Beach front 4 bedroom, 4 1/2 bath custom home. The Swell Life features sweeping ocean views from every room. This nearly 3,000 square foot home is designed as the perfect family getaway. The first floor contains the master suite with king size bed, a family bunkroom for six with two full and two twin trundle beds, a seating area and an ocean front screened in porch leading to a beach walkover. The second floor is built for entertaining and includes an open floor plan that combines kitchen, dining, and living room. The gourmet kitchen include large Thermodor gas range, stainless steel refrigerator, separate dedicated icemaker, wine cooler, large quartz island with bar stools, custom cabinets. The dining room features a large table and both bench seating and chairs. The living room is perched in the center of the action and includes the latest in audio-visual entertainment in addition to gorgeous views of the beach action. Third bedroom is located off 2nd floor living area with queen bed.

The top floor has one king bedroom and a bonus room with a queen bed. The roof top deck features both a covered area and a sun deck to catch some rays. In addition, the third floor features as a wet bar with beverage station. The house features a central stereo, alarm, elevator with stops on all three floors and has the perfect location a block from Bert's Market and three short blocks from Center Street. Elevator is an amenity for guest convenience only, NOT ADA compliant. This gem was built in 2017 and designed by Folly architect Alan Kinter and and features top quality finishes throughout.

Home is strictly non-smoking and not pet friendly. Must be 25 years of age to rent. No parties/events allowed that exceed the maximum occupancy of the home.

Fist time to Folly

Disappointed in the cleanliness of the furnishing. Living area, bar stools, patio furniture very stained. Communication and check in were great and location excellent. Had a few issues during our stay that we dealt with and will let the local rental agency know

Great.Beach.House

Premium location walkable to Center Street and the Pier. Immaculate condition and furnishings. Well stocked kitchen with ample place settings and a variety of cooking utensils and pans including a crab pot and plates for kids. Bedroom and bathroom layout conducive to groups. Off street parking for several vehicles which is necessity on weekends or high season. Wide, immaculate beach at the end of the private dune walkway. Top Marks all around.

Dream beach front home

We had an amazing stay at this beautiful property. The location is amazing with a private walk straight out to the beach to take in a beautiful sunrise. The home was well equipped with all the kitchen necessities needed to make our stay amazing. We stayed at this property over the new year and got to experience New Year's Eve Foley Beach style with the iconic flip flop drop! When we arrived, we were greeted with sweet New Year's welcome hats and necklaces to help us celebrate. This property is also just a short drive away to downtown Charleston where you can visit historical sites and try lots of delicious food. We definitely recommend this property if you have a larger family and would love the opportunity to stay again.

Best of Folly

This house has the best vibe. The views from every room are outstanding and very peaceful. We saw dolphins and fish and enjoyed the lovely surf. Every room is well-appointed—even the kids' room is light and airy. The home is well-maintained and thoughtfully designed. Worth every single penny!

As Advertised

This property is exactly as advertised. Beautiful house right on the beach and only a 5 minute walk to the bars/restaurants on Folly Beach. The communication was also outstanding with the property manager. One thing to note, normally with rentals like this, the pictures look beautiful and staging looks like it is out of a magazine, then you go to sit on the couch or sleep and everything is beyond uncomfortable. Not with this place. The beds and linens were hotel grade. The furniture was all very comfortable to our surprise. I would highly recommend staying here if you are looking for a place on the water and close to Charleston.

Last minute get away

We typically do 4-6 VRBO trips a year with family and friends. This was a last minute trip to Folly Beach with my sister and our husbands. This house was one of the best decorated and well stocked of the many homes we have stayed in. My sister and I wanted to duplicate everything and take it home! It was in the PERFECT location on the beach and was very clean and enjoyable. Thank you for sharing your home with us :)

Absolutely Spectacular

Our extended family had an absolutely spectacular time at this gorgeous home! The house is beautiful, and the living is really spread across 4 floors. The beach level isn't featured in the listing, but has a terrific setup with a grill, oversized picnic tables and relaxing chairs as well as a spacious outdoor shower. There are also outlets for an electric golf cart to charge. There is a lawn that was perfect for Corn Hole and we enjoyed this outdoor space. The next level is actually the first level of the home and features the Master Bedroom with walk in closet and ensuite bath. The bunk room is also on this level with 4 beds (2 of which are trundles) and a 3/4 bath. There is also a screened in porch on this level as well as access to the boardwalk to the beach. The next floor is the main floor of the home and features a large, very well stocked kitchen, a dining area that easily seats 10 (plus 4 at the kitchen counter), the family room and a queen bedroom and a 3/4 bath.. Lastly, the top floor features 2 lovely bedrooms, an entertaining bar area with a beverage fridge, a 3/4 bath and a 1/2 bath. The jewel is the huge deck on this floor that provided stunning views and the super comfortable lounge furniture - wow! The communication with the host was timely, proactive and their follow up was great. Unfortunately, the elevator broke down just before our check in, but they were able to get the repair service out on our 3rd day and got it fixed and running. The grill was also out of propane, but they had someone over quickly with a new tank. Our only disappointment was that the Master Bedroom only had a queen bed, despite having plenty of room for a King. In a house of this size and cost, a King bed is really to be expected. The boardwalk is fabulous and takes you right to the beach. There are 2 different seating areas on it, which allowed for conversation areas and terrific viewing of the sunrise each morning. There is also a shower right on the boardwalk to clean off sand before you get to the house. One of the best suprises was the location of this property, which is just 3 blocks from the center of town. Easy walk into town, and a gorgeous stretch of beach that was not at all crowded (be warned - some areas of Folly Beach have very little beach room - this spot is perfect). You cannot go wrong renting this amazing property! Thank you Swell Life Team for a vacation setting of a lifetime!

