Magnificent ocean views from every room! Privacy. Short walk to spectacular, sandy Philbin Beach entrance to the Gay Head Beach. This beach is not at all crowded, open only to people staying in our small town. You can freely take long strolls in both directions including under the Gay Head Cliffs. We have three acres with sweeping lawn to large natural pond: frogs, ducks, deer, natural water lilies, turtles, and an occasional otter are among the residents.
Lovely two-story home: Our house has upstairs and downstairs decks. Separate dining room seats six and fully equipped kitchen. On the first floor there is a bedroom with King bed and one bedroom with two Twins. Upstairs there is one bedroom with a Queen bed and one with two double futons; that room can also function as a family room. The house is post and beam construction with plaster walls. Three tiled full baths. One with a two person whirlpool tub, one with a tub/shower and one with a stand alone shower for easy access. Large walk-in outdoor shower. High-speed Comcast cable Wi-Fi, Air-conditioners.
Aquinnah Beaches: Philbin: Short walk from the house (eight minutes- toes in the water) to Gay Head Beach. Philbin Beach is the entrance, to a sandy beautiful ocean beach - just for the town residents of this tiny town. Gay Head Beach is one of the most beautiful beaches of the world, with amazing cliffs, splendid sand dunes and you can walk for miles in both directions. Walk from Philbin Beach to the Gay Head Cliffs, a national landmark.
The town of Aquinnah is a peaceful town with very little traffic. Bicycling is common on all the roads, especially along the views of our beaches. On the south shore the beach faces the Atlantic Ocean and Noman's Island. The North shore has wonderful beaches on the Vineyard Sound and Menemsha Pond.
Menemsha pond beach, at Lobsterville, is a five minute drive - a wonderful, all natural flat-water beach for children and swimmers.
West Basin Beach: Also five minutes away is the West Basin Beach on the Vineyard Sound, a long stretch of sand and dunes, overlooking the Elizabeth Islands.
Our property has wonderful privacy, no house is visible from ours. We have three acres, a sweeping lawn that leads down to our natural pond. Spectacular ocean views from downstairs and upstairs. You can enjoy the starlit sky at night and the sunrises and sunsets from the East and West.
Martha's Vineyard has an extraordinary number of long walking trails and nature preserves, golf courses, movie theaters, restaurants, book stores, beaches, and riding trails. There is every kind of swimming opportunity, kayaking, body surfing, surfing, biking, birding, fishing, and boating.

Exactly what we were looking for
The home is spacious with comfortable seating throughout. There isn’t a bad place to sit or lounge on the whole property. Within minutes you have walked from the house to Gay Head Beach for more breathtaking vistas.

Trully away from it all.
We had a very relaxing time at Kathleen's house. Wonderful views, ocean sounds, bicycling and The Black Dog Café. The house is very spacious, comfortable and has such peaceful atmosphere. The Bose radio and classical music station was an unexpected treat. We will be back.
We have been travelling to the Vineyard for many years and have stayed in several different locations, but this is truly our favorite. The setting is peaceful and quiet, with beautiful views of the ocean and deer grazing near the pond. Another benefit is being able to walk to Philbin Beach and have access to The Cliffs and Lobsterville Beach. The house was very comfortable and well appointed, and Kathleen was the perfect host! We highly recommend this property, especially if you want to experience the natural beauty and tranquility of the Island.

If there was a way of providing more stars to this review, there still would not be enough. If you are looking for the ultimate getaway to unplug, this is it. We loved the remote location that was close to the beach, in the middle of a nature wonderland, and filled with everything we needed to just hang out and read. The views from every room were breathtaking. Kathleen was a delight to work with. This is an amazing home.

We stayed for over a week at Kathleen's beautiful home in Aquinnah and we never wanted to leave! The views of the ocean from the home are breathtaking and hearing the crashing waves at night while watching the stars was our favorite night time habit before bed each evening. The property is stunning with beautiful birds everywhere, and magestic trees and a tranquil pond - sunrises and sunsets were magical here.
The house is super close to Phibin Beach - which we love and Kathleen allowed us beach passes which was great, and she had all we needed for the beach - chairs, towels, even coolers. The house was super charming and comfortable with all that we needed. We especially appreciated the outdoor shower and used that every evening after the beach. The bed was super comfortable and we had plenty of towels, pillows and blankets. The kitchen had all we needed to cook at home and all the bathrooms were very clean and tidy. Overall the house was easy and super comfortable and we loved all the games Kathleen had for us to use and she has the perfect table overlooking the pond to do a puzzle. We also loved we are not a far drive to Menemsha so we could get fresh local fish and lobster during our stay and of course walking the cliffs was lovely. The home is so quiet and peaceful with plenty of privacy so you feel like you are in your own little world on the island. Kathleen was wonderful to deal with and we promise to be back! Amazing trip!! This house offered all of the beauty that anyone could want from a stay up island. The beach was gorgeous and an easy walk, the upstairs rooms offered incredble views and the downstairs master suite was perfect for a family traveling with a napping toddler. My 6- and 4-year-old are already asking when we can go back, pretty sure the adults have the same question in mind. We did have to be very vigilant about tick checks after spending time in the grass, a small price to pay for the incredible natural beauty enjoyed. Thank you, Kathleen, for giving us a perfect home base for our vacation.
Perfect place to get away from it all. Loved hearing the ocean as we drifted off to sleep, and the birds as we awoke. Lots of little thoughtful extras reduce the stress of packing for a beach getaway. Had a great time clamming and eating the fruit of our labor; getting fresh fish for dinner in Menemsha; taking long walks on Philbin beach; and soaking in amazing views from the house.
This area on Martha's Vineyard is known for peace, solitude and
great beaches. The house certainly compliments all that and more. It is a wonderful property with everything you need for a great relaxing vacation. We could not have asked for more!

