The property was very clean. It was compact but the bedroom was roomy and very comfortable. Cooking facilities were minimal but sufficient for two people. Good sized walk in shower. Only downside was that the stairs to the upstairs room were very steep and so we didn't venture upstairs. But this did not spoil our enjoyment. The little outside seating area was lovely and caught the morning sun. Parking area was spacious.
Would definitely use again if in the area.

Hello I’m Nigel and I live in Framlingham with my wife Fiona.
We both like to walk and cycle in the Suffolk countryside, enjoy the big skies and adore living in Suffolk, having moved from London in 2001. I have been a musician since I was very young playing guitar and harmonica and still do. I also like to cook, read and watch films. Fiona helps with the annex and is a busy Nutritional Therapist with a clinic in the town centre, alongside being the "Chief" Annex Inspector!
In 2005, we moved to central Framlingham, where I partially built and renovated our current house. The Annex was part of the development to create a separate place from the main house for guests and friends.
Why they chose this property
The property is 5 minutes walk from the centre of Framlingham which is a very pretty historically interesting market town with fine architecture and the ‘Castle on the Hill’, The Detectorist locations and George Clarks amazing homes and a Ruth Watson Italian restaurant the annex is a three minute walk from the centre, with many independent shops, pubs and restaurants.
Local pubs include The Station, The Crown, The Railway and The Castle. The Crown Hotel is the main hotel with bar in the town serving good luncheons and evening meals, good outside seating. The Station public house is a great gastro pub, the one to beat in the town.
Ruth Watson of the ‘Hotel Inspector” and Rob Walpole opened an excellent Italian restaurant a few years ago called Watson and Walpole. There is a very good deli, a variety of gift and clothes shops, a co-operative supermarket, petrol stations, library, hairdressers, pharmacy, cafes, bakery, estate agents and lot's more.
The nearest sea is at Sizewell which is only 25 minutes away - may not be your first thought to visit however has the amazing power station, great walks in either directions along the beach. A walk we do regularly is Sizewell to Thorpeness which is about 2 1/4 miles where we stop for breakfast and then walk back.
Southwold is about 40 minutes, Aldeburgh 30 minutes, Woodbridge 25 minutes, Dunwich 30 minutes - great pub called The Ship with a big garden and good food.
