The kitchen is fully equipped with a dishwasher, cooker, microwave a fridge with small freezer, there is a chest freezer in the games barn if needed., this cottage is nearly all on one level with 3 shallow steps inside and parking directly outside. it has Geothermal underfloor heating. It has a large shared lawn with its own patio and fire bowl. Set in the East Devon AONB, with stunning views of Coly Valley from every room, tennis court, games barn, fishing in small lake and river on farm. 15 minutes from heritage Jurassic Coast, Beer, Branscombe, Lyme Regis, Sidmouth beaches, brimming with history. Dorset, Somerset boarders only a short distance away. If you enjoy the bird life there are swallows, house martins, Owls, Woodpeckers to name but a few. Set on a family working dairy farm.

The Leat House offered us a very comfortable, restful getaway in a peaceful country setting. The nearby coastal villages are wonderful day trips. Judith was a very kind host, bringing in cream on arrival after a long and harried day of travel.
Super accommodation on a working dairy farm. Plenty of places to visit including the donkey sanctuary in Sidmouth and the best ice cream next to the Fort Cafe in Sidmouth - but watch out for the seagulls. They like the ice cream as well!
Beautiful setting with country views but close to seaside resorts. High standard well designed accomodation. Well equipped indoors and patio. Wide range of games including snooker tennis and ping pong. Thoroughly enjoyed our stay and hope to return soon either as family or group of friends. Very friendly and helpful hosts. Thankyou. Highly recommend.

We absolutely loved our stay at the leat house. The accommodation was immaculate and the surroundings were idyllic. We were extremely lucky with the weather and enjoyed many days at the local beaches and beauty spots. Due to the secluded location of the farm we felt safe ( Covid-19) and nowhere was too overcrowded.
Judith was a fantastic host and went above and beyond the call of duty when our car broke down-thank you!
We very much hope to return sometime soon.

We had the most amazing, peaceful and entertaining stay. The owner is so lovely, the cottage was immaculate and the views from the garden were breathtaking. All have a small fire pit to BBQ and the games barn was so much fun. Tennis rackets and balls are also available for the tennis court. It was perfect for the kids. Only a 15 min drive to some beautiful beaches.
We absolutely loved our stay and will be definitely be staying again. Thank you so much!

A beautiful cottage. All amenities catered for. Big garden next to us, view spectacular. Was not informed others may use garden, so beware if in bedroom. Difficult to find entrance to property. Lanes near property with large potholes, burst our tyre.
No phone signal. But use of wifi.
A very clean modern cottage, would recommend.

The large garden is advertised as being a shared garden. As regards signage we are looking to improve this without spoiling the hidden quiet aspect of the Court Yard. With regard to the pot holes it was reported on 12th January and we have been reminding them eversince and they are finally repairing today!!
This review is listed under Leat House, but we stayed in Wheel House which is very similar but much larger.
Communication with Judith was very quick and she was very helpful before, and during, our stay.
From the directions we received we found the property easily despite it being very late and very dark.
The house was spotless and warm and when we woke up the following morning we enjoyed the amazing views of the surrounding countryside.
Our little dog was very happy to explore the secure back garden. We were lucky that she had the run of the whole shared back garden as we were the only guests staying at the time.
The weather was amazing so we were able to explore the coastline from Exmouth up to Poole in Dorset. Many different beach walks were enjoyed.
As said before the house was spotless and warm with the underfloor heating. The wood burner was lovely on the frosty January evenings and we were able to buy extra logs from Judith when the ones supplied ran out.
I wouldn't hesitate to book either Wagon House, or Leat House, again. Thank you Judith for a wonderful January break.

The cottage is located in an amazing rural location with stunnig views over the picturesque countryside. It has all the facilities needed for a comfortable and relaxing week’s stay. The laid to grass gardens are well maintained and great to relax in with the dogs and a glass of wine or two in the setting sun. Easy drive to some great locations such as Beer village and the costal walkways. Also good access to local riverside walks across the various farmands via the numerous public pathways.

