Tucked along the unspoilt shores of Fleet Bay, within the private grounds of High Point Beach House, The Boat House offers a luxurious yet relaxed escape by the sea. With direct access to Sandgreen’s private beach, just 100 metres away, guests can wake to the sound of the waves and enjoy sweeping views across the bay and rolling Galloway hills.

A Space Designed for Serenity

Thoughtfully created to offer both privacy and panoramic sea views, The Boat House is a haven for those seeking peace, comfort, and understated elegance.

Step through the double glass doors into a light-filled open-plan living space, where coastal charm meets contemporary comfort. The fully equipped kitchen features high-quality appliances — including a Neff oven and hob, fridge, freezer, dishwasher, microwave, air fryer, and Tassimo coffee machine — with a welcome basket of local treats awaiting your arrival.

The inviting lounge area includes a smart TV and Dimplex electric fire, creating a warm glow on cooler evenings. A compact dining table offers the perfect spot for leisurely breakfasts indoors, while a second outdoor setting invites al fresco dining against the backdrop of the bay.

On the ground floor, you’ll also find a cloakroom with W.C., washbasin, washing machine, and tumble dryer for added convenience.

Upstairs, the bright and airy bedroom offers a restful retreat beneath the eaves, complete with Velux windows ideal for stargazing. Drift off in a super king-size bed dressed with crisp cotton sheets, a goose-down duvet, and soft cotton dressing gowns. The en-suite bathroom features a shower-over-bath, heated towel rail, and thick, luxurious towels.

Private Outdoor Living

The southwest-facing deck, enclosed with a glass balustrade, captures sunlight throughout the day and offers breathtaking views over the bay — a perfect spot for morning coffee or an evening glass of wine as the sun sets.

You’ll also have a private patio with comfortable outdoor seating and a Weber BBQ, ideal for lazy afternoons and relaxed seaside suppers.

Beach Life & Adventures

Guests enjoy direct access to Sandgreen’s private beach, as well as use of paddleboards and kayaks for exploring the bay.
• Life jackets are provided and must be worn at all times.
• Please request kayak setup when booking so everything is ready for your arrival.
• A hose is provided for rinsing equipment at the end of your stay.

After a day on the sand, make use of the outdoor shower room (beneath the main house balcony) — perfect for washing off salt and sand, and yes, dogs are welcome to enjoy a warm rinse too!
