Fabulous secluded beach and heated swimming pool in one of the most desired locations around PV. It is about 5 miles from downtown and the Malecon with an easy drive, a quick inexpensive taxi or take the bus that stops right outside the condo.

This is a beautiful property. We enjoyed the view and the long, uncrowded beach. The large pool is a delight for swimming laps or hanging out. Condo unit is spacious. Carollina was welcoming and responsive.

Great property and location

We had a great stay - enjoyed the condo and the overall complex. The beach is very accessible and sandy bottomed. Overall great and we would definitely consider staying again in the future.

Would stay again in a heartbeat!

Everything about the condo was even better than stated. Communication was excellent. We were attending a wedding at a villa near Mismaloya and the location was perfect for us. Easy taxi or Uber ride to the hustle and bustle of PVR and wedding activities, but nice to return to the beautiful condo and pool for relaxation and calm.

Great location if you like to be at a quieter beach with excellent snorkeling right around the rocks - lobster, rays, at least 12 different kinds of fish - parrot, angel, puffer and more. Whales seen off the balcony am and pm - watch when boats gather and you will see them out there. Loved the infinity pool and the onsite restaurant was perfect and inexpensive! Only open until 3pm and closed holidays and Tuesdays. Just plan ahead and order in advance if you have a large party. The locals that gather more towards the north end also have fish and shrimp cooked right there and we had that a few times - even cheaper but delicious. Fresh coconuts as well. The property manager Carolina was fantastic at answering questions quickly. Keep in mind Uber eats does not deliver to the punta negra region so you want to stop and get groceries on your way in from the airport and one of the nights going into PV plan to get groceries and Uber back. Uber for rides is excellent and reliable here. We took the bus to Mismaloya and walked to the water area and hired a panga (water taxi) to take us to Los Arcos - 5 of us one hour 1300 pesos. We brought our own water and snorkel gear. They had life jackets for us. You can book a tour but that will be closer to 44 U.S. per person. The another day we took the bus south to Boca and did the coast hike to Playa Animalas and loved that. We loved this place - plenty of space and comfortable and views were amazing!

Great condo

All others reviews are accurate- clean, lots of space, ocean view, great beach. Do know that you are 15 minutes by car, taxi or bus from town. Can order food until 3:00 from on site restaurant- the condo building is very well maintained.

Tranquil in Palmares

Relaxing and enjoyable. Very clean. Requires bus/uber for eating. One restaurant close for dinner about 800 feet away. Beach stretch is limited for the long walks. Saw whales everyday. Easy bus ride to town or Mismaloya. Uber to grocery store for supplies. The onsite restaurant was great for drinks and lunch.

Superb apartment, clean with great ocean view

Huge apartment, clean, great view, comfortable beds. Very good privacy from other units, and great sound isolation. Building is very safe and well-maintained. Building has low-key restaurant service at the pool with very good food quality. Beach access is easy, and beach is great for body surfing. Twice weekly cleaning was very thorough and much appreciated. You can't go wrong staying here.

Marvellous property right on the beach. Great views from the three balconies. Saw whales in the mornings right from the living room balcony. Well equipped condo, dishes, pots, glasses,cutlery, ice maker in fridge etc. etc. Very nice bedrooms with en-suites, and good water pressure for the showers. Was very quiet and relaxing. Great heated pool with a pool side restaurant which we frequented almost daily. Friendly and hard working staff. Would return in a heartbeat. Owner and management very attentive to our needs.

I’m a Beach Bum now!

Wow! This condo gives you everything you need for a very pleasant beach stay. As the complex is self contained pretty much, with beach access to a nearly private beach, a pool, hot tub, kiddie pool and beach side restaurant (breakfast/lunch), your private balcony overlooking beach sunsets and crashing waves- you are set! We walked to a local restaurant several nights and got take out another one (Canto Palmares); the sunsets were so engaging. Not that we were too sedentary as we took 2 tours, one in the Zona Romantica and one off into hills to see a historic village. I love this area and would certainly return. With 3 bedrooms, 4 baths, a good kitchen, living room, dining room and balcony, we were able to relax and do group activities or just do our own thing. Wonderful!

Family vacation

The condo was beautiful! Ocean waves were amazing to listen to, especially at night. The location is a bit secluded from restaurants which was ideally ok as there was a restaurant on the property. However, this restaurant was open not at times that were posted, which left us scrounging at meal times or having to go into the city more often than planned. There was supposed to be a grocery store that would deliver, but I had a difficult time registering. The hot tub was a "warm" tub and the staff were not accommodating, asking us to leave the pool area before closing. If the restaurant was more consistent and the hot tub hot, I would absolutely return. I thank the owner for making the accommodations seamless to organize.