We have just returned from a fantastic relaxing week at the Leat House. The boys loved the tennis court, garden and games barn and the location was beautiful, very welcoming hosts. We were so lucky to have good weather.
Our family (with young adults /teens ) had a lovely time staying on the farm , the surroundings are so peaceful and the views stunning .
The Leat house lived up to our expectations, with plenty of space to relax . Our dog enjoyed the huge garden , we all enjoyed the games room , the tennis courts , and the twice daily entertainment of the cows walking past for milking !
Would definitely recommend!

We thoroughly enjoyed our stay at Farwood Barton during the 2nd week of July. The property is lovely, spacious and well equipped, and it was delightful to sit out on the patio gazing at the green hills surrounding the farm. Judith and Julian were great hosts, nothing was too much trouble. There are narrow roads to navigate to get and from the property but there are plenty of passing places. It is a working farm, which won't suit everyone, but we found it a refreshing change.
From start to finish this is an excellent place to stay. Great communication before arrival and during the stay. Nice touches like farm fresh milk and local apple juice.
Bed linen was especially nice and extremely comfortable beds. Large and easy to access rooms and patio with stunning views. Great kitchen and comfy sitting area. Strong WiFi. Plenty of games and DVD's.
Feels very remote and is blissfully peaceful but at the same time in easy reach lots of activities and visits.
We'll go back any time of the year.

We had a wonderful 5 day break in the beautiful east Devon countryside. The views from the cottage are gorgeous and you are only a short drive to all amenities and the coast. It is the perfect location to relax and unwind. The property is very well maintained as well as being clean, cosy and well equipped. The fact you are on a working dairy farm also adds to the experience! We enjoyed using the tennis court and our local walk (note there isn’t a pub to walk to but is just a short drive away). So many great places to visit within a 10 mile drive, there wasn’t enough time to fit it all in. The hosts were very responsive and helpful from booking through to departure. Would highly recommend.

Location is ideal for countryside and coast. Accommodation is comfortable with beautiful views from the patio. Enjoyed the cows going past on their ways to and from milking. Thanks to Judith.
We were very pleased with our stay at this working dairy farm in the Devon countryside. It is one of three properties together with their own courtyard. The property was clean, modern and well maintained. The kitchen was well supplied with plates, glasses, pots, utensils etc. The beds were comfortable. The bathrooms were spotless. Although the kitchen, dining and living area were open plan the underfloor heating meant we were very warm despite it being October. If anything we were too warm and turned all the thermostats down. So if you like to be in a clean, bright, warm, well maintained property with beautiful views of the countryside then this is the place for you.
A few points to be aware of, they did not concern us as they were part of the experience, and to us a positive. It is a working farm, which I'm sure children would enjoy seeing, but may not be for everyone. The Devon countryside has very narrow hedge lined roads which our satnav was determined to use. This was not a problem to my husband as an experienced driver and he did all the driving. If you are less confident then consult a map for the wider road routes in the area. Property is a short drive to Seaton, Beer and Branscome.
We hope to return to the property in a warmer month to make the most of the area.

Julian, myself and our family live here at Farwood Barton, Julian was born here, and I moved here when we got married. Julian runs the dairy herd and helps out with the holiday cottages. I run the holiday cottages and do the farm accounts. We live here with 190 dairy cows, calves in the Autumn, 2 cats Spoldge and Tinkerbell, a working dog called Jed who love catching the ball with the visitors!
Why they chose this property
Farwood Barton is a working grazing, dairy farm. The farm has been in the family for 3 generations, the original farm buildings in the Victorian Court Yard had got out of date for modern farming practices, they were crying out to be converted in to holiday lets. We converted them in 2009, we now enjoy having visitors staying with us sharing our beautiful location.
We as a family love living here in the countryside, we enjoy everything the countryside has to offer us, our livelihood, the quietness, our own space, the views, we still enjoy waking up every morning looking out to the wonderful view over the Coly Valley and beyond, summer or winter.
