The main entrance sits on a quite sloping approach and opens into a bright, beautifully appointed open-plan area with comfortable lounge seating, a dining space, a modern, fully equipped kitchen, and a guest WC. Two large doors lead out to a spectacular front balcony furnished for relaxation, offering unmatched vistas of the sea and the idyllic bay down below.

A marble staircase descends from the entrance level to the lower floor, where you’ll find a double bedroom with en-suite shower/WC, along with two additional double bedrooms that share a spacious family bathroom with bathtub. A utility room is conveniently located between them. All three bedrooms open onto a front balcony, ensuring uninterrupted enjoyment of the magnificent sunrise and sweeping coastal panorama.

Next to the entrance, an external staircase leads down to the independent lower-ground-floor annex—a self-contained studio-style apartment featuring a double bed, a small sitting area with coffee table, a modern separate shower/WC, and a lovely balcony positioned just above the pool terrace. Continuing down the external steps, you reach the pool terrace, where the villa’s charming swimming pool invites you to soak up the sun while overlooking the open sea and the lively yet lower bay of Ipsos.
