The Space:
The cottage has access to an EV charger to charge your electric car on your own driveway.

- Bedroom 2: With either 2 single beds or combined as one kingsize bed.
Gas central heating, bed linen, towels, toiletries, tea/coffee, Wi-Fi and end clean included. Travel cot and highchair available on request.

Guest Access:
This prestigious detached cottage offers comfort and space a family or group of friends. With an elevated position within the pretty riverside village of Horning, and commanding views of the River Bure, yet just a short walk away from the riverside and restaurants and shops.
It provides a perfect spot to relax and enjoy the views of the River Bure. The property is well-equipped to provide home from home comforts. The conservatory has great views over the garden and the river. All bedrooms offer quality beds to ensure the best night’s sleep.
The Neighborhood:
Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is within a few minutes’ walk.
One of the best ways to explore this magnificent waterway is by boat. Daily boat hire and river trips are available from the village, with cruises up and down the Broads, where you can take in the beautiful scenery and abundance of wildlife. Held during the summer are several boat races and a week-long regatta where you can enjoy all the boating action from one of the many pubs or restaurants situated along the riverbank.
If you ’re a fishing enthusiast, be sure to bring your fishing rods as pike fishing is well-known to be very good between November and January when there is less activity on the water.
For those seeking an active holiday, the marina and leisure club welcomes visitors who wish to enjoy water sports and there are plenty of walks and cycle tracks that take you through the village into the surrounding countryside and nature reserve.
Children will enjoy BeWILDerwood, 1 mile, an outdoor tree top adventure park, or there is Wroxham Barns, 4.5 miles, and the Dinosaur Park at Lenwade, 18 miles.
Wroxham, 3.7 miles, is known as the ’Capital of the Broads’, with its selection of waterside cafés, restaurants and pubs.
It also has a railway station serving Norwich and the coast, and a station for the Bure Valley Railway, a miniature steam train running from the popular market town of Aylsham to Wroxham.
The coastline and excellent sandy beaches can be reached within 12 miles. Alternatively, spend a day exploring the city of Norwich, 11 miles, with its cathedral, museums, theatres and a vast array of cafés and shops.
National Trust properties, including Felbrigg Hall, Blickling Hall and Horsey Windpump, are all well worth a visit. Sailing and cycle hire available locally. Beach 12 miles. Shop, pub and restaurants 400 yards.
Other Things to Note:
The fully fenced part of garden is located on the backside of the cottage and has a 3ft high gate. This area can only be accessed from the outside.
The optional costs for the use of the hot tub of £25 per night are not included in the reservation (capped at £100 per stay). It is advisable to request hot tub at least 24hrs before arrival.
If required we offer the option to provide an extra foldable bed. The costs are £17 per night.
Early check-in and/or early check-out can be arranged for an additional fee of £25 (subject to availability).
To give you peace of mind and maintain our high standards, we offer two options to cover you against small unintentional damage at this property.
We offer the option to add a Damage Waiver for just £30 per stay that covers up to £300 in accidental damages during your stay. Alternatively, you may choose to pay a refundable Safety Deposit of £300. The hold on your payment method will be released within 7 working days after your check-out subject to no damages.
In case you travel with pets, please note that there is a pet fee applicable of £50 per pet per stay.

Great location, comfortable cottage, didnt use the hottub but didnt look very inviting, lot of wasps in the garden..would have been nice to have garden furniture rather than using the conservatory tables & chairs.otherwise well equipped had everything we needed.Enjoyed our stay & would look to return.Weather was great !
Perfect location, hot tub was a treat, especially as the weather was bad. The cupboards were bare, a few condiments would be good. Comfortable enough for a 3 night break.
Super quaint cottage with everything you need for your holiday in Norfolk county. Could not have picked a more picturesque site in The Broads with view of River Bure! Highly recommend.
Had a lovely 3 night break at this property. It’s nice and spacious with comfortable beds and extremely clean. Everything necessary for self catering is there and I would thoroughly recommend it. The shower has great water pressure too (this is important to me!) Within a stones throw of a couple of pubs which both have lovely gardens on the water and serve food all day. Jump in the car and the local area has plenty to offer too. We had our dog with us and he loved the walks - no need for a car as you’re just a few minutes from village to fields. As I said, I can thoroughly recommend Morea.

Appealing… but had problems
Horning is a great town to stay in and the property itself was fine. We did have issues with trying to communicate with the managers. Upon arrival there was a large dead probably a hawk outside the conservatory door. We reported this immediately as there has been an outbreak of avian flu in the district. Nothing was done about this until three days later! The front door is very tricky to open and gets stuck. Could not use alternate door due to dead bird. The coffee machine water well leaks. These have apparently been reported to management previously but left unfixed. There was no instructions on how to use the heating and our enquiry about this remains unanswered. All in all our stay was ok but could have been better. I probably would not recommend this property but do stay in Horning!

Unfortunately we can't receive any text messages sent to our landline, as such we were not aware of the message and unable to respond. Therefore we always suggest our guests just to reply to our messages as they will automatically get to the right person and trigger a swift response.
Regarding the heating, please note that we have a digital guidebook in which we have a property manual including some instruction videos.
Sorry about the coffee machine issue, this has been fixed now.
