Spacious and central 2 bed apt

Be welcome to stay at my centrally located 2-bedroom apartment just off Dublin's O'Connell Street on Middle Abbey Street. It is cosy and comfortable, modern and relaxed, with nice views of fine architecture across the street. You could not be any more central. The surrounding neighbourhood boasts many attractions, restaurants, clubs and bars, and all means of transport are within a few minutes walk.

* I would appreciate clear communication and travel details to prepare ahead of time when booking or at least a week in advance. Last minute, on-the-day messages are not helpful:


- Arrival time to Dublin City Centre.
- Would you like a place for bags? (from 11:15 only).
- Sleeping arrangements(explained below).
- Departure time(at 11:00 or before).
- I can try to accommodate bags for outgoing guests but cannot guarantee.
- Any special requests?

** So that you know, I can usually only accommodate bag drop-offs for incoming guests. For guests leaving later, I will try my best. Also, requests are simply requests. They are not guaranteed, but I will try my best. **

* The building is historic, so please be mindful of your neighbours below.

* This is a city centre apartment with city centre nightlife nearby. Do not expect total silence, especially on weekends.

* The apartment is on the second floor with no elevator. Be prepared for stairs. It also faces the street.

* This is a 2-bedroom apartment - not a 3-bedroom.

* Location is Middle Abbey Street - I only give this. Only confirmed guests will know on the day or before, depending on your arrival. If you want to know the exact distance from anything - I recommend an online search as I have supplied the street.

* Check-in is strictly from 16:00, and check-out is by 11:00 am.

* I share access details to the apartment building on the day or the night before - as I said above, it's good to know your arrival and departure times to determine the best means of access for you.

* Please read the amenities section on the listing to see what is inside the apartment for guests.

* I recommend that guests from outside of Ireland(excluding the UK) ensure they have adapters for their electronics. Some sockets in the apartment have USB ports.

HOW I WORK WITH SLEEPING ARRANGEMENTS:

- If two guests are staying here, only one bedroom will be prepared, and towels for two people will be supplied. If you need the second bedroom ready, please let me know.

- If you are a group of 3-4 guests. Then both bedrooms will be ready. If you don't let me know you need the sofa bed, the apartment will not be prepared for you. And I cannot guarantee I will be able to sort that out on the day if it happens.

- If you are a group of 5 - 6 guests. Bedrooms and sofa bed will be supplied.

* I do not prepare the sofa bed as it is in the living area, and guests may want to use this space at the beginning of their stay. So you need to prepare the sofa bed yourself. The sofa bed clothes are inside the grey sofa bed - please let me know if you need them(if your booking is for 4 Guests) as they will be provided only when your reservation is 5+.


* NO PARKING AT MY PROPERTY.

Parking nearby

1. Arnotts Car Park - Entrance on Prince's Street, Dublin 1, and the exit is opposite the apartment on Middle Abbey Street. €15.00 overnight.

2. Jervis Street Car Park/APCOA - I do not know the pricing - you need to do these things yourself as you pay per hour, and I will not know how long you wish to leave your car parked. I recommend you search online for more information on parking facilities within the Dublin 1 area.
