An Authentic Tuscan Villa with Breath-taking Views and Rustic Charm

Escape to the heart of Tuscany and experience life as the locals do — at a slower, richer pace. Set within the small hillside village of Cicogna, near Terranuova Bracciolini, our historic villa offers guests a rustic yet warm and comfortable base to explore the surrounding region, with panoramic views over the Valdarno Valley and beyond.

Once a noble residence, this private villa retains its traditional character while offering all the modern comforts needed for a relaxed and memorable stay.

Spacious Accommodation – Ideal for Families & Groups
The villa’s main living space is located on the first floor, providing ample room for up to 10 guests. There are five generously sized bedrooms and three bathrooms, each with a shower, and one of them (the main house bathroom) also includes a bathtub — ideal for a relaxing soak after a day of exploring the countryside.

The kitchen and dining area includes a table for six and everything you need to prepare meals with fresh, local ingredients. The living room features an additional dining table with four seats, a comfortable sofa and lounge chairs, and a flat-screen TV for downtime indoors.

Outdoor Living with Panoramic Views
On the ground floor the large games room leads directly to the expansive sun-drenched terrace. Here, you’ll find a 5-meter above-ground circular pool — a refreshing retreat during the warm summer months and a big hit with children.

The terrace is the heart of outdoor living at the villa. Whether enjoying a long, leisurely lunch in the shade or an evening glass of wine watching the sunset over the valley, this space captures the essence of the Tuscan lifestyle. Outdoor furniture, umbrellas, and a charcoal BBQ are all provided to make al fresco dining and relaxing easy and enjoyable.

Authentic Village Life & Local Culture
Our villa is located in Cicogna, a small, peaceful village with one traditional shop offering essentials and local Tuscan produce. Just 5 minutes down the hill by car, Terranuova Bracciolini offers a full range of amenities including restaurants, cafés, supermarkets, and a weekly market.

While you're surrounded by nature, you’re never far from Tuscany’s cultural gems. The villa is perfectly situated for day trips to:

* Florence – 55 minutes
* Arezzo – 45 minutes
* Siena – 50 minutes
* Chianti region– nearby, ideal for wine lovers

For those arriving by train, Montevarchi station is a 12–15 minute drive away with direct connections to Florence, Rome and other major cities. The A1 motorway (Valdarno exit) is just 15 minutes away, making arrival and regional travel convenient.

Please note:
The owners have their own private apartment on the ground floor and may be in residence when you stay.

Central heating, if required, is not included and will be charged at cost.

The pool is open from May 15th to September 15th weather permitting.

Check-out: by 10:00

A €300 refundable security deposit is required before arrival and will be returned within 7 days of departure, provided the property is left in good order.

Local tourist tax is €1.50/pppn for the first 5 nights of your stay. This is collected in cash on arrival.

We divide our time between the UK and Italy, so if we’re in the area during your stay, we’d love to meet you and share our local tips — especially the hidden gems most visitors never find. If we’re not around, you’ll have contact details for our trusted housekeeper, and we’re always just a phone call or message away if you need us.

Our third stay and we love this place, our Italian home.

We have had three summers in the villa - this year for two weeks - and we love it and the ambience thar the owners bring to the visitors. Columb and Michelle are great hosts! We like the simplicity of the Villa, its old with real roots, it not being redone inside to something top-modern is something we really, really like - and come back for.

A perfect Tuscan getaway

Our family stayed here for a local wedding and enjoyed the charm of this quiet town and comfortable villa. The hosts were super responsive and welcoming, making sure we had everything we needed for a pleasant stay. Our toddler loved running around and swimming every day in the pool. The location is perfect to drive to nearby cities with parking provided. Would love to visit again!

Fabulous week.

Villa Cicogna gave us a very warm welcome and the rest of the week lived up to every expectation. Tuscany is beautiful, the views from the Villa are stunning, from the quiet, lazy village to the bustle of glorious Florence we enjoyed it all. Michelle and Columb are the perfect hosts, making sure that we were all comfortable and suggesting local must do . Thanks for a lovely relaxing stay. Fabulous villa with breathtaking views

We had a fantastic week here. The villa is spacious and comfortable and full of character with many period features, We particularly liked the upstairs terrace. Outside, the huge terrace with its breathtaking views over the countryside was very much appreciated by all. Our hosts, Michelle and Columb, went above and beyond to help us enjoy our stay - from bringing pastries to our door on our first morning to providing yoga mats! The village is great and the area quiet and picturesque but convenient for restaurants, supermarkets and some of the most iconic Tuscan cities. All in all, a near perfect week and a villa we would all wholeheartedly recommend.

Staying in an Italian Palazzo

I booked Villa Cicogna as a base for a group, we were driving around Tuscany visiting villas that we rent with my agency, and Villa Cicogna was ideally placed for us to get around the region, and to drive down into Umbria. I'd spoken to Michelle and Coulomb, the owners, and was struck by their love story and how they'd bought the house, but wasn't prepared for quite how imposing it is. At the end of the small village by the same name, Cicogna, the villa sits on impressive ramparts, once part of the village fortifications, that support an enormous terrace, and contain some magical old wine vats and cellars - ask the owners to show you around! The villa itself is both simple and grandiose in equal measure, with some old-fashioned furniture and fittings and a simple kitchen - but everything works. Large bedrooms with enormous windows look out over the countryside and in the evening fireflies dance among the cypress trees below the terrace.

Short but meaningful stay with Tuscan views and creature comforts

Visiting with family on a packed itinerary, really happy to find a beautiful villa in the Tuscan hills with great views that is still centrally located and (relatively) close to the A1 autostrada for easy access to Firenze, Chianti area, Sienna and to continue our journey southward to Rome. Cicogna off the Valdarno exit provides just that: just a short 15 minute drive up from the valley into the hills, Villa Cicogna is well positioned in a rustic hilltop village with gorgeous views overlooking the valley. Hosts Michelle and Columb were friendly and hospitable, providing a clean, well furnished and comfortable stay on the upper floors of their lovely villa equipped with plenty of rooms. Bathrooms (3) were clean, stocked with basic amenities, and plenty of towels. Rooms were all equipped with fans, beds were comfortable. There is an aboveground pool providing some much needed cooldown in the hot Tuscan summer. Long story short: would totally return here for another stay in the Valdarno area!

Our Story
How it all began — the short version.

Back in 2004, Michelle and her then 10-year-old daughter Lou were living their dream: a year exploring Europe. During their travels, they were lucky to meet Francesco from Tuscany Villas, who introduced them to Anna-Maria and Luigi at Fattoria Della Nave. Thanks to their warm hospitality, Michelle and Lou stayed for three unforgettable months in an apartment within the beautifully restored farmhouse, Fattoria Della Nave.

It was during this magical time that Columb and his two sons returned to Cicogna for a holiday—having been the very first guests the year before and absolutely falling in love with the area. Columb was already planning to buy a home in Italy, which naturally sparked Michelle’s curiosity and dreams.

And as fate would have it, that spark grew into something real. Today, we’re proud to share our own special corner of Tuscany—a charming villa just across the road from where this incredible journey began!
