Set within the beautiful Cotswold Lakes, you’re surrounded by over 180 lakes, woodland trails and quiet village lanes. The landscape feels open, green and peaceful in every direction. It's the perfect space to be active and explore, ideal for cycling, paddle-boarding, or just walking and enjoying the abundant wildlife and fresh air.
South Cerney is only a few minutes away and is one of the area’s most established villages. Think traditional stone cottages, small, friendly shops, lovely pubs and delightful cafés. Tree-lined lanes and village greens all lead directly towards scenic lakeside routes, so nature’s nearby even when you’re shopping.
Cirencester is about 10-15 minutes by car and offers boutique shopping, restaurants, markets, and a rich sense of history. Kemble Station is also close, with direct trains into London, making this spot practical for quick weekend visits as well as longer stays.
𝗚𝗲𝘁𝘁𝗶𝗻𝗴 𝗔𝗿𝗼𝘂𝗻𝗱:
A car is ideal for exploring the surrounding villages and lakes. That said, Kemble Station (direct trains from London) is just 7 miles away, and the 51 bus runs from the end of the lane to Cirencester and Swindon. Once you arrive, walking and cycling are great ways to enjoy the peaceful landscape.
𝗢𝘁𝗵𝗲𝗿 𝗧𝗵𝗶𝗻𝗴𝘀 𝘁𝗼 𝗡𝗼𝘁𝗲:
The house is pet friendly. Two well-behaved dogs are welcome (£35 per dog). A travel cot and high chair are provided. Paddleboard hire is available on request, and decoration services can be arranged for special occasions.
Quiet hours run from 10:30PM to 8AM, and we ask guests to respect the peaceful setting: No parties, and no smoking indoors.
𝗜𝗻𝘁𝗲𝗿𝗮𝗰𝘁𝗶𝗼𝗻 𝗪𝗶𝘁𝗵 𝗚𝘂𝗲𝘀𝘁𝘀:
Everybody finds peace in a different way, and that’s how it should be. From the moment you book, you decide the pace, and we’ll be there to help you plan, and create moments that really matter. It’s that little extra layer of support we offer to make sure everything runs smoothly. Thoughtful service, that never gets in the way of a good moment.
Whether that means a slow morning with a fresh pot of tea and a long soak, or a day out exploring neighbourhoods and nature - we’ll guide you, so it all unfolds just the way you’ve pictured it.

We had a perfect weekend at this gorgeous lake house. It was so peaceful. Sitting in the hot tub with lake views was a real treat. The beds were super comfortable, the house had everything you needed and communication with owners throughout was excellent. I would definitely go back and stay for longer!

We had a wonderful time at the Mallard. Very cosy feel even though very spacious and modern. Having the water just outside our door, and the hot tub was fabulous. Definitely come again.

Short stay
We had a great short stay at the Mallard, it’s a great location and very relaxing. Everything we needed was there and readily available, the only thing we didn’t have there was more time! We left fully energised and we will definitely be looking to come back soon.

A great luxury home from home
The mallard is in an ideal location, tucked away in the Cotswolds and a relaxing place to get away too. The house is stunning and fitted out with all the mod cons you expect
The hot tub is a proper one and is lovely. The team are great and well informed. They do not impose but are on hand if you need them, there is plenty of space and privacy for 3 couple or a big family, an en-suite in every room is a big plus!

Second time to visit
This is our second visit to a lake-side stay at the Cotswold Water Park. As in the first visit, we enjoyed our stay immensely. The water birds are gorgeous and the lake is peaceful.
It comes with a fancy Nespresso Venturo coffee machine: bring extra pods if you are keen coffee addicts as they are not yet available in the local supermarkets! Though Amazon does a mean next day delivery :)

Fantastic multi generation stay !
We recently stayed in Watersedge - a beautiful lodge suited to those holidaying with someone with poor mobility issues - the downstairs bedroom with wet room was a godsend ! Fantastic lodge - well equipped and a beautiful location ! The only down side was that the access to the water was by launching yourself from the decking into lake- no ladder / steps which made it difficult ( but not impossible) for the older members of our family to access ! That’s said it didn’t stop us and a great time was had by all ! Will definitely recommend Watersedge and would go back again !

