Tucked in the countryside near Upper Minety, the site feels off-grid in the best way, it's peaceful, private, and quiet. You’re surrounded by open skies, fields and fresh air, but still within a short drive of Malmesbury’s indie shops and historic charm, or the lakes for paddle boarding, wild swims and lazy pub lunches. Remote, but not removed. Hidden, but not hard to reach.
𝗚𝗲𝘁𝘁𝗶𝗻𝗴 𝗔𝗿𝗼𝘂𝗻𝗱:
Set within the beautiful Cotswold countryside, the setting feels peaceful, open and quietly off-grid. The landscape feels open, green and peaceful in every direction. It's the perfect space to be active and explore, ideal for cycling, trail-running, or just walking and enjoying the abundant wildlife and fresh air.
South Cerney is only a fifteen minute drive and is one of the area’s most established villages. Think traditional stone cottages, small, friendly shops, lovely pubs and delightful cafés. Tree-lined lanes and village greens all lead directly towards scenic lakeside routes, so nature’s nearby even when you’re shopping.
Malmesbury is about 15 minutes by car in the other direction and has an impressive Abbey that’s worth a visit, along with several other protected gardens and greens. Kemble Station isn’t much further, with direct trains into London, making this spot practical for quick weekend visits as well as longer stays.

The house is dog friendly. One well-behaved dog is welcome (£35 per dog). This is also an adult-only retreat, though babes-in-arms are welcome. Quiet hours run from 10pm to 8am, and we ask guests to respect the peaceful setting: No parties, and no smoking indoors. The property isn’t suitable for accessibility needs.

Everybody finds peace in a different way, and that’s how it should be. From the moment you book, you decide the pace, and we’ll be there to help you plan, and create moments that really matter. It’s that little extra layer of support we offer to make sure everything runs smoothly. Thoughtful service, that never gets in the way of a good moment.
Whether that means a slow morning with a fresh pot of tea and a long soak, or a day out exploring neighbourhoods and nature - we’ll guide you, so it all unfolds just the way you’ve pictured it.

Why they chose this property
The Cotswolds is famous for good reason: the rolling hills, the picture-perfect villages, the honey-coloured cottages that seem to deepen in colour by late afternoon.
What tends to surprise people is everything else. Cheltenham Jazz Festival pulls a line-up you'd expect from a much larger city, and the Royal International Air Tattoo at Fairford is one of the great spectacles of the British summer. Theatres, galleries, antique shops and the kind of coffee stops worth a detour are scattered across the region, often in places you wouldn't think to look.
Daylesford Organic started as a farmshop and has quietly become something closer to a country estate you can spend the day inside, spa included. The Bull at Charlbury does a Sunday roast worth planning the weekend around. Aynhoe Park, since Restoration Hardware took it on, is somewhere between a country house and an art installation. The Cotswold Lakes are a world of their own, lodges on the water, paddleboards waiting for you, room to explore and room to do nothing at all.
This is our neighbourhood. So whether you're after a dog-friendly weekend of long walks and pub fires, a five-star house with a hot tub overlooking a lake, or somewhere to base yourself for a festival weekend, welcome. We're here to help.
What makes this property unique
Be.Here. is a collection of homes built for the kind of short stay that actually feels like one. Each one is different in setting, character, and shape of weekend, but they share the same quiet instinct for what a good break needs.
Nothing is left to chance. We've stayed in enough short-let homes to know which details matter, and we build every Be.Here. home around the ones that do.
Because a short break should feel like a real one. Whether you're here on your own with a book, around a long table with friends, or somewhere in between, the home should disappear into the background and let the weekend happen. That's the art of a great stay.