Clean, Quiet and Beautiful

My family stayed at Michael's property for a week. It was a perfect place for 4 kids. The condo has plenty of room with each kid having their own bed, which was real plus. We even worked out round trip transportation to and from the airport with Hector the property manager, that included a grocery stop. The view from the condo is as good as the pictures show, keep the sliding doors open and enjoy a wonderful ocean breeze! And enjoy the sounds of the crashing waves all day and night! The pool is great and right next to the beach with a secure entrance. We spent equal time swimming in the pool and playing in the ocean. The ocean we felt was very safe so we did lots of swimming and playing in the sand. The Palapa restaurant next door is only for guests was fabulous. The food is very affordable and extremely delicious. They even had hamburgers for the picky eaters in our family. They serve breakfast and lunch. You can eat right there looking out at the ocean or they will deliver to your room. Unfortunately they were not open on our last full day because the chef was a no show. Make sure you stock up on groceries as there isn't a grocery store very close. I used Uber a number of times to make a quick trek to Oxxo, basically a 7-11 to get things like bread and eggs and milk. When we ventured out as a family we took the city bus. Only 10 pesos per person and you can pretty much get to wherever you want to go. We spent a day in a water taxi in Boca de Tomatlan checking out some other beaches further south, then did some snorkling at Los Arcos. We then paid for the water taxi to bring us back to the beach right in front of our place. On the way back we were hoping to see some whales but we were treated to a couple of giant manta rays swimming around our boat. What a great way to end our adventure on the water. Thanks for a great trip, hopefully after the world gets back to normal we will be back! Tim and Family

Really enjoyed our stay, and perfect family vacation. Michael was an excellent host, and the property was as advertised. Right on quiet beach and an excellent pool overlooking beach. Wonderful little restaurant right on property for breakfast and lunch. Priced extremely reasonable. Easy to get a Uber or cab to town but not place to buy provisions nearby if needed in walking distance. Small but only negative would be the extreme firmness of all the beds. Hard to get a sleep in for some on such a hard surface for everyone in my family.

Beach as a backyard

The condo had an amazing view of the beach from all three balconies. There was plenty of room in the condo for relaxing. The kitchen was well equipped for cooking - which we had to do since the cafe on the property was closed (chef had COVID). Nice big pool. Nice neighbors. Great staff. Took a while to get the hot water to the showers - but we were advised ahead of time. Cool showers in hot weather were ok after all.

South Shore Star

The condo was perfect for three couples. All three bedrooms had their own bathroom, with an extra bathroom off the main living area. The condo was clean, cool and comfortable. The decor was tasteful and the furniture comfortable. No need for air conditioning (although there is AC). We could leave the windows open and enjoy the sound of the ocean. The view from the deck was spectacular and we enjoyed watching the sunset from there every night. The kitchen was well equipped. We prepared most of our meals there. The pool area was very enjoyable and well-maintained. We never had to compete for a lounge chair. We walked on the beach, which was not busy, several times a day. We took the bus into Old Town several times. The bus stop is close to the condo. Cabs are also readily available. We also took the bus to Mismaloya and to Boca. Super easy and interesting to visit. We chartered a boat out of Mismaloya and did some snorkelling. We also did the hike to the beaches out of Boca: a good day trip. All in all, a very good stay at Los Palmares. We would definitely come back.

Holiday Getaway

The property is beautiful. The view of the ocean is absolutely amazing. The property is secure and we felt very safe. Every time I walked into the lobby or our condo it took my breathe away. The view of the ocean was so wonderful. We had the doors to the balconies open the whole time we were there. The ocean breeze and sounds made our vacation wonderful. The condo unit had almost everything we needed. We really liked having a washer and dryer and appreciated the amount of towels that were available to us. We are a family of five (3 adult children) and the condo was very spacious and there was enough room for everyone. We enjoyed the main balcony in the morning for coffee and whale watching and at night for playing games. We went into Old Town most evenings. Ubers were easy and very cheap. We also enjoyed the restuarant just a short walk south on th ocean. We had lunch there several times. The only thing that was missing from the condo that would have been very helpful would be beach chairs. We just used towels on the beach but a chair would have been nice. I would also suggest a list of local restuarants to make the selection easier. There are so many great places to eat and enjoy. Both the owner and property manager were easy to contact and were very responsive. We would definitely stay at this condo when we visit again.

Seaside comfort

The condo apartment is comfortable, large, and well appointed and maintained. It's easy to settle in and think it is your second home, by the sea. The private restaurant under the palapa was a convenience and serves delicious breakfasts and lunches at modest prices.