Retreat at the beach
The home is lovely; Cozy Vineyard style, modern appliances, well appointed kitchen, comfortable furniture and linens, quiet secluded up island location, beautiful views of the ocean. We watched the sunset from the living room every night. And enjoyed fresh seafood from the nearby Menemsha Fish Market.
The pictures don't convey how nice this property is. An easy walk to Philbin beach and the Gay Head cliffs. You can hear the waves from the house. We had a very relaxing week. The worst part of it all was leaving this retreat!
Kathleen, the owner, was attentive and very responsive to any of our questions. One of the nicest rental homes I've stayed in. I would definitely rent this home again.

Lovely, comfortable house in a breathtaking setting.
Loved it! Ocean and/or pond views from every room plus comfy furniture to loll & enjoy. We had weather of all kinds, and the house is so well built we were perfectly cozy even in the gale. Good kitchen, good wi-fi. Easy walk to the beach, beautiful drives into any of the charming towns. Truly a dream vacation.

Wonderful Getaway on Martha's Vineyard
We had a wonderful time this past week at this peaceful and secluded house in Aquinnah. The location couldn't have been better for a restful week. Fabulous ocean views from the house and just a short walk to a beautiful beach. The house is full of character and charm and has a great layout with an open kitchen, living room and dining room layout. The extra large master bedroom and bath is just down a step from the dining room/kitchen. It was only my husband, our dog and myself but the home felt cozy and very comfortable. Kathleen was super responsive with answers to questions and the house had everything we needed and more. We would absolutely rent there again on our next trip to Martha's Vineyard!

Peaceful get-away in lovely home!
This is the perfect home to relax and have your stresses melt away. The pictures don't do the home justice. Very clean, updated, comfortable. It is located well off the main road and offers complete privacy with plenty of lawn space and beautiful views of the ocean and pond. We enjoyed seeing all the wildlife and hearing the frogs at night. We all commented every morning how great we slept. So peaceful!
Philbin beach takes less than 10 minutes to walk to - and Lobsterville beach (dog friendly) is less than a 10 minute drive. Since this is the quieter side of the island, you practically have the beaches to yourselves. You can also walk to the lighthouse, cliffs, and the Aquinnah shops.
Kathleen is very attentive and so thoughtful (reminded us to get our ferry tickets back in January, left us the most delicious box of Chilmark chocolates to enjoy) and pays attention to detail. She truly wants you to enjoy your stay. We downloaded the Homeaway app where she put all the home details, so we had access right from our phone.
We highly recommend it and look forward to renting here again. This time, we will make sure we bring home a box of those crazy good Chilmark chocolates!

Magical home!
Our stay at the Cameron home was absolutely wonderful. The views are incredible, the walks to the ocean and the lighthouse and the cliffs were fantastic. The property is so quiet and peaceful that every last bit of tension drained out of us by the second day. A family of deer visited every morning, the bunny rabbits visited throughout the day, and birds everywhere. Truly magical!

My husband and I live on the island in Chilmark. I am a retired art teacher. I taught in the Chilmark School and the West Tisbury School. My husband and son run Parry Windows and Doors, in Chilmark. We raised our son and daughter on Martha's Vineyard. We live about 8 miles from the house.
Why they chose this property

This property is very close to the Atlantic Ocean and the water views from every room are amazing. We have three acres and that offers a wonderful sense of privacy. I inherited the land with a small summer cottage from my parents, who bought it back in 1963. While the property was very inexpensive when they bought it, we realized that with the ocean views it was incredibly special and so well worth rebuilding it and creating a two story year round home. The location is just amazing: the view of the ocean is wonderful. The house is right near one of the most beautiful, Atlantic Ocean beaches anywhere, Philbin. It is a 7-8 minute walk from the house, toes in the water. The historical landmark, Gay Head Cliffs and Light House are just to the right and you can walk for miles in either direction; to the left are magnificent sand dunes. There is no development along this beach, only nature. One of my favorite aspects of our beach is the perfect gradual entrance into the water. It is not too steep and still it doesn't take forever to get in. I have always felt that this beach has the best swimming/surf on the island. The ocean stays warm enough to swim well into the fall. Aquinnah has wonderful beaches on the Vineyard Sound side as well; passes are left at the house for walk-on to Philbin and parking at those North Shore beaches and also parking at the top of the Gay Head Cliffs. all the Fall and Spring walks along all those beaches, and our walking trails, are especially memorable.
What makes this property unique
While the house is a well heated year round house with cable TV and wifi, it always feels like a beach house - the bedrooms have painted wooden floors, perfect for bare feet. You can see the waves, hear the sea and feel the ocean breeze. The large mahogany windows were designed to take advantage of the views from every location, upstairs and downstairs. They look out toward the ocean and across the expansive lawn toward our natural pond. The house is sunny, cheerful and comfortable. It has two decks, upstairs and downstairs, 3 bedrooms and a family room that can convert with privacy into another bedroom. With our pond nearby the birding is amazing as the islands are on a migration path and our own pond attracts many species of birds as well as ducks, otters, turtles... Aquinnah is so natural that birds find wild vineyard grapes and every kind of berry to feast upon. We try to keep binoculars and birding books and a feeder at the house. We are at the end of the little road on three acres, so there is a wonderful sense of privacy. Walking the short distance from our house to the ocean is just a wonderful experience.
