Outdoors and swimming pool
The villa has a beautiful outdoor area of ​​800 m2, completely fenced, largely paved and partly lawn, inside of which there is a comfortable tavern with large table, central fireplace and large kitchen equipped with barbecue, fireplace for pizzas, oven, burners, slicer and small bathroom, ideal for hosting the entire group. A few meters away, there is the beautiful swimming pool, purified with salt, with a hydromassage area in the round section with Roman steps, which measures 14x6m with a depth of 1.40m. The swimming pool can be heated so that it can also be used in mid-season.
The solarium area is furnished with umbrellas, sunbeds, a living area under the gazebo to enjoy moments of authentic relaxation, an area with table and side barbecue ideal for outdoor dinners. At guests' disposal, an external service bathroom with shower and changing room with sauna. Parking just outside the property gate.Interior
The main body has two entrances: on the rear side there is an access with no steps (convenient for people with reduced mobility and for easily reaching the pool area). On the front side, an entrance staircase leads to a porch furnished with sofas, ideal for relaxing and enjoying the surrounding landscape. From here, you enter the main hall of the villa, characterized by ceiling beams and a large fireplace. On the right side there is an elegant dining table with TV corner, a small but well-equipped kitchen. Between the kitchen and the living area, there is also a small service bathroom.
Also on the first floor, there are 2 large and elegant double bedrooms, 1 bathroom with shower.
The second floor is accessed via a beautiful solid wood staircase.
Here we find 2 double bedrooms both with private shower bathroom.
All rooms and the living room in the main building are equipped with air conditioning.
The apartment facing the pool is composed of a living area with sofas, kitchen and dining table, 1 double bedroom, 1 single bedroom with an extra single bed, 1 bathroom with shower. The air conditioning is located in the sleeping area between the 2 bedrooms.

Location
The villa is on a small valley to the right of the river Arno and is part of a large property. The surrounding area features fields, vineyards and woods. There are other homes and holiday homes in the area. It is a quiet location, accessible from a comfortable road with no steep sections.

Facilities
Villa la Palazzina is equipped with LPG heating, air conditioning, wifi internet connection, baby bed, high chair, alarm system, safe, mosquito nets in the rooms and outdoor system for insects ("Freezanz"), sauna, parking just outside the property gate.

Services
The price includes the supply of bathroom, bed, kitchen and pool towels (with weekly change), 1 midweek change of towels with bathroom cleaning, consumption of water, gas (but not heating, to be paid according to consumption) and electricity up to 250 kW/week (over 250 kWh to be paid according to consumption), internet connection, baby bed and high chair. Upon request, possibility of domestic help, cooking courses, dinners and babysitting.

Important information
The swimming pool is open from the 1st of May to the 30th of September.
The air conditioning is located in all the bedrooms and in the living room of the main building, while in the smaller apartment it is located in the sleeping area between the 2 bedrooms.Position and Distances
The villa is not far from the motorway and is the perfect starting point for visiting many interesting areas in Tuscany around Florence and the Chianti area. In Incisa Valdarno (with a motorway exit), just 5 km away, there is “The Mall”, a large outlet with many designer labels.