Best view ever!

The Swell Life House is an amazing property! The house has everything you need to have a great vacation! The short stroll in to town was wonderful. The views of the sunrise and sunsets are fantastic! It was perfect for our large family. We will return.

Girls Trip to Charleston

Perfectly appointed property. As a group of college friends we were looking for a space at the beach with a really open concept where we could be cooking and talking and playing games - this was perfect. The kitchen was huge and very well stocked. It had a nice big table where we had meals, played games, etc. Plenty of bedrooms and bathrooms - all brand new. Comfortable beds too! It was so convenient to the beach where we took a nice walk every day. If it had been warmer we would have taken more advantage of the deck!!

First Class in Folly Beach

Extremely well-appointed home on the beach. Every room has a view of the ocean. The beds were comfortable and we had rooms and full baths for each couple on our party. My only complaint is that there is no outdoor deck off of the kitchen & living area. To use a deck you either go to the rooftop deck or down to the ground floor. Other than that it was a perfect house for us and we would rent it again if we return to Folly Beach.

Fantastic place for a party of 8

This property was fantastic. Great amenities, great views, short walk to town & Berts, private beach access, off-street parking for at least 3 cars, clean and almost everything functioning well (except the elevator, but we at least got a head's up about it). Very spacious and easily accommodated our party of 8. TVs in every bedroom. Rooftop deck was great morning, noon and night. Wifi/Internet strength wasn't the greatest, but that's OK for a beach vacation. Highly recommend this property.

So much potential but beds are terrible + all of our reported issues need to be addressed ASAP

Overall, we enjoyed our stay only because of: time with family, the incredible views and the convenience of having the wonderful boardwalk with the rinse off- that was all spectacular. However, I would really suggest blocking time off from renting for this house so that all of the issues that are being avoided can be properly addressed: The overwhelming smell (of what I can only describe as putrid/stale urine) coming from the main master closet on level 1, the mold/mildew accumulation on the bathroom ceilings on level 3, the water leak coming out of the kitchen oven hood, and the loud continual thud coming from the elevator. The absolutely disgusting smell in the master closet on the main level was too much to bear. We could hardly sleep at night because of it but were afraid to leave the door shut for too long or all of our things would be covered (they are). There is a separate locked closet inside of the closet- not sure if that’s where the smell is coming from, but it definitely needs to be tracked down and addressed ASAP. The mold/mildew and leaks in the ceilings of the bathrooms upstairs is pretty glaring. Not only does it look bad, but having dirty water drip-drop on your head while using the toilet is pretty gross. And whatever made water randomly gush out of the kitchen oven hood (a place no water should be and was probably why it didn’t work properly- smoke alarms went off every time we used it and the light function didn’t work) needs to be sourced and addressed immediately. No idea what’s wrong with the elevator but about every 30 mins or so it would make a huge loud thud/mechanical sound. Kept waking the light sleepers in the house all night. The technician that was sent out to”fix our issues” looked at them, said he would file a report and left claiming he fixed the bathroom lock- he didn’t. Other things I always note in reviews were comfort items and beds. We searched every room and closet on arrival and couldn’t find but ONE extra blanket in the whole house. We had family from ages 6-69 in the house and when asked about their beds no one had a good bed to report. Highly suggest this home invest in upgraded mattresses because a good nights sleep and make or break a stay and the mattresses in this home, unfortunately, are terrible (I slept on the floor because it was better than our bed). Sadly, first house in 13+ years I wouldn’t stay in again or recommend unless all issues are properly addressed.

Wonderful location

This home is truly in a wonderful spot. First of all there is nothing better than waking up to the gorgeous water view. No matter what room guests are sleeping in they will all wake up to the same beauty. This home is also a short walk to town. My nephews enjoyed heading into town for a quick snack, some ice cream or to browse the shops. We booked some sightseeing in the Charleston area as well. It was a very easy drive and only about 20 minutes or so. When staying at this home guests are able to experience it all, the beach, the quaint beach town and the fabulous city of Charleston. The swell life will allow you to do it all and see it all if you choose. We all had a wonderful time at this perfectly located home!

Beautiful beachfront home.

We had some unforeseen circumstances and only part of our group was able to make the trip so it was a bit bittersweet when the house was even better than we had anticipated. Those of us who were able to make it loved the house! The amenities were wonderful and it was so nice to be able to wake up to the ocean and not have to worry about parking or hauling all of our gear. The credit from Vay-K Gear was well worth it as well. Not having to pack all our beach chairs and umbrellas into the car was so nice. The two small downsides were that the internet was a bit slow and as my husband and I both had to do some work while we were there, we ended up having to hotspot our phones and use LTE. The other is that the main floor (where the living room and kitchen are) doesn’t have blinds and since the beach requires all lights to be off in the evening for the hatching turtles to be able to make it to the ocean, there isn’t really a place to gather after 10pm. Otherwise, we loved our stay and will definitely be back!

Five star. Walking distance to all of town. Your own section of beach. Roof top patio. 👍🏼

The house is spectacular. Enough room for all but also with enough tv’s for individual preferences. Everything is as good as it looks in the pictures. No surprises. Would definitely come back.