Wonderful
Booked Mallard Lodge with my two Sisters in Law after a recent Bereavement and feeling the need for a change of four walls!
It was perfect. The Lodge is beautifully and luxuriously equipped and gave us every comfort necessary for a wonderful three days. The setting spectacular and serene , the hot tub ( all prepared and ready for action) added another level to our relaxation,
Would recommend to anyone who wants relaxation, loves wildlife and wants a spot to allow them to explore our beautiful Cotswolds. Thank you Cotswold water Park and we will be back. Best regards, Penny

A nice cozy place to chill
We checked in late in the evening and it was raining, the surroundings were dark and not well-lit enough to locate our unit. We took some time to locate the unit.
When we got to our unit, the cabin was very petty and cozy welcoming my family. However, the thermoset took a long time to warm up, we wish that a better system to use.
The cabin size is great for our family of six. There are enough beds for the six of us and an ensuite for each room. However, there is a cut of time for the hot water and once your water tank is used up at night, there may not be hot water for a warm shower at night. overall, it is a nice resort to relax with family and friends.

perfect retreat
Our family recently had the pleasure of staying at Mallard lodge on the lake, and it was an absolutely perfect holiday retreat. From the moment we walked in, we were captivated by the unique and interesting interior design. Every corner of the lodge had something beautiful to look at, showcasing a delightful blend of art and nature-inspired decor.
The lodge is incredibly spacious, with many rooms and bathrooms that comfortably accommodated our large family. We especially appreciated the ground floor bedroom, which was perfect for my elderly parents, providing them easy access and comfort throughout our stay.
One of our favorite spots was the porch, offering a stunning view of the lake. It quickly became our go-to place for barbecues and relaxation, adding to the fun and enjoyment of our vacation. The boat ride offered by the lodge was nothing short of dreamlike, allowing us to fully immerse in the serene beauty of the lake.
Cooking was a breeze in the fully prepared kitchen, which came equipped with all the necessary cutlery, pots, and pans. Additionally, the laundry and ironing room was a convenient feature that made our stay even more comfortable.
Every member of our family, from young adults to old parents, had a fantastic time. The lodge provided everything we needed for a memorable and relaxing holiday. We highly recommend this lodge for anyone looking to enjoy a by the lake.
About the host
Hosted by Be.Here.
We're Be.Here. Stays, a boutique property management company that looks after a hand-picked collection of exceptional homes in the Cotswolds.
Every property in our portfolio has been personally selected, styled and maintained to a high standard, because we believe the space you stay in genuinely shapes the quality of your break. We're not a listing agency. We manage every home directly, which means consistent quality, attentive service and a team that genuinely loves what they do.
Beyond the homes themselves, we offer a guest concierge service to help make your stay truly effortless. Whether that's recommending the best local restaurants, arranging a private chef, organising activities or sourcing that little something extra to make a special occasion feel memorable. However much or little support you need, we're here for it.
Why they chose this property
The Cotswolds is famous for good reason: the rolling hills, the picture-perfect villages, the honey-coloured cottages that seem to deepen in colour by late afternoon.
What tends to surprise people is everything else. Cheltenham Jazz Festival pulls a line-up you'd expect from a much larger city, and the Royal International Air Tattoo at Fairford is one of the great spectacles of the British summer. Theatres, galleries, antique shops and the kind of coffee stops worth a detour are scattered across the region, often in places you wouldn't think to look.
Daylesford Organic started as a farmshop and has quietly become something closer to a country estate you can spend the day inside, spa included. The Bull at Charlbury does a Sunday roast worth planning the weekend around. Aynhoe Park, since Restoration Hardware took it on, is somewhere between a country house and an art installation. The Cotswold Lakes are a world of their own, lodges on the water, paddleboards waiting for you, room to explore and room to do nothing at all.
This is our neighbourhood. So whether you're after a dog-friendly weekend of long walks and pub fires, a five-star house with a hot tub overlooking a lake, or somewhere to base yourself for a festival weekend, welcome. We're here to help.
What makes this property unique
Be.Here. is a collection of homes built for the kind of short stay that actually feels like one. Each one is different in setting, character, and shape of weekend, but they share the same quiet instinct for what a good break needs.
Nothing is left to chance. We've stayed in enough short-let homes to know which details matter, and we build every Be.Here. home around the ones that do.
Because a short break should feel like a real one. Whether you're here on your own with a book, around a long table with friends, or somewhere in between, the home should disappear into the background and let the weekend happen. That's the art of a great stay.
