PLEASE NOTE: There is an additional $35 fee per guest per night after four guests. We do this in order to offer fair rates for larger parties and couples instead of higher flat rates.

A great master bedroom with a King bed, private bathroom and TV

A second bedroom has 2 luxurious Queen beds, closet, dresser and TV

Central bathroom located in the hallway, with large tile shower.

We also have an extremely comfortable Queen fold-out bed in the sofa in the Living Room with a TV.

*PLEASE NOTE: Netflix is the only service we offer at this time on all 3 televisions. There is no cable/satellite service*

The kitchen is fully functional with new appliances including Keurig coffee maker with complimentary coffee, creamer pods and sweetener. The kitchen, dining and living area have an open concept, beautifully fresh and inviting for any occasion.

A cozy outdoor seating area with hot tub, chiminea, string lights, cornhole and privacy fence.

2 car garage.

Superb Comfort

These are the best beds we’ve ever experienced at a rental home! Maybe even better than our very own. We also loved how spacious the bedrooms, kitchen and backyard were. This place was just perfect for our stay over the Christmas holiday.

Great little bungalow

We really enjoyed our trip to Fredericksburg & staying at 40 winks was a large part of that. It’s a cute little house w/ a garage & hot tub available for use. It was clean & cute. The hosts were very quick to respond with questions we had. The bed was comfortable. Which always matters to us. I would definitely recommend this property for your stay!

Absolutely Amazing

Absolutely the best house to stay at. House was spotless and very clean. Beds were very comfortable. Hot Tub was incredibly. We walked to Main Street several times. Will definitely stay here again. ❤️❤️❤️
