If you’re looking for a memorable holiday or short break exploring the best of the Suffolk countryside and coastline, this impressive and spacious family holiday home in the pretty village of Great Glemham is sure to fit the bill. Interiors are beautiful, elegantly furnished and well-equipped for a family holiday or celebration at any time of the year with a gorgeous garden and a large new games room with table tennis, pool table, table football and air hockey.
Whether you’re a large family or a group of friends with children, there’s plenty of space for all twelve guests to congregate inside and out. The house features a spacious open-plan kitchen/dining/living room, a separate large TV room with a kids' play area and a large south-facing garden terrace with a BBQ, 12-seater table and lounge chairs to relax while watching the children play on the climbing frame, swings and paddling pool in the picturesque garden.
The Old Forge is ideally located on the outskirts of the pretty village of Great Glemham and only a 3 minute walk from the delightful village pub, The Crown Inn. It’s less than 20 minute drive to the picturesque seaside town of Aldeburgh, with its colourful houses, interesting shops and a wide array of restaurants, cafes and pubs, as well as the magical holiday village of Thorpeness, with its boating lake, beautiful beach and popular inn.
The charming seaside town of Southwold, with its quirky pier and beautiful sandy beach, as well as the upmarket neighbouring village of Walbserwick, are a 30 minute drive. The historic market towns of Framlingham, Saxmundham and Woodbridge are within a 15 minute drive and the rolling Suffolk countryside, ideal for walking and cycling, is on your doorstep (literally, as there is a public footpath leading from the back door!)
Please note that this is a well-loved second home that the owners are keen for others to enjoy so please respect the house, contents and enjoyment of future guests. Parties, balloons, confetti, glitter etc. are not welcomed.
SUMMARY OF BEDROOMS and BATHROOMS
On the ground floor, there is a spacious double bedroom and separate shower room / WC.
There are two 1st floor ‘wings’ with separate staircases (including stair gates).
The pink staircase, off the entrance hallway, leads to a large bedroom with a king-size bed and a second bedroom, ideal for kids, with 3 single beds plus a pull-out trundle bed (increasing the total number of guests to 13). The bedrooms share a family bathroom with a shower bath, wash basin and WC.
The blue staircase, off the open-plan living room, leads to an elegant double bedroom and another child-friendly bedroom with 3 single beds. These bedrooms also share another family bathroom with a shower bath, wash basin and WC.
There are plenty of drawers and hanging space for clothes in each bedroom and the three double / king bedrooms all include a hairdryer and DAB radio / Bluetooth speaker. There is also a travel cot for the little ones.
DOWNSTAIRS
ENTRANCE HALLWAY
You’re welcomed into a beautiful big entrance hall with plenty of space for all your coats and shoes and an armchair to relax after a long walk and tuck into one of the many books on the bookcase. A large cupboard under the stairs houses some essentials like an ironing board and 2 highchairs for the kids.
UTILITY ROOM
Off the entrance hall is a handy utility room with a washing machine, tumble dryer and sink. A separate exterior door leads to the public footpath and pavement down into the village.
KITCHEN / DINING / LIVING ROOM
The large, well-equipped kitchen, with views of the impressive neighbouring church, is perfect for cooking for lots of hungry mouths, with a double oven, hob, microwave, fridge-freezer and separate drinks fridge, as well as a dishwasher, Nespresso machine (standard size) and ample cupboard space for all your groceries.
A breakfast bar with 3 stools separates the kitchen from the large, 12-seater dining table and living area so the ‘chefs’ can socialise with the rest of the group while cooking.
The living room is flooded with light all day, has a wood burner for cosy nights and a 43” smart TV and Sonos sound system, with a 3-seater sofa and a couple of armchairs. Double doors lead out to the terrace and garden.
TV / FAMILY ROOM
This large, yet cosy room is perfect for unwinding with a film on the 55” smart TV (with access to multiple streaming platforms) and Sonos soundbar. The whole family can snuggle up across a 6-seater sofa, 3-seater sofa and armchair.
There is also a kids' play area with a large cupboard of toys and board games, as well as plenty of children’s books.
GAMES ROOM
The large double garage off the drive has recently been converted into a heated games room featuring table tennis, a pool table, air hockey and table football. It will be sure to keep the kids (and adults!) entertained for hours on rainy days.
OUTSIDE
The garden at The Old Forge is a tranquil haven, surrounded by farmland. The large terrace is drenched in sunlight from mid-morning to sunset, but the mature apple tree and electric awning provide welcome shade from the summer sun. A barrel BBQ is available and all the guests can be seated around the large outdoor dining table.
The kids will be kept entertained in the shady side of the garden by a climbing frame with swings and a slide, as well as a paddling pool, water slide and some outside games, which guests are free to set up. Meanwhile, the adults can relax with a drink and soak up some rays on the lounge chairs during the summer months.
There is allocated parking for 3 to 4 cars in the private driveway and an EV charger (£20 surcharge if required).
Please note that this is a well-loved holiday home with exceptional attention to detail and quality in fixtures, furnishings and fittings. Whilst they want you to have a memorable stay it is not a party house. Please be considerate and do not put bunting, balloons etc. up which will damage the walls, or scatter glitter etc. around the house and garden.
The house is not pet-friendly, however, the owners may allow a small/medium well-behaved dog to stay on the basis that it would not be allowed upstairs, on furniture and any mess in the garden would be cleaned up.
If you can tick all these boxes feel free to ask.
