Upper Rocklands is a beautifully remodelled upper conversion of a Victorian beachfront house, completed in 2021 and set right on the sand with uninterrupted views of the sea and dunes. With all rooms on the first floor and an internal staircase from the private ground-floor entrance, it feels like a peaceful coastal retreat in the treetops, while still giving you direct access to the beach via a private path. There’s private parking for one car and Wi-Fi throughout, making it ideal for couples, families or friends looking for a relaxing East Neuk escape.
Inside, the reception hall leads through to a fabulous traditional lounge where a bay window frames those showstopping beach and sea views. A new log burner set into the original fireplace, comfortable sofa, armchairs, inbuilt window seat, Smart TV and soft lighting make this a cosy, characterful place to unwind after a day on the shore or exploring nearby villages.
The newly repositioned kitchen/dining area also sits to the front to maximise the outlook, with a luxury fully fitted kitchen, central island and a dining table for six – perfect for lazy breakfasts or long evening meals with the tide as your backdrop. Sleeping arrangements are flexible and comfortable: the master bedroom is now set to the rear, overlooking the garden and driveway, with a super-king bed, wardrobe, dressing table and bedside lamps. A twin front bedroom enjoys more fabulous sea views, while a second twin to the rear offers a quiet spot to retreat.
A family bathroom with bath and shower attachment, basin and WC, plus a separate shower room with enclosure, basin and WC, keep things easy for sharing groups. Outside, a pathway to the right of the entrance door leads through a gate straight to the dunes and beach, so you can be on the sand within minutes for morning walks, sea swims or sunset strolls.
